RobertWalpole:

Is this project all lined up financially? That is, once the stupid supermarket goes do you think they will commence construction immediately so that by next summer we will be watching this climb up towards the sky?

Nordstrom Rumored To Be In Talks For 225 West 57th Street
By Daniel Geiger 5:28pm
Sources say Nordstrom is in talks to anchor a development project that Gary Barnett would build at 225 West 57th Street.

Rumors have swirled for months that Mr. Barnett, one of the city’s most prolific and successful builders of residential and commercial real estate, is trying to arrange a transaction with the department store, which has been cruising around Manhattan for a site for years.

Gary Barnett
There was buzz that Mr. Barnett had also brought Nordstrom to One57, the soaring residential tower he’s already in the process of building nearby, but he floors there are too small to accommodate the sprawling footprint of a department store sources say.

There are other development sites that Nordstrom could consider. Harry Macklowe and CIM are planning another massive residential tower nearby at the former site of the Drake Hotel and retail experts said Nordstrom has for years considered that project for a home.

The department store has opened its discount concept Nordstrom Rack in Manhattan but has yet to find a spot for a flagship.

The company has been tied to several buildings and potential deals in the past, including 3 Columbus Circle and the West Side rail yards.

I hope the design is something ground breaking for NYC. I hope it is more attractive than the previous render, which looks rather awkward in some respects. A twisting tower would be a new landmark for sure!

Nordstorm landing at 57th and Broadway

By JAMES COVERT and LOIS WEISS

Last Updated: 5:38 PM, June 26, 2012

A big Seattle retail chain is coming to Manhattan — and it won’t be selling coffee.

Nordstrom — the upscale department store which, along with Starbucks and Amazon, has risen beyond its Pacific Northwest roots to become a US retail titan — is finally near a deal to open a flagship store in Midtown, The Post has learned.

The family-run clothier plans to anchor a future skyscraper on West 57th Street between Broadway and Seventh Avenue that will be built by New York real-estate mogul Gary Barnett, according to sources close to the talks.

“This is going to be a major store — they want to make a statement,” according to one insider briefed on the plans, adding that the shop is expected to occupy several stories in addition to the ground floor.

While the main storefront will stretch along the north side of West 57th, the developers are also angling for an entrance at 1780 Broadway, whose faįade will likely be preserved as an historic landmark. The side that faces West 58th will likely be used for loading docks, as well as additional access and parking for offices and tenants of high-rise condos, sources said.

“This is going to make the West Side a true shopping mecca that’s competitive with the East Side,” said Faith Hope Consolo, chairman of retail leasing at Prudential Douglas Elliman. The Time Warner Center, two blocks to the north on Columbus Circle, has surprised real-estate insiders with its success as a retail destination, she noted.

Over the past decade, Nordstrom execs have scoured Manhattan’s shopping corridors for a suitable flagship site, ultimately ruling that most locations were either too small or too out of the way.

Candidates have included the former Drake Hotel on Park Avenue and the Hudson Yards on the West Side. More recently, rumors have pegged 3 Columbus Circle, a building across the street from the parcel that’s slated for development, and even One 57, the 1,000-foot-high hotel complex that Barnett is building one block to the east.

Good news. NY is really developing the west side into the real retail/entertainment hub of the city.

This means that this masterpiece will be starting soon. The sole remaining building on the site, 225, will come down quickly once MW vacates this summer.

Probably. I would not be surprised if this tower exceeds 400m!

So a big tenant like that and the success of One57 should mean this is a sooner rather than later type thing now, right? Sheesh things are getting crazy

Yes. Besides, residential projects don't require any amount of pre-construction sales before they start. The office component will be small and won't require a pre-construction lease either.

For the users still complaining that this towert will be too small. Look at what kind of location itīll be build. In a midblock plot, surrounded by city fabric. Not on a huge single plot, surrounded by landscaping. I canīt imagine what the mere NY tourist who doesnīt know these biggies even exists, will think when he stroll around midtown and suddenly sees this tall towers on midblock locations. HAHA

And still no official design. I hope we'll get a pleasant surprise once they release it. The filler design that was posted a month ago was good too

Very good news. Now can they get rid of the lousy supermarket already and start prepping the site.

PS, that site seems quite small for a department store. No way could you fit Bloomingdales or Saks in that site.

Extell filed this with the NYC DOB on 21 June 2012 in connection with the demolition of the supermarket building:

The building with the supermarket already has scaffolding and netting. Maybe this is a renewal?

I really wish this would start moving.

I walked by Morton Williams new home at 140 W 57th last month and work was progressing. They should be there by the end of the summer.

I would not be surprised if Barnett gets financing from the same partners he has on One57 given its success.

If the amazing torqued, 375m design by SHoP was rejected, I can only imagine what HdeM has planned.

Won't it likely top 400 meters?

How on earth is that small?
