Demolition Alley: Columbus Circle East, 225 W 57th + De-Contructing 220 CPS (Deal Reached?)

At some point in the near future you will have an open view of Central Park from West 57th Street, just East of Broadway. No, not from the high floors at the Portzamparc tower, but simply from ground level. It will be a rare but short-lived view through two city blocks, but there is just that much demo work going on in the area right now. Currently there stands a large vacant lot where 225 West 57th once stood, future home to an Extell Development 1000-1400 foot tall (?) mixed use tower that is rumored to be the future home of the tallest Nordstrom in all the land. Extell has taken out a couple of adjoining buildings as well as the building just to the north on West 58th Street. Across the street on the north side of 58th Street the back tower of once and future 220 CPS has completed demolition, a couple of next door buildings are coming down (219 and 221 West 58th), and work has begun on the demolition of the front tower of 220 CPS that faces CPS. They are laying waste to the whole area! 220 CPS has been subject to a battle between Extell Development that owns (owned?) the garage space and Vornado that owns everything else. Last we heard from any source was that Extell was taking Vornado to court, but some settlement surely must have been worked out, as the only thing that is coming out of that garage at this point is a bobcat moving debris.

The result here is an amazing demolition alley in some of the densest and most valuable property in the world! The pics I have here are from this week, and, yes, they are a bit gloomy, but then again, de-construction is a dirty business.

I feel like they obviously will go higher than 432 pk ave. why wouldn't they if they are already so close? Hopefully 1000-1400 means slightly more than 1400

It is possible to have a 50 Story building that is over 1000 feet tall. Each apartment would be like a giant atrium with huge ceilings. It may even me easier to build such a tower since it means less floors, and less people to sell to.

Yup, but that also means less square feet of space. I think the developer wants as many square feet as possible cause the more square feet, the more money

No one ever said that this tower will be 50 stories tall. That was an error by a blogger, Andrew Fine. I posted his correction to that error above.

Makes no sense because you would end up with much higher constructions costs per m2 compared to standard floor heights.

It will be a close one. I suspect this tower, the Grand Central Tower, 432 Park and the Girasole will be in the same height range. The rejected proposal for this tower had a spire so if the final design has on that might make it the tallest of the group.
You never know though, the GC tower and a new design for the Girasole could always have spires so like I said before it'll be a close one.

Very interesting. Is the Girasole that same proposal as 3 Hudson Blvd? I believe it is but may be mistaken. I am all in favor of a height increase, though I think from an aesthetic point of view, Girasole shouldn't the tallest in the city. Manhattan's tallest should be smack dab in the center (57th St or 42nd St). Not off on the westside.

Yes, they are the same. Its proposed height is 1,060 feet, so it won't come close to GCT, 432, or 225.

It was said awhile back that the Girasole could rival the towers going up in Midtown. I believe 432 Park was specifically mentioned.
