40-50yo Designs that are not original?! What's your idea of good design- one world trade? Save for a few new buildings being proposed, NYC is stuck in the 1960's.

Good! Believe it or not back then they knew how to make something really nice and original! Bold ideas, designs and lots of guts. Great era which is way more worthy then all this shiny crap in Shanghai.

For this revealed design I think I like the lower 500 feet, with the setbacks and cantilevers. But I am afraid this won't look as great from CP as One57 and 107 West. It could turn out better when the glass has the same quality as 4WTC.

Yes, we talked about it here. It could indeed be a potential supertall plot. And I wouldn't be bothered if they take the Hemisphere House down for it.

that would be perfect to bridge the gap between 432 and the rest of the supertalls on 57th street

Does anyone have any idea as to how long planning permission takes to be approved? and when they will be selling the rooms? I can honestly see this starting in a year if it gets the go ahead

I disagree with his later comments but the midtown plateau is tired and boring. Why else would the midtown east rezoning exist?

Yes, Midtown needs a new peek, asap. 57th Street will be a wall of supertalls now but none of them will dominate the others.

I don't think you need to take it down. the empty plot is already more than twice as wide as 107 W 57th str. The little restaurant on the corner "Mangia" is long closed and resides in nothing special 5 story crappy building. And the plot is facing both 57 and 56 streets. It is potentially a huge possible development way easier and possibly higher than 225 W 57str

I know they don't need to, but it isn't the most beautiful building. 50 West looks good though.

The cantilever was approved and I highly doubt the upper portion will be modified; the engineering is tricky enough as-is. I'll make a diagram but the core literally sits on the very eastern edge of the site, hugging the neighbor, which is why you have the cantilever where it is.

Okay...good to know...I am just thinking that they might have held back the final detailing/dressing of the tower until they had approval and now they
can commit to a more detailed refinement of the tower.
Then again maybe this is already written in stone and all we have to hope for is the color of the glass? Time will tell.

ps found the 220cps thread...didn't realize it was all the way down in 'highrises'

I definitely can't wait for some official renderings. Turned out totally the opposite of what i was expecting, but i think it will loose nice in the skyline because you won't see all that crazyness going on with the different shapes in the first like 500 feet or so. Its pure height and box shape to the top is impressive.

I'm guessing 220 cps would be merely the lowrise entrance to the main tower which would occupy 225 through 231 W58th. This way 225 west 57th gets its central park views while 220 gets the properties needed to go supertall.

I have just calmed down a bit as reality is crashing down on me. It is what it is at this point but still hoping to be surprised. Mainly the biggest problem for me is the boxy angular lower mid-section that starts rising above the Nordstom, the hotel portion of the project.

So here’s looking at the bright side should the design remain unchanged.
1) can’t complain about the height
2) Nordstrom base is pretty nice
3) Funky Skunks central park rendering shows how solid and imposing this will be.

I hope AS+GG makes alterations by smoothing out the overall boxiness by curving out all the edges including the cantilevered part by stretching it out more gradually. If they can make this minor design change then imo, we have ourselves a tower.

If there will be no changes, then what will make or break this design is what kind of skin they decide to use. Silver cladding of the highest quality would be a great start and the cladding design can really turn things around.

At this point, I’m looking forward to the full release of the renderings of this tower.
