The elevation of the site is 79 feet.

Extell has to balance the following in selecting the final height:

-Utilizing maximum square footage (that's what they are selling, after all)

-If they build higher than 1424 feet, volume will have to be reduced somewhere lower down (assuming the 1424-foot version was maxed out with allowed square footage)

-Will the increased costs of going higher be more than offset by the increased value of the higher apartments?

-Will the cachet of having the tallest building in the Western hemisphere (higher than Willis' 1451 feet in Chicago) and the tallest residential building in the world (taller than Mumbai's World One at 1450 feet) add to the allure of these apartments, therefore increasing their price?

Technically, I'm not sure that this building would qualify for "tallest residential", as it is slated to have more than 15% of its useable space allotted to Nordstrom. But I don't think potential buyers would care what the CTBUH says. If it has residences from 300 feet to 1450+ feet, that will be in one sense the tallest residential in the world, which would be a nice selling point.

http://www.ctbuh.org/TallBuildings/H...B/Default.aspx

I am predicting 4 more floors at 15.5 feet per floor, raising this building to 1486 feet.

I'm no expert in such permit documents so does this mean that the building will be 1 550 feet or does it only mean that this building can be 1 550 feet?

I thought it was top floor. They can build lower, a crown higher, but not a floor higher.

If and when it gets approved, I would expect to see the changes reflected in it such as new height, # of units, Stories, etc..

I'm waiting for this day.

West 57th’s Hodgepodge Block

The developer Extell now has the go-ahead from the Landmarks Preservation Commission to cantilever a 1,400-foot tower over the Art Students League at 215 West 57th Street, which will create, certainly, a beanstalk presence on what was already a thoroughly jumbled block....

Construction Update: 217 West 57th Street
http://newyorkyimby.com/

a new permit has also been filed – and it adds to the ongoing height saga, as the tower’s height is listed at 1,550 feet, contrary to Gordon Gill’s statement that it would rise 1,423′. The discordance between public comments and the permits may indicate that Extell intends on building the tallest tower in the Western Hemisphere; at the Landmarks hearing, Barnett mentioned it remained on the table as an option.

2314According to Nimby, it looks indeed like Extell has decided to go up to 1,550 if I read the latest update correctly. The icing on the cake would be just some improvements on the design but if true that baby is gonna look awesome in the skyline with 111 57th, 432 Park Avenue and I bet at least one or two more supertall neighbors!

Vertical Gotham beat me to it,lol... hopefully Mr. Nimby himself, babybackribs2314 will add something more to this.

*Yimby (the "Y" is sort of the point)

And the permit itself does not mean that the developer will actually build to that height, but they are allowed to if they choose. This is just Extell keeping their options open. All of the previously filed permits have indicated 1550 ft. as well, so this is just in keeping with that.

agreed. I would not get that excited just yet! That filing purpose of that application is solely for the excavation for NB. The current NB application itself would show the new figures when it gets approved by dob or perhaps a complete new NB filing could emerge reflecting any changes.

If this Tower goes up to 1550ft!

Free Pizza for the regulars!

Nah! lol. I'm not a betting man.

You got it!

No indication that Extell WILL build to 1,550', but the possibility is definitely there, and given the competition, it seems more likely than not. We shall see.

I'd love to see this being 1 550, however so far the officialy announced height is 1 423, so the thread title should remain as it is for now

Wow, that's quite a small footprint. Looks almost smaller than 432.

They seem to be a lot of activity this week. More equipment, and some digging I believe.
