I think the focus on height has to do more with young age and inexperience. Everyone who's active here or in the real estate business for longer knows better.

This tower is such a bore other than its height. I mean, a flat rectangular glass box with a messy base is the best they can do? The height is the only thing that really floats my boat about this project. However, that factor makes the flat roof even more of a problem. They really need a crown and I hope the final design has a crown that tapers to a point. It's creating a new plateau effect now with 432 park's flat roof.

OK snarky boots, but I'm aware and I doubt it's gonna change much. What can they really do to change it given they need to maximize apartment space.

The final design will probably look something like that though, it's like how we all thought 432 park avenue was a massing model and low and behold that's what is getting built.

Not that either of them are bad of course.

Looking at AS+GG's recent work none of the buildings are boxes and personally I love every one of them. I don't think that they really put much effort into the massing desing, the only reason that they made it look good might just have been to sell the deal to get the air rights. I am thinking that this design will be stunning and help to usher in a new standard of buildings in NYC, I am not saying this will happen but I really have a good feeling about this one!
I also don't see why you take the time to criticise a massing model that you admit is in fact just a massing model.

If it's not a box, valuable floor space will be wasted and I don't think Mr. Barnett will take such a profit cut. This is why I feel that the final design will be similar to this render. It's only logical that they will max out the zoning envelope and that envelope is a box. I hope there is a crown though on the final but I doubt it.

Theres already a model a few pages back that was in Barnetts office, whether that is the design with or without the cantilever is the question.., and it wasn't some boring box.

Wow... Catching up on this thread to see where site prep is at. Only all I found was a couple pages of the slowest argument ever on the dumbest topic ever. To paraphrase the movie Happy Gilmore... The only hope this tower has is if the materials are interesting. A 1440 foot box would surely be a horrific eyesore right next to the park.

This tower could have a spire and tapered crown if the developer had some design interest, but I don't see Barnett doing that. A flat roof is probably what we'll get.

Well with the renders of 44 east 22 street out today we sure got an example of how a cantilever can really make a building. I have faith that AS+GG will pull off a stuning design maybe with a cantilever like on dancing dragons. Like it has been said before the design shown is just a massing and yes it could be close to the final design but it doesn't say AS+GG at all.

Manitopiaa is right! And I typically don't upload larger photos; that one has a link because it was panoramic. Hopefully will upgrade in the near-future to a layout that allows for larger photos, but at the moment stuck with a width maximum of 640 pixels. But soooooon!
