I'm true blue Atenean and I'm not willing to boycott this project. There are benefits to higher-density development in and around Katipunan, although like many Ateneans the ethical concerns as to how SMDC got approval worry me as well. However, that does not justify stopping the project outright.

last week ko lang nalaman na Blue Residences yan, i asked some agent regarding the show room... someone told me..its in MOA... wala ba malapit sa Blue mismo? im planning to have unit here, pero kung sa MOA pa ang show room... anong connect ng MOA sa Blue... pwede nman sa may SM Centerpoint o Cubao ilagay para mas malapit... anyone explain me why why? i need assistance...

In MOA kasi they have the Grand showroom wherein they showcase some of the earlier projects that they have launched..model units of different projects. The show room of BLue & Green Residences is in MOA mall yata. SMDC is maximizing the use of their own mall instead of renting spaces in other areas.

What a shame that the roads were not widened first.

Every time I pass by the the Blue Residences construction site and get stuck in traffic, I feel disappointed that rather than improve the roads for the better of all, new development is placed so close to the roads that future plans for new and smoother transportation will be forever more difficult. How can anyone ever widen the intersection now?

The short-cut road in the back is so narrow and so close to the building itself. I pity those who buy or occupy the spaces near the ground level and so close to passing trucks and cars.

Of course this is not the only example of selfish and short-term planning. There are so many as it seems to be the norm. It is an epidemic that has been going on at least 20 years yet is now as bad as ever. Still this is a severe case of greed and bad planning. Will the Philippines ever change?

Here you have two major roads intersecting, already congested, and at times of the day stuck in near gridlock. Developers and the government agencies who approve such development have very little regard for anyone else except themselves.

And now it is far too late...there is no way to go back in time.

Just my two centavos worth.

SM: 2nd Ateneo condo on track

SM Development Corp., the property of conglomerate SM Investment Corp., is on track with the construction of a second condominium project along the Katipunan Avenue in Quezon City.

SM Development said in a statement it held topping off ceremonies for the Blue Residences condominium project, a 40-story tower situated on a 4,235-square meter property at the corner of Katipunan Avenue and Aurora Boulevard. The building is near Ateneo de Manila University, the University of the Philippines, Miriam College and the Philippine School of Business Administration.

SM Development completed the first condominium project in Katipunan Avenue—the Berkeley Residences.

Blue Residences, meanwhile, offers 1,600 units and aims to lure students of the nearby schools and universities.

Construction began in October of 2010 with the start of turnover to homebuyers expected in the third quarter of 2014.

Blue Residences features such amenities as an adult swimming pool, a kiddie pool, two function rooms, a children’s playground, a students’ lounge, a roof deck lounge, and a jogging path set amid a tropical garden. The development will also have commercial areas catering to the needs of residents.

Unit types available for Blue Residences include studios, one-bedroom and two-bedroom units, with sizes ranging from 21.6 to 44.7 square meters.

The current selling prices are between P2 million and P5 million per unit, which averages between P90,000 and P127,000 per square meter.

SM Development posted P16.1 billion in revenues from real estate sales in the first nine months of the year, up 42.7 percent from P11.3 billion year-on-year. Consolidated net income for the period increased 5.7 percent year-on-year to P3.3 billion.
