Not necessarily. That could just not mention interest from US banks. Banks lined up to finance the Coach Tower as one article put it, BofA threw in $750M or so for One57, Goldman is partially financing or is managing the financing of 56 Leonard just off the top of my head.

^ I think this is his preferred option. A U.S bank would be adversed to loan $ 1b and that would mean he would probably involve 3-4 other parties to work out for financing and with the more parties you deal with, the more complicated and headache the transaction would be.

So dealing with the Chinese entity, that is looking to enter in the U.S market willing to invest that much is desirable and would be option A. If the Chinese gets cold feet, Gary will just have to work out a very complicated deal involving a string of investors, like he has done his whole career, which he probably has lined up.

Can anybody point me to a map of where this thing will be located? Maybe draw an outline of where it is supposed to be?

The Nordstrom Tower is #7 in the picture posted above in the New York 2020, so that is where it will be located. That render of the Nordstrom is just a massing and it should be much much taller.

Building Backer? Try China

Quote:
New York developer Gary Barnett has nearly completed construction on one of the most expensive condominium towers in history. Now he is looking to China to back an even larger and taller tower a block away.

Mr. Barnett, founder of Extell Development Co., is in early talks with the state-owned Export-Import Bank of China for a loan of about $1 billion to build the soaring condo and hotel skyscraper just south of Manhattan's Central Park, according to people familiar with the discussions. If completed, such a deal would likely be the largest loan for a U.S. real-estate construction project since the property downturn and would give the Chinese bank—which has a mission of promoting Chinese investments globally—its first foothold in a U.S. real-estate project.

The high-profile building is poised to be the tallest residential tower in the country. With a building-permit application calling for a 1,550-foot-high structure, it would surpass the Empire State Building, a commercial skyscraper, in height. Its architect was the lead designer of the world's tallest building, the Burj Khalifa in Dubai, and retailer Nordstrom Inc. has agreed to put its flagship department store at the base of the building...

Great news! Good to see them still using the 1,550 ft. figure as well.

Love those, nicely done!

It will probably wind up being less bulky, won't it? That first shop looks more like the massing of an office tower.

Yeah it'll be skinnier. The base will be 200 ft. x 200 ft., but it'll only be ~1.35 million square feet if memory serves me correctly.

I'm a box-freak, but an other P.A. over here would tease the NY-skyline, in fact, ruin it. Granted that, the GFA for the estimated height is pretty a mess of a whine, I'd have to vote for the "the Shard" - like design, which would justify the overall look and keep the beauty of the skyline intact.

True, but at least this building will be straight up without setbacks, tapering or a spire, as far as we know.

Looking at its footprint and the gross square footage, this has to taper considerably.
