I saw a banner saying that econsave hypermarket will be build at Banda Baru Sungei Wang at Sungai Udang. Anyone knows about this?

Melaka Bakal Miliki Litar Go-kart Terpanjang Di Asia

MELAKA, 3 Mac (Bernama) -- Melaka bakal menjadi antara pusat sukan permotoran terbaik di Asia apabila projek pembinaan sebuah litar go-kart bernilai RM9.9 juta di Ayer Keroh siap Ogos depan.

Ketua Menteri, Datuk Seri Mohd Ali Rustam berkata pembinaan litar sepanjang 1.6 kilometer dan selebar 10 meter itu akan dilengkapi dengan galeri orang kenamaan, bilik media, bilik perubatan, bilik keselamatan, ruang persalinan dan pejabat.

Yang turut disediakan di kawasan litar seluas 11 hektar itu ialah restoran dan kira-kira 450 tapak meletak kederaan, katanya kepada pemberita selepas melancarkan projek litar tersebut.

"Untuk keselesaan pengunjung, sebuah tasik buatan yang turut berfungsi sebagai kolam tadahan turut dibina untuk mewujudkan suasana persekitaran ekosistem yang nyaman bagi menyeimbangkan penghasilan haba di kawasan litar," katanya.

Majlis Bandaraya Melaka Bersejarah telah dilantik sebagai agensi pelaksana projek manakala Shomecha Sdn Bhd dilantik sebagai kontraktor utama.

izzit hyper or supermart? i think its supermart rite coz it is written pasaraya econsave instead of pasaraya besar econsave on the banner

MRCB bina marina di Sungai Melaka

PEMBANGUNAN BARU: Mohd Ali merasmikan majlis pecah tanah projek pembinaan marina di muara Sungai Melaka sambil diperhatikan Shahril Ridza (dua dari kanan).

MALAYSIAN Resources Corporation Bhd (MRCB), antara pemaju terkemuka sektor pembinaan infrastruktur dan hartanah bandar, akan membina sebuah marina di Muara Sungai Melaka membabitkan kos kira-kira RM24.3 juta.

Marina berkenaan yang pertama seumpamanya di Melaka, dibina anak syarikat MRCB iaitu MRCB Engineering Sdn Bhd (MESB) di tapak seluas empat hektar di tepi Taman Laksamana berhampiran pusat bandar raya Melaka Bandaraya Bersejarah.

Pengarah Urusan Kumpulan MRCB, Shahril Ridza Ridzuan, berkata pembinaan projek itu yang dijangka mengambil masa 11 bulan, bakal dilengkapi kemudahan berlabuh 40 kapal mewah pada satu masa.

Katanya, turut dibina ialah sebuah bangunan setingkat, loji rawatan kapal, "dry stacking" untuk kapal, kelab kapal layar dan sistem penahan ombak.

Beliau berkata, ruang meletak kapal terbabit akan menggunakan teknologi pontun baru daripada sebuah syarikat terkenal di Australia yang mampu bertahan lama, selain tidak mencemarkan persekitaran pantai dan laut di kawasan terbabit.

"Bangunan setingkat ini pula akan menempatkan ruang pejabat bagi kegunaan Jabatan Imigresen, Jabatan Kastam dan Jabatan Laut Semenanjung," katanya pada majlis pecah tanah projek berkenaan oleh Ketua Menteri Melaka, Datuk Seri Mohd Ali Rustam di muara Sungai Melaka.

Sementara itu, Mohd Ali mengalu-alukan pembinaan marina itu dan berharap ia akan dapat membantu mengembangkan lagi industri pelancongan di Melaka, terutama bagi membawa lebih ramai pelancong berkualiti pasa masa depan.

Katanya, tahun lalu, enam juta pelancong melawat Melaka dengan menjana pendapatan kira-kira RM3.5 bilion dan jumlah dijangka meningkat kepada lebih RM4 bilion pada 2010 yang menyaksikan kedatangan lebih lapan juta pelancong.

"Pembinaan marina ini tepat pada masanya ketika Melaka sedang menuju ke arah sebuah negeri maju dan menjadi tumpuan pelancong dari dalam dan luar negeri pada 2010," katanya.

Perkampungan ikan bakar di Kuala Sungai Baru

ALOR GAJAH - Melaka bakal mempunyai satu lagi tarikan istimewa khususnya di kalangan penggemar makanan laut dengan terbinanya sebuah lagi perkampungan ikan bakar terapung di Kuala Sungai Baru di sini.

Penduduk tempatan yang menyambut baik pembinaan perkampungan ikan bakar terapung itu kini bagai tidak sabar menanti perkampungan itu beroperasi.

Seorang penduduk, Hafizah Saprey, 35, berkata, pembinaan perkampungan itu mampu menarik lebih ramai pelancong ke kawasan berkenaan.

"Sekarang ini, kalau sebut Kuala Sungai Baru, tidak ramai yang kenal kerana ia merupakan kawasan pedalaman.

"Tapi apabila perkampungan ikan bakar terapung siap kelak, saya percaya semua orang kenal Kuala Sungai Baru sebagai salah satu tempat terkenal untuk makan ikan bakar," katanya kepada KOSMO! selepas majlis pecah tanah perkampungan ikan bakar terapung di sini semalam.

Majlis pecah tanah medan ikan bakar terapung itu dirasmikan oleh Ketua Menteri, Datuk Seri Mohd. Ali Rustam semalam.

Ia merupakan medan ikan bakar terapung kedua di Melaka selepas Perkampungan Ikan Bakar Terapung (PIBT) di Umbai, dibina dengan kos berjumlah RM7 juta dan dijangka memulakan operasi pada Julai ini.

Bagi Norhisham Jantan, 38, perkampungan ikan bakar terapung itu juga bakal memberi peluang pekerjaan kepada penduduk setempat.

"Penduduk setempat tidak lagi perlu bekerja jauh di bandar sebaliknya boleh bekerja di restoran di perkampungan ikan bakar terapung itu," katanya.

Menurutnya, penduduk juga boleh mengambil kesempatan dengan kehadiran pelancong untuk berniaga secara kecil-kecilan pelbagai produk makanan mahupun kraf tangan di situ.

Sementara itu, seorang nelayan tempatan, Mansor Kasim, 45, berkata, kewujudan perkampungan ikan bakar terapung dapat menambah sumber pendapatan para nelayan.

"Nelayan boleh menjual hasil tangkapan kepada restoran dengan harga yang lebih baik," katanya.

3 Mar 2008: Corporate: Banking on Melaka's Aerorail

The announcement last week that Melaka would be getting its own urban mass transit system in the form of an Aerorail grabbed headlines in the local papers. However, the news that the RM1.8 billion project would be entirely financed and managed privately raised eyebrows among the investment community.
Given the chequered history of privately run public transport projects in the country, the question on everybody's lips was no surprise: Would this project be financially viable?
It should be noted that public transport infrastructure projects are usually never done for profit. Rather, they are built to serve the people, hence, most are undertaken by the government.
However, Pyramid Express Sdn Bhd managing director Datuk Lim Sue Beng says Aerorail would be viable.
"It is true that it is hard to make a profit from public transport. That is why any profits we get from the Aerorail will be used to cover operational costs, which is about RM600,000 per month.
"Rather our profit is expected to come from the hotels and leasing of advertising space," he tells The Edge on the sidelines of the groundbreaking ceremony for the first Aerorail Hotel and Station in Ayer Keroh.
To recap, last week it was announced that Pyramid Express would be spending RM1.8 billion on the 18.4km Aerorail, which would start from near the Ayer Keroh toll and end at the Mahkota Medical Centre in Bandar Hilir.
It will be carried out in two phases, the first stretching 9.6km with seven stations, while the second will be 8.8 km long with three stations.
According to Lim, the project will be financed on 70% borrowings and 30% equity basis. The second phase would be built upon the full repayment of phase one, which is expected to cost RM1 billion.
"As for funding, we are now in talks with a few people. We are looking to tap into a few property funds. There is definitely interest, especially when you consider our projected IRR (internal rate of return) is 19%," he says.
It should be noted that the total project cost would not only include the actual Aerorail system but also hotels at each of the 10 designated stations. The government's only role in the project will be to allocate existing council car parking sites for the stations on a 99-year lease to Pyramid Express for a nominal value.
According to analysts, the projected IRR looks on the high side for such a project.
"My main question is whether there will be enough volume of users to sustain the Aerorail. Although Melaka is a tourist destination, to be frank, it is not as popular a destination as Langkawi or Bali," says a construction analyst.
Using a back-of-the-hand calculation and assuming an interest rate of about 7%, Pyramid Express will have to fork out RM49 million in order to pay back just the interest on the loan taken for the first phase.
"But the interest rate on loans will vary, depending ultimately on the cash flow of the company and, of course, its level of risk," says the analyst.
However Lim is optimistic that the venture would be profitable.
"Let me give you a scenario. We are assuming that we will be able to generate around RM200,000 in revenue each from advertising space and retail rental per station, which works out to RM48 million per year," he says.
Lim is also confident that the hotels will be able to achieve around 70% occupancy. According to reports, Melaka is targeting to welcome some 6.8 million tourists this year and eight million by 2010.
The 10 hotels are expected to cost about RM500 million; however, Lim is aiming to keep operational costs low.
"Also, since all the hotels are linked, I will have economies of scale on my side. Certain day-to-day operations, such as laundry, can be done at one location and then using the Aerorail, be dispatched to each hotel," Lim explains.
Although initial plans have indicated that the prospective four-star hotels will be identical, each boasting 250 rooms, Lim says he would like to vary it a little.
"Maybe I would like to scale up or down for certain hotels. For example, the hotel near the Multimedia University could be constructed into dorm-style accommodations that the students could rent," he says.
The hotels will be managed by Leisure Group Hotels & Resorts Sdn Bhd, which manages the Dynasty Hotel Kuala Lumpur and Empress Hotel Sepang, among others. Both hotels are part of listed Gula Perak Bhd, where Lim is executive director.
Construction is due to start in six months subject to regulatory approval and the first phase is expected to be up and running within four years.
Although there have been rumours that Melaka was considering its own mini-monorail, it was thought that it would come only after the Penang Monorail and the proposed Johor Monorail had been settled.
According to Lim, the Aerorail is a much cheaper alternative to the monorail.
"For the first phase of the project, the cost is about US$18 million (RM57.5 million) per km, while for monorail it is about US$25 million per km," he says.
According to reports, the Penang Monorail project is expected to be worth between RM1.2 billion and RM1.5 billion. Kuala Lumpur's Kelana Jaya Line and Ampang-Sri Petaling Line LRT (light rail transit) lines originally cost around RM4.5 billion and RM3.4 billion respectively.
Technical and project management for the Aerorail will be provided by Pinggiran Pelangi Sdn Bhd, the local agent of US-based Aerobus International Inc.
If successful, the Aerorail system would prove the first of its kind in Malaysia and in Southeast Asia. However, this is not the first time Aerorail technology has made its way to our shores.
According to Aerobus International's website, about 20 years ago, Vevey Engineering Works Ltd of Switzerland — which held the patent and technology for the Aerobus — was commissioned to design and install a seven mile system in Kuala Lumpur.
"However, financing for the Kuala Lumpur Aerobus collapsed, leaving Vevey on the verge of building its own demonstration facility as part of product development effort. The extensive design and marketing costs and the losses incurred after the Malaysian project was cancelled forced Vevey out of the business," states Aerobus International, which eventually bought over the technology.
At the moment, Aerobus is constructing one of its systems in Weihai, China. According to the website, the Aerobus system has been installed internationally in numerous locations including Germany, Switzerland and Canada

Bangunan kerajaan RM208 juta dibina di MITC

MELAKA 5 Mac - Sebuah bangunan yang akan menempatkan pejabat-pejabat kerajaan Persekutuan di negeri ini akan dibina di kawasan Pusat Dagangan Antarabangsa Melaka (MITC), melibatkan kos bernilai RM208 juta.
Bangunan setinggi 21 tingkat dan dijangka siap pada November tahun depan itu bakal menjadi satu lagi mercu tanda kawasan MITC yang terletak di dalam kawasan pentadbiran baru Hang Tuah Jaya, di Ayer Keroh di sini.
Ketua Menteri, Datuk Seri Mohd. Ali Rustam berkata, apabila siap kelak ia akan menempatkan 24 jabatan kerajaan Persekutuan antaranya Pusat Khidmat Kontraktor, Jabatan Alam Sekitar, Jabatan Akauntan Negara dan lain-lain.
"Selepas ini semua pejabat di Wisma Persekutuan di Jalan Hang Tuah akan dipindahkan ke sini dan bangunan itu akan dijadikan kampus kota bagi institusi pengajian tinggi. Proses penyerahan bangunan itu kepada kerajaan negeri atau IPT itu akan dilaksanakan segera," katanya.
Beliau berkata demikian ketika berucap pada majlis perasmian kerja-kerja pembinaan Bangunan Gunasama Persekutuan Melaka Tengah, di MITC Ayer Keroh, di sini hari ini.
Turut hadir Pengerusi Jawatankuasa Kerja Raya dan Kemudahan Awam negeri, Datuk Md. Yunos Husin.
Mohd. Ali berkata, dengan adanya pejabat tersebut, kesemua jabatan kerajaan Persekutuan berkaitan akan diletakkan di bawah satu bumbung sekali gus memudahkan dan mempercepatkan urusan orang ramai.
Beliau berkata, setakat ini negeri Melaka sudah mempunyai Kompleks Kementerian Keselamatan Dalam Negeri juga di Ayer Keroh, yang menempatkan pelbagai agensi berkaitan dengan kementerian tersebut.
Pembinaan blok pejabat di kawasan seluas 6.53 hektar mencerminkan kerjasama yang erat antara kerajaan negeri dan Persekutuan di kawasan Hang Tuah Jaya ini yang boleh diumpamakan mini Putrajaya.

MELAKA 7 Mac – Melaka bakal memiliki monorel dua platform bernilai RM15 juta yang akan dibina sepanjang Sungai Melaka bermula dari Jambatan Hang Jebat, sejauh 1.6 kilometer.
Ketua Menteri, Datuk Seri Mohd. Ali Rustam yang mengumumkan pembinaan projek itu berkata, ia dijangka siap dalam tempoh setahun.

Impian jadi kenyataan
SISTEM MONOREL DILANCAR
PENGKALAN RAMA, 7 Mac - Hasrat Melaka untuk memperkenalkan perkhidmatan monorel di negeri ini akhirnya menjadi kenyataan, apabila projek monorel yang bakal dibina di tebing Sungai Melaka telah disempurnakan perasmiannya, hari ini.

Ketua Menteri, Datuk Seri Mohd Ali Rustam telah menyempurnakan perasmian projek monorel berkenaan, yang bakal menghubungkan Taman Rempah, berhampiran Jambatan Hang Jebat di sini, dengan Jambatan Hang Tuah.

Selain monerel, Mohd Ali turut merasmikan projek roller coaster, juga merupakan yang pertama di Melaka, yang akan dibina berhampiran dengan Stesen Tuah di Jalan Hang Tuah di sini. Satu lagi tarikan yang akan turut dibina berhampiran stesen ini adalah 'glider' (flying fox).

Bercakap kepada pemberita selepas upacara perasmian, Mohd Ali berkata, usaha membangunkan ketiga-tiga projek ini adalah merupakan satu usaha kerajaan untuk menarik lebih ramai pengunjung, terutamanya keluarga, ke negeri Melaka.

Katanya, ketiga-tiga tarikan ini bakal menyediakan kemudahan rekreasi yang bertemakan keluarga bagi membolehkan lebih banyak riadah yang membabitkan keluarga diadakan di negeri ini.

"Pembangunan ini adalah merupakan nilai tambah kepada projek pengindahan Sungai Melaka yang telah kita jalankan selama ini. Ia adalah merupakan ala Disneyland di Melaka.

"Dengan terbinanya kemudahan ini, serta banyak lagi pembangunan yang sedang dirancang, saya percaya hasrat Melaka untuk menarik seramai 13 juta pelancong ke negeri ini menjelang tahun 2020 akan menjadi kenyataan," tambahnya.

Turut hadir di majlis perasmian tersebut termasuklah isteri Ketua Menteri, Datin Seri Asmah Abdul Rahman; Setiausaha Kerajaan Negeri, Datuk Wira Ismail Salleh; Datuk Bandar Majlis Bandaraya Melaka Bersejarah (MBMB), Yusof Jantan; serta para jemputan yang lain.

Landasan monorel sepanjang 1.6km itu akan menghubung dua buah stesen iaitu Stesen Jebat di Taman Rempah dan Stesen Tuah berhampiran Eye On Melaka. Setiap stesen berkeluasan 2,500 kaki persegi dan akan dibina pada ketinggian kira-kira 7.2 meter.

Gerabak monorel boleh memuatkan seramai 80 penumpang pada satu-satu masa dan ianya akan bergerak pada kelajuan kira-kira 12km sejam.

Sementara itu, bagi roller coaster pula, ianya akan dibina setinggi kira-kira 33 kaki dengan landasan sepanjang 1,100 kaki. Selain roller coaster dan glider, pelbagai kemudahan seperti tandas, surau, kiosk serta dataran terbuka akan turut dibangunkan bagi memastikan keselesaan pengunjung.

Menurut Mohd Ali, perkhidmatan monorel ini merupakan satu projek pelancongan dan ianya berbeza dengan projek aerorel yang bakal menghubungkan Ayer Keroh dengan Bandaraya Melaka.

Katanya, ketiga-tiga projek ini bernilai hampir RM28 juta dan ianya akan dibiayai bersama oleh MBMB dan Kumpulan Melaka Bhd (KMB), dengan Agibs Engineering and Construction sebagai kontraktor reka dan bina.
"Projek ini dijangka dapat disiapkan dalam masa setahun.

Inilah antara pembangunan yang telah kita janjikan untuk Melaka kerana dengan terbinanya semua ini, termasuklah Sungai Melaka yang semakin indah dan bersih, ianya akan dapat menjadi sumber pendapatan untuk semua rakyat Melaka.

"Ini secara tidak langsung akan dapat menyumbang ke arah meningkatkan lagi taraf kehidupan rakyat Melaka selain mewujudkan persekitaran yang selesa dan kondusif untuk kehidupan," tambah beliau.
