KUALA LUMPUR: S P Setia Bhd has achieved total sales of RM2.5bil for its RM6bil Kuala Lumpur Eco City project which it launched a year ago with Kuala Lumpur's City Hall as joint venture partner.

The project will be another successful venture for S P Setia which will unveil its full year results on Dec 12.

S P Setia president and chief executive officer Tan Sri Liew Kee Sin said the results should be good and that next year's forecasts should be even better despite the global uncertainties and the general perception that the property market was showing signs of slowing down.

“Looking at the response from Malaysians, whether it is Kuala Lumpur Eco City or Battersea, London, Malaysians are very positive about the country's economy.

“But wait for Dec 12. We will provide the group's total sales and next year's forecast, which will also be positive,” said Liew at the launch of the Setia International Centre (SIC) in KL Eco City in Bangsar.

The centre allows buyers and investors to view the group's investment-grade products, both local and international, under one roof.

“We want to share the different dynamics and project features that are unique to our various overseas developments.

“This will be an opportunity for them to invest overseas with a home-based developer they are familiar with. SIC will be a local service centre for our overseas property investments,” said Liew.

GEORGE TOWN: Prime Minister Datuk Seri Najib Tun Razak has promised to present the people of Penang with 20,000 affordable housing units and a monorail service if Barisan Nasional wins the state in the next general election.

"These houses will be sold at below market price to the people of Penang. For example, if the market price of a house is RM500,000, we will sell it for only RM300,000," he said at the PR1MA launch event, also attended by Cabinet ministers Tan Sri Dr Koh Tsu Koon, Tan Sri Nor Mohamed Yakcop and Datuk Seri Dr Ng Yen Yen.

"We know that the people of Penang are plagued by traffic congestion. If the Barisan wins the state (in the general election), we will build a monorail system, similar to the LRT service in Kuala Lumpur," he said.

The online registration for 80,000 affordable homes to be built in 50 cities and towns under the Perumahan Rakyat 1Malaysia (PR1MA) was officially launched in Penang on Saturday. Qualified applicants will be able to take part in the balloting of the houses which will be built at the cost of about RM10 billion over the next three years.

Work on the 333ha PR1MA Seremban project was expected to begin early next year while many parcels of urban land in Penang, Malacca, Putrajaya, Johor, Selangor, Kuala Lumpur, Sabah and Sarawak had been identified for the project.

Individuals and married couples with a monthly collective household income of between RM2,500 and RM7,500 a month were eligible to register for PR1MA homes. Landed and high-rise properties are priced between RM100,000 and RM400,000.

PR1MA is one of various initiatives implemented to help the rakyat manage costs of living in urban areas. PR1MA will be the first that exclusively targets this middle-income population segment with homes ranging from RM100,000 to RM400,000 in a sustainable community.

1. Applicants must be a Malaysian citizen.

2. Applicants must be at least 21 years old at the time of the application.

3. Open to Individuals or Families (husband and wife) with a monthly average household gross income(*) of between RM2,500.00 to RM7,500.00. *Refer to calculation of Gross Income.

4. Those who currently own no more than one property.

5. Applicants must not be a bankrupt.

6. *Additional guidelines may be set-forth by respective States.

7. PR1MA homes will be allocated through an open balloting process.

8. Selection of home units by the successful balloted owner will be based on the balloting sequence.

9. A 10-year moratorium will be imposed, during which time the property cannot be sold or transferred to another party without prior approval from PR1MA.

10. PR1MA homes must be owner occupied only, and not to be used for rental or investment.
