Based on the Economic situation in Cambodia, I think there is not only Royal Tower which will be built by this year, but other projects too

that's doesn't mean anything! you can't compare buildings to other buildings! they have different qualities to offer to buyers!

Do not expect much from it. They can not raise capital to fund the tower. Currently they make alot of money from leasing to all the car shops there. Huh, they dont want to lose this rental income lol..

They tend to fail their promise of completion date in 2013, until now there is no any progress. even the car selling area is not demolished yet. don't wait! but i believe that if they gonna start the construction anytime soon, the speed of progression will be incredible.

Don't be too trusted in the business man word. Just remember that they are money-minded and won't do anything without profit.

We really don't know what are their plans, or if there are any plans, removal of those car yard and start of construction only need to be a week apart, assume the car yards does not have some long term least.

Looking at the picture, I don't really think there is a need to make a bypass in this intersection, it get some traffic in the evening, but manageable.

An ''underground pedestrian network'' is more necessary in this area, so people working in this area can escape the heat walking from one building to another.

I totally agree with you. No need a bypass there. It is more nicer without one.
