This looks like one beast of a building!

you have 107 west which is a sleek beautiful tower, then this which is a monstrous building by the looks of it with over hanging bits! insane! :O

it also looks like the overhanging section goes right to the top! when it was mentioned about this building going far to the East... i didn't realise it was going to be THAT far! incredible.

Mr. Gross, not a fan of Extell after the whole One57 crane fiasco, spotted a poster about the meeting, to be held, somewhat strangely, in Xavier High School at 30 West 16th Street.

The second item on the committee’s agenda, the plan is described thusly: “American Fine Arts Society – 215 W. 57th Street. Application to permit adjacent new building to be constructed at 217 W. 57th Street to cantilever over the Western portion of the landmark site beginning at approximately 290 feet above the grade of the sidewalk.”

The property at 217 W. 57th Street is, of course, Gary Barnett’s 1,500-foot-high tower, which will rise higher than the Empire State Building and along with Mr. Barnett’s other residential tower, One57 and Macklowe/CIM’s 432 Park, dominate the skyline on the southern edge of the park. Designed by Smith + Gorden Gill Architecture LLP, the tower will include a Nordstrom in the base, a hotel and, of course, super high-end luxury condos.

From the renderings of the base and the bird’s eye view of the site obtained by Mr. Gross, the building would appear to be kind of “meh”—in fact, we momentarily thought that it was one of Extell’s other luxury residential towers—but it’s hard to tell when you can’t actually see the sky scraping part of the skyscraper.

As for the Art Students League, they sold their air rights to Extell in 2006, so we imagine they’ve just been biding their time, patiently waiting to be overshadowed by some hulking tower ever since.

Hmm the facade doesn't look anything special, especially after what I just have seen in 107's thread. Another glass box? With such a grand location and height hopefully not..

I know I mentioned I might swing by, but I did not realize this meeting is going to take place all the way down at 16th street. if this took place around 57th street, I definitely would attend.

hopefully something will be published from this meeting sometime tonight.

Hello everybody l'm new to the site having been a quiet observer for a while. l was wondering if the lPC rules against the cantilever does that mean that Extell will have to go higher?

I made some calculations and come up with ~193 ft wide / 58 meters form the front. and it is going to be exactly 80 meters / 262.4 ft deep since it is the size of Manhattan block.

Am I wrong?

I've been wondering about this too. I think the concept here has to do with preserving as much of the Central Park view as possible, with the rise of 220 CPS -- as pointed out above, it seems that Extell's deal with Vornado to let go of 220 must have had a provision that located it far to the West, so as not to block any more views than necessary. I don't think the cantilevering can be tied to that deal, but it's got to be about Extell trying to cash in even more.

That said, if they're not allowed to build the cantilever, that doesn't necessarily mean they'll go higher. Because of the construction cost-benefit issue we've discussed before, they might just eat most of the lost square footage rather than tacking it onto the top... but my guess is somewhere in the middle, that if they can't cantilever, they build a little higher.

I believe that's about right. Some articles were released a while back giving dimensions of 200x200 for the footprint.

well I can see how front can be 200. but NYC standard block is about 262.4 - and since we know this tower will have front on both streets it has to be same size as the block.

Look At Extell's Next Midtown Tower, A 1,550-Foot-Tall Doozy

Am I the only one who thinks the cantilever over the landmarked building will enhance it?
for one, it helps frame it, and second, people will look up at the cantilever then look at what it's hanging over and think 'wow'

I usually hate cantilevers, but I love this one. I for one think the base is incredible. I stared at it several minutes earlier. Marvelous.
