DLF plans luxury malls in Hyderabad, Chennai

Real estate developer DLF Ltd that currently operates luxury mall -- DLF Emporio -- in the Capital is considering to start similar projects in other big cities, including Hyderabad and Chennai, that are seeing traction for high-end brands.

"DLF Emporio has already broken even and is doing very well in terms of revenue generation. It is a very viable business," Singh said, although she declined to divulge the amount, developer invested on the mall.

According to her, the mall is currently operating at a conversion rate of about 70 per cent. Some of the brands in DLF Emporio include Giorgio Armani, Salvatore Ferragamo, Louis Vuitton, Cartier, Fendi, Dior, Just Cavali, Aigner, Tods, Tiffany’s, Burberry and Hugo Boss, along with some leading Indian designers.

"Even Chandigarh has good potential for selling luxury goods, but we are not sure whether it would be right to open another mall there due to its proximity to Delhi," she added.

Cities like Bangalore and Mumbai already have luxury malls such as the UB City and Galleria, respectively and entering there is a much lesser attractive option.

If experts are to be believed, there is a dearth appropriate retail space in India that is keeping many luxury brands away from the country.

"There is a serious need to have more retail spaces for luxury brands to expand or enter India," AT Kearney Principal Neelesh Hundekari.

According to a CII-A T Kearney report, India's luxury market, which is small compared to global standards, is likely to grow three times and touch $14.7 billion by 2015.

Cinemax India plans to add 30-35 screens in 6-8 months!!!

In an interview with CNBC-TV18, Sunil Punjabi, CEO, Cinemax India, spoke about the latest happenings in his company and sector.

Q: You have launched a slate of multiplexes in tier-II and tier-III cities in the past couple of months or weeks, etc. Can you then just tell us what sort of average ticket prices (ATPs) you are working with and what sort of occupancies do you expect and have seen already?

A: Just to answer your first question from an expansion perspective, we are growing into tier-II and tier-III towns. Focus for us as an organization has been looking at markets which are high on cinema consumption, cities like Malegaon and Amravati. Malegaon traditionally had a very strong cinema going population with the population mix that side.

We are getting into locations like Hyderabad, like we already have one multiplex in Hyderabad, we are adding another two in that space itself. Also, we are adding a couple of them, one in Delhi to start off with soon and another one in Raipur. So, from a growth perspective, we are focusing more into markets where traditionally cinema consumption has been fairly high.

In terms of the key performance parameters, like ATP, the ATP is fairly stable at the Rs 137 at the ticket price level and that’s how we have seen. Though the movies that we were expecting to really kick that, that has yet happened for this year. This quarter as well we saw very good Diwali weekend, but beyond that, the sustenance has been fairly low. Going forward, we are seeing at least couple of large releases like Tees Maar Khan coming in I think the numbers will then show up soon.

Q: So could you tell us little more about how many going forward are you all looking to add in terms of screen multiplexes, any number that you all are working with?

A: Currently, in the next six-eight months, we are looking at a number of around 30-35 screens to be added. We have taken handovers of all of them and they are into various stages of development. So, around 30-35 in the next six-eight months is where we are targeting immediately.

Q: Apart from that, the other focus for the company was also to develop some sort of gaming along with where you already have your theater facilities. So what's the kind of investment, have you outlined? Any more of development of gaming centers?

A: We have taken handovers almost another two-three gaming centers itself one being in Delhi and other being in Bangalore. So, the focus has always there, we have seen that being complimentary to the existing business that we are currently running and so that focuses continue to be around that side.

Q: Your occupancies were around 23% in Q2 FY11 and that was pretty much flattish, but you had really good releases in early half of Q3 FY11. What sort of occupancies in particular are you working with and be could possibly expect for the second half of the year?

A: For Q3 at least we are looking at good 4% to 5% point jump there in terms of occupancies. But Q4 traditionally has been the weakest quarters. But, yes, Q3 we are definitely looking almost 4% to 5% points higher occupancies.

Q: Can you just update us with your property at Ghatkopar? How exactly is that panning out? Is it still closed and would it be permanently closed? What is your capex plan particularly for tier-I cities?

A: The Ghatkopar property is already operational. I think there is some confusion on that side, but we are up and running. That location is in fact doing well. It’s heart of where the residential population is and we have started seeing that property now shape up also in the last couple of months. So, that property is doing well. In fact tier-I our focus has been into, we are potentially looking at a multiplex coming in Malad in Mindspace. That we have taken handover of Hyderabad, Pune, Delhi. Delhi, we are hopefully, we are almost in 70% to 80% developments which is completed, so we will see that as well as Bangalore. Bangalore we have taken one handover and we will soon, in a week or in a couple of weeks, we will take the second handover as well. So, focus has been into tier A as well pretty strongly.
Does anyone know where this 2 cinemax multiplexes are coming in Hyderabad????

Regarding bigbazaar familycenter

Can anybody give me a update on bigbazaar family center near kacheguda
I heard that big cinemas are setting up multiplexes

last month when i saw ,it was almost competed

The construction is almost over... its in final stages... The Big cinemas (5 screens) & big bazaar may open by the end of this month or early January ...
Sadly the Big bazaar which is present at Abids currently is going to shut down & all its operations will be shifted to new one at Kacheguda....

About the malls in Hyderabad. The one at Kacheguda has been completed and inauguration had been done by Actor Nagarjuna, Actress Sneha Ullal and Richa Gangopadhyay. I am copy pasting the link here which leads to the start of operations of the mall and some other fellow user posted all operations in the abids center are being shut down and transferred to this one. This mall has come up where the old Maheshwari and Parameshwari had been.

It is refereed to the site Ragalahari which has the photoshoot of this event. I also beleive the multiplex will be open later on. There is also a bonsai mall open in Himayathnagar which is Brand Factory

^ I dont know if this organisation has done any research or something but if they want to promote it internationally May 15-29 is one of the worst times of the year one can choose.. October-Nov would have been ideal.

Not sure of your perspective on the Oct-Nov dates. My guess is you are considering hot summer weather?

On the flip-side, May is summer vacation time which does attract maximum tourists including from abroad. Considering this is a organized sector and setup indoors in temperature controlled malls, I think it would be ideal. But that's just my view.

Space in malls in the capital saw a marginal drop of five to six per cent in the last quarter. Leasing transactions too were very limited in the absence of fresh mall supply, Cushman & Wakefield study had stated.

While market sentiments were upbeat, most retailers explored the main streets for their expansion plans. Rentals stabilised across these streets barring Himayatnagar and Jubilee Hills Road No.36 where there was an appreciation of 11 per cent and eight per cent, respectively.

Stores also got operationalised in the Inorbit Mall at Madhapur which saw a vacancy of about seven per cent. Jubilee Hills Road No.36 saw matching supply being made available by select landlords for leasing whereas overall supply on most streets was scant.The study said that fresh mall supply was unlikely in the current year .

Select mall projects in Kukatpally are under various stages of construction and are likely to be completed in 2012 only.
Till then, rentals barring Madhapur are expected to remain stable .
