Thanks m8s! I needed a break from the Twin Towers crusaders.

Joking aside, I've been busy with work, my PhD (still in the works... ) and relationship stuff. Had a car accident too, took me out for about 2 months (arm broken and a sick back pain, hopefully it doesn't get chronic...). But it's all good now so I can enjoy the forums. I have a lot of catching up to do.

Looks like 2013 is going to be a busy year.

And btw it's good to see RW is still here... we need the latest (insider-) news on New York projects.

Thanks all! I'm still in physical therapy thanks to my back, but the doctors are optimistic.

And don't worry Kanto, I know you've changed. Who knows, maybe by next year you'll start appreciating spire height too.


A few things which come to mind regarding this tower:
- Enormous height. And as we all know that height may very well increase a bit due the the fact that DOB papers only show the last occupied floor. I will go crazy if this one hits the 500m mark.
- Extell / Gary Barnett: that man just owns New York right now.
- Location: Simply outstanding. Something as tall as this right next to Central Park will look spectacular and will be an instant icon, regardless the design (which I hope won't disappoint).
- 57th street: the new supertall canyon. Just amazing how this corridor developed over the years and we are only witnessing the beginning.
- One57 already dominates the area... I just can't imagine this one being about 200m taller. Nuts.
- Density: do I have to elaborate? No! I will just say this: This tower will be the tallest skyscraper ever constructed in such a super dense neighborhood.
- Competition: future rivals will have to build higher and higher.

All in all we are in for a treat! Can't wait till financing is secured and we see the first construction crews on site.

Its height together with its position will make this building a true goldmine. Judging by the rumored prices of arround 100 millions for the top apartments in 157 and 432 Park I expect the top apartments of this tower to go way above 100 millions. I'm no economical analyst but up to a third of this building's apartments might possibly cost 100 millions or more

Maybe not all equipment/old stuff will be moved?
In that case it will be removed when demolition starts.

That could be true but that is a nothing. I've had to get abatement work done on projects, and in functioning schools in NYC which is much harder, and it is nothing. You can get the permits in a matter of weeks.

Maybe having the money to proceed with this project depends on having sold and gotten paid for the units in One57?

When do they actually get paid - when someone signs a contract to buy a unit or when construction is complete and they actually take posession of it? If it is the latter it means they won't have the money from One57 for another year probably and they likely don't have enough capital to proceed with this until that is done.

In any event, 432 Park Avenue could be done before this thing even gets to street level.

Extell still has to pay back the loans to the investors of One57, so I don't see how that has any affect here.
