May I know what happened to your case? Halos pareho tayo ng situation, mali yung specifications na dineliver ni SMDC. Gusto ko lang malaman kung nare-resolve yung mga ganitong kaso. Thanks!

Scud has a unit in Sonata. The two new towers are currently at 130K/sq meter if im not mistaken.

hello po. newbie here. Ask ko lang po once na matapos kong bayaran yung 20% DP, pwede ko bang bayaran ng cash yung portion ng 80% remaining balance and yung another portion would be payed thru bank or in-house financing? For example, if my remaining balance is P1.5M, I will pay P1M in cash and the remaining P500k would be payed thru bank or in-house financing?

Another question, is it wise to pay the 80% balance thru PAG-IBIG fund?

I believe so. That is what I intend to do. Saving up as much as I can so I dont have to loan the complete 80% amount from the bank.

Actually sa Light Residences po ako Tower 3. But many of us are eagerly following the thread here in Grass as we have the same developer and very similar development. Good luck and bless us all in these investments.

Hi Ron, my apologies for the late reply.

There is really no exact formula on how to choose a good real property investment, may iba iba tayong needs so it really depends kung ano ang mas fit sayo. But if you ask me how I chose my own investment I can gladly share this to you...

1) Location - Still number 1 to consider, imho. Pero siyempre iba-iba pa rin ang interpretasyon natin pagdating sa location. Some people want theirs near the transit, malapit sa commercial area, malapit sa CBD, etc. I see beyond those things, kasama sa location ang geotechnical properties ng lugar..kung nasa valley, nasa ridge, top of the hill, bottom of the hill, kung flood prone, etc. You may want hard adobe of QC, Makati, Ortigas, or River Delta of CaMaNaVa or Coastal areas of Manila, Paranaque, Pasay. Kailangan alam mo rin ang compaction rate ng lupang kinatatayuan ng building mo. I also chose a building na tahimik, walang mall sa ground floor at hindi konektado sa transit..I respect the decision of most people here na ganyan ang gusto, but in my case na gusto ng tahimik na lugar pag-uwi sa bahay mas pipiliin ko pa ang walang masyadong nakikitang tao when I get home. Magulo na ang buhay sa labas, gusto ko naman manahimik sa loob ng bahay ko. I also do not work in the Philippines so hindi ko rin kailangan na may direct access sa highway or skytrain/mrt. Dagdag security concern pa yan in my opinion. But make no mistake about it, I still want convenience, a short walk to malls, bus stops, hospital, schools, sport complex within 5-km radius distance. Lalo na ngayon na nahihilig ang mga pinoy sa jogging and walking kayang kaya na lakarin ang 5km. Bottom line is, I want peace and serenity when I am home, and convenience within reach if I immediately needed something.

its also a good thing to note what the actual site for the condo used to be. You should also know or familiar with the place personally. it may not be as noisy or as quiet as it seems. Or even as accessible as it seems. Katabi ka nga ng mrt unusable nman sya kasi too crowded. blocks away ka nga from a hospital, traffic naman papunta. see the place and area around it personally and be your own judge
