Malleswaram | Mantri Greens | 41 fl Tower + Mall + Hilton hotel + Apartments
Bangalore: It’s yet another feather in Bangalore’s cap. This will be the only city in the country where the Metro train will stop at a swanky commercial tower with a spacious parking basement for cars, close to a huge mall.
The Sampige Road station at Malleswaram will be the only station of the 33 elevated ones under Metro’s phase I (to be completed by March 2013) to have such a plan. Passengers who get down at this station will have direct access to the tower and Mantri Mall on Sampige Road. With a 20-month deadline, this is also Bangalore Metro Rail Corporation’s (BMRC) first project to be taken up under public-private partnership (PPP) in the city. Chief minister B S Yeddyurappa who laid the foundation stone for the project on Thursday, said: “This is the first PPP project for Bangalore Metro. Such initiatives should help in completion of projects on time. This is most important for a city like Bangalore that’s rapidly expanding.” Apart from the local MLA and MPs from Bangalore North and Central, newly elected corporators of Malleswaram attended the event. THE PPP WAY BMRC has acquired 5 acres, 4 guntas of land for this station. This is from the total 24-acre land that belongs to Mantri Developers. As per the PPP arrangement, the land is being provided free of cost for constructing the station. The 80,000-sqft station at an estimated cost of Rs 30 crore will be constructed by Mantri Developers. This, as part of its project of an 8-lakh sqft commercial tower surrounding the station. The station will be designed by the BMRC. Compensation to the private partner is the right to use the space surrounding the station ‘with due regard to safety norms’ for 99 years. BMRC, Mantri set up joint venture
April 15th, 2010
DC Correspondent April 14: The Bengaluru Metro Rail Corporation Ltd.(BMRCL) and Mantri Developers have entered into a joint venture for the construction the Swastik Metro station at Seshadripuram. It is a win - win situation for both Mantri and BMRCL as the commercial dividends will be shared between the two, official sources said. The pact will be inked in the presence of Chief Minister B. S. Yeddyurappa on Thursday. BMRCL will acquire 5.04 acres of the 24 acres belonging to Mantri for the station, which the company will build along with a commercial tower at a cost of Rs 30 crore as part of its mega plan to create a commercial hub over 24 acres in the heart of the city. “Mantri Developers will construct a Metro station according to BMRCL's specifications. While BMRCL will earn revenue out of the commercial real estate development, Mantri will continue to have a hold on the property which it acquired through an auction. However, the percentage of each company's share has not yet been decided," sources added. Mantri may come with its own design for the station subject to the approval of the BMRCL or it could go for a design suggested by the BMRCL. Expression of interest will be invited from builders keen on entering a public-private-partnership for construction of Metro stations with commercial complexes. As Namma Metro will cut through Mantri property, people will not only have access to the Metro station, but will also be able to enjoy a shopping experience. |

Work on Sampige Road Metro station begins

The foundation stone for the first elevated metro station to be built on - Public-Private-Partnership (PPP) model was laid by Chief Minister B S Yeddyurappa at Sampige Road on Thursday. Bangalore Metro Rail Corporation Limited (BMRCL) will be a partner with the Mantri Infrastructure Private Limited (a unit of Mantri Developers Pvt Ltd) in the venture. Speaking on the occasion, the chief minister exuded optimism that seven km of Reach One of the first elevated section from Byappanahalli to Chinnaswamy Cricket Stadium would be commissioned for commercial operations by December. “The Phase One covering 42.3 km is likely to be commissioned by March 2013,” he said. Lauding the PPP model, Yeddyurappa said ventures of this kind will help reduce project costs besides ensuring immediate social benefits. "Such initiatives should be explored more often by the civic bodies for the benefit of end users," he added. ![]() Infrastructure work The State will spend Rs 200 crore to develop 25 lakes in Bangalore, he said. "In the next three years, Rs 18,872 crore will be spent for the development of Bangalore. As many as 15 infrastructure projects will be undertaken at a cost of Rs 4,000 crore,”he added. He said that mono rail and local trains were necessary for Bangalore due to the growing population here. Metro will facilitate reduction in air and noise pollution besides reducing travel time for the public, Yeddyurappa added. Thirty-three elevated stations will be built in the first phase of Namma Metro project. Land acquired Five acres and 4 guntas of land have been acquired from Mantri Developers for the construction of the station. As per the PPP agreement, the land will be provided free of cost by the developer. The construction period is 20 months. The compensation provided to the private partner is the right to use the space surrounding the Metro station for a period of 99 years. During this period, Namma Metro is also entitled to a minor share in the revenues ranging from 1% initially to 5% in later stages. A commercial complex will be constructed around the station building on 80,000 sqft. The commercial tower will come up on 8 lakh sqft. Parking will be provided for 2,000 cars. |

Mantri Developers launches country’s largest mall in City

Mantri Developers, on Tuesday, announced the opening of Mantri Square in Bangalore, which, the company claims, is the largest mall in India. Mantri Square is spread over 1.7 million sq ft having 252 retail outlets (including 39 F&B outlets) offering over 10,000 brands, the company said. Built with an investment of over Rs 500 crore, Mantri Square will also generate direct employment for over 4,600 people. Briefing reporters, Mantri Developers CMD Sushil Mantri said Mantri Square has been created after making in depth study of many successful malls in the world. The car park has capacity for 1,800 four wheelers and 550 two wheelers. The consumer is spoilt for choice with over 250 stores to choose from across categories catering to various needs. The mall has six anchor stores — Spar Hypermarket, with its largest outlet in India, at 90,000sft, 5 departmental stores — Lifestyle, Shoppers Stop, Pantaloon, Reliance Trends and Marks & Spence, 6-screen INOX multiplex with seating capacity of 1,497 seats.. Mantri Square also boasts of a 12 lane Amoeba bowling alley with a gaming centre. The widest retail options at Mantri Square will be complimented with flavours from national and internationally acclaimed kitchens. With 39 F&B outlets the mall will have the largest food court and dining area in Bangalore. It has 1 lakh sq ft area and can accommodate over 1,000 people. |

Largest mall, Mantri Square to have metro connectivity
BANGALORE: Leading real estate player Mantri Developers today announced the opening of one of India's largest malls Mantri Square spread over 1.7 million square feet and which would soon have a metro connectivity as well.
With an investment of over Rs 500 crore, the mall boasts of 252 retail outlets offering 10,000 brands, Sushil Mantri, Chairman and Managing Director, Mantri Developers told media. The highlight of the mall would be its connectivity to railway station which is being jointly developed by the metro rail authorities and Mantri developers on five acres of land belonging to Mantri and leased out to the government. A bridge would lead the commuters getting off at the station to the second floor of the mall, providing shoppers an international experience, he said. The station is expected to provide an additional footfall of 20,000 once it becomes operational in two years time frame. The developers expect the footfall to go up to one lakh a day once the station was operational. The station area would cover around 80,000 sq feet and would involve third party maintenance, he said. Inspired by worldwide mall architecture, Mantri Square has wide corridors almost 40 feet wide to allow shoppers to move comfortably in peak hours. It boasts of a roof 450 feet long nd 135 feet wide that allows natural sunlight. The mall would introduce some leading international brands first time in the country, including Taco Bell, the leading Mexican inspired food chain, Leading Italian brand OVS. All I can say is that I pity the people living in this apartment complex. Even if I had all the money in the world, I wouldn't live amidst all that confusion, congestion and noise. Even though, it is NEXT to a Metro station..

Actually this is nothing compared to HK, I've lived there for a couple of weeks and it was really horrible, almost everyone I met had some sort of breathing, stress and lung disorder due to pollution.
