Would this be a proposal, or already an actual confirmed/approved design??

Wasn't there even some kind of battle/vote/competition of various designs to choose from?...or were all the designs all kept under wraps until a decision/chosen one?

There was a competition. We saw the losing proposal by SHoP. This building has been designed.

I'm not counting on it, but it's possible. I tend to think that Extell does not want to create competition for One57 yet.

On the heels of The Commercial Observer’s report yesterday about all signs pointing to Nordtrom taking space at Extell Development’s project at 225 West 57th Street, the company said today that it has now finalized those plans. The store is projected to open in 2018 and excavation work could begin by the first quarter of 2013. When it opens, it will be the retailer’s New York flagship, and its first full-line store in the city.

The announcement was made at an afternoon press conference downtown at 350 West Broadway, at Nordstrom’s treasure&bond Soho location.

“It makes perfect sense that Nordstrom—one of the premier names in retailing—would want a flagship store in New York, the world’s premier city for retailing,” New York City Mayor Michael Bloomberg said. “This is very exciting news for New Yorkers and the millions of tourists who come to our city to shop each year, and this new addition to the West Side of Manhattan is another sign of the private sector’s confidence in New York City.”

Derek Trulson at Jones Lang LaSalle represented Nordstrom in the deal, while Robert Futterman at RKF represented Extell Development. Mr. Trulson said that the deal was of the utmost importance where the future of Manhattan’s West Side is concerned.

“New York has not seen a new fashion specialty store of Nordstrom’s quality and importance in decades,” Mr. Trulson said. “We could not have hoped for a better location and Nordstrom will now anchor the West Side retail experience at 57th and Broadway. This is a creative real estate deal and build-to-suit that works for Nordstrom as a luxury retailer over the long term.”

For his part, Extell Development president Gary Barnett said that the company’s One57 success had inspired the development at 225 West 57th Street, a parcel of land that he had assembled over the course of a decade.

“We have enjoyed great success at One57 and therefore decided to develop another luxury tower along the 57th Street corridor,” he said. “We are pleased to have Nordstrom as our anchor tenant in this new project and to be able to bring this long anticipated flagship store to Manhattan.”

i wouldnt count on it. It will be impressive either way. This one will transform the the view of the west and central park skyline

Additional details on Nordstrom’s agreement with Extell Development to take seven floors — some 285,000 square feet — at a planned mixed-use tower on West 57th Street were released today.

The tower, which will be completed in 2017 or 2018, and sits between Seventh Avenue and Broadway, was just “better” for Nordstrom than the Hudson Yards, where Nordstrom also considered putting a Manhattan store, Nordstrom’s director of merchandizing, Peter Nordstrom said.
His comments were made at a Tribeca press conference, at which Mayor Michael Bloomberg and Extell President Gary Barnett also spoke.

The department store will buy the floors as a commercial condominium, but would not say how much the company would pay. Nordstrom executives will assist in decisions such as who the architect of the apartment, hotel and retail tower will be, Barnett said.

Peter Nordstrom said his company knew it needed at least 225,000 square feet for a store to make sense, and it had been difficult to find a retail space that size in a neighborhood with sufficient appeal.

“We think we have all those issues worked out,” Nordstrom told the crowd. “It’s been a long time coming — some people didn’t believe it would ever happen.” He also said Nordstrom was “carving out its own space,” in Manhattan with the deal. That’s because the upscale department stores Bloomingdales’ and Saks Fifth Avenue’s are located on the East Side of Manhattan.

The new Nordstrom’s will likely benefit from residential developments, such as One57, also developed by Extell. In recent weeks, it had been rumored that the department store was considering setting up shop in One57.

Barnet said Nordstrom “will anchor an iconic tower with spectacular views of the Park, city and beyond.” He also joked that his family’s first concern upon hearing he was negotiating with Nordstrom was whether or not they would get a discount.

Bloomberg touted the deal as a boon for retail and construction. He said Nordstrom would create 1,000 new permanent jobs and thousands upon thousands of hours in construction work. “Retail sales have doubled in size in the last 10 years,” despite the economic downturn in New York City, Bloomberg said. “Partnerships like this are what are going to keep our city strong.”

Following the press conference, Barnett told The Real Deal that the tower, whose height and number of apartments and hotel rooms have not been decided on, would use union construction. He also said he did not plan to seek tax incentives from the city for the development.

Derek Trulson of Jones Lang LaSalle represented Nordstrom in the deal, representatives for JLL said. Extell was advised by Robert Futterman of RKF.

all in good time. One57 down the street still needs more tenants. A bigger tower on the block would draw attention away from their other luxury tower.

If anything, I would think Extell would want to get this going as soon as possible. If 432 Park and Tower Verre weren't in the pipeline then I'd agree with you. But I think Extell's main concern is probably delivering this building as soon as possible to try and lure any people thinking about buying at 432 Park and/or Tower Verre away from those buildings to their buildings which would be completed sooner.

Anyway, with One57 over 50% sold, and apparently with sales in excess of $1B, it would not surprise me to see Aabar Investment get behind this building as well.

...The Nordstrom store will be 285,000 square feet and occupy seven stories at the base of what will become Manhattan's tallest residential building, to be built on 57th Street, near 7th Avenue. The store is part of a deal with Extell Development Co, the upscale chain announced at a press conference on Thursday.

A full-service New York department store will give the chain exposure to the millions of tourists who flock to Manhattan and have bolstered business at rivals such as Saks Fifth Avenue , Macy's Inc Bloomingdale's, Neiman Marcus Group Inc's Bergdorf Goodman and Tiffany & Co. "It's our desire to make this the absolute best Nordstrom store there is because we need to do that to be able to compete on this stage," Pete Nordstrom, the chain's president of merchandising, told reporters. He expects the Manhattan store to be the department store chain's highest grossing location.

Nordstrom will own its space at the Manhattan store, which it expects will create 1,000 jobs. In 2010, Nordstrom opened a popular Rack outlet store in New York's Union Square. Company executives at the event said they are not ruling out a second Manhattan department store at some point.

True. The logical inference is that they're taking 432 Park into account. Bear in mind that a roughly 215m tower (i.e., 220 CPS) will rise practically in front of 225 W57th. Therefore, 225 needs to be very tall to ensure its park views.

Wow... so there's a chance of this being taller than WTC1's roof and taller than 432park? If, yes, then awesome!

Seeing how all these new buildings keep wanting to beat each other...then it's only a matter of time until a mega-tall is built in mid-town.
