And we still have the Calvary baptist church development (200m) , the plot next to the Solow Tower and Shvos tower. There is also a ~200m tower proposed for 58th street across the Time Warner centre. And on top of that the Cetra Rudy supertall. Oh and of course 425 Park avenue which will add to the mass of development going on. Given the very profesional urbanism these towers are located within, i assume we will have a very classy and unique experience here.

A megatall would be awesome, but I just don't see how it's going to happen. The tallest buildings in the world have, for some time now, been government/city sponsored. The City of New York or PA don't seem to have any interest in sinking $5+ billion in a megatall (1 WTC was an emotionally and politically-charged replacement) and it doesn't seem like any of the megatalls make any financial sense to build.

Tall buildings today are either (A) government-backed for prestige, (B) company-backed for prestige, e.g. Lotte Tower or Petronas Towers, or (C) skinny ultra-luxury buildings for one-unit-per-floor condos. A and B are increasingly out of favor in the U.S. and it seems like we've reached the limit of C with this CPT.

An interesting look in the financing.

Extell secures $168M in EB-5 funds for Central Park Tower; project’s completion date pushed back

"In a call to Israeli bondholders Wednesday, Extell Development’s Gary Barnett reported that his firm had secured $168 million in EB-5 funds for Central Park Tower, the supertall condominium project set to rise on Billionaires’ Row.

Up to $340 million in EB-5 funds may be raised for the 95-story tower at 225 West 57th Street, Extell’s filings on the Israeli stock exchange show. The $168 million brings Barnett one step closer to procuring the $1.2 billion needed to complete the project..."

"...Since 2014, Extell has spent $939 million on the tower in construction, acquisition, and financing costs, close to $300 million of which were incurred in 2016, the filings show. The $4.4 billion sellout remains unchanged, while the completion date has been pushed back a year to November 2020, according to the year-end report.

The seven-story Nordstrom store at the base of the building is now complete, and construction has started on the residential floors above. Nordstrom’s contribution to the project increased to $426 million from $394 million, of which the retailer has paid $201 million. Nordstrom retains a put option on its investment if the store is not delivered by December 2018..."




Does anyone know what is meant by the "put option" re: the Nordstrom portion of the deal?

The put option means that Nordstrom has the right to sell its ownership of the retail portion if it is not delivered by the time specified.
Things are getting tricky for Barnett and the current market is not helping, tho in the end I'm pretty sure he'll be able to find a loan.

Itīs such an odd location for a tower of this size. Itīs right in the middle of everything. Totally glued into the urban landscape around it. Pretty amazing.

This tower is such a mishmash...they couldn't make up their mind when designing it. Curvy glass at the bottom..horizontal and vertical lines at the top...and no spire.
The only thing that will inspire will be its height.

They did the curvy facade to have a flagship store element for Nordstrom, the straight lines are for the tower to fit in the skyline and repect itīs location within Manhattan. The removal of the spire is pure stupidity "respect for 1WTC" blah blah. So given itīs location, the design pretty much makes sense to me.

Lol. Why did they get rid of the likes anyway?

The thing I like about this design the most perhaps is the three bands or stripes across the mid-section. I just wish they could be more prominent by having them a contrasting colour like in the original design where they were rendered as black.

I think one of the key elements of the design that I like the most is. That we will have 472m straight walls to gaze up, except for the base setbacks, there will be no curvature, nothing that will lessen the impact when seen from street level. Almost half a kilometer of straight wall to look up. I like the curvy facade at the base and how new and old will be combined. Also, no gems were razed for this tower and the facade on Broadway will be preserved. :-)
