Easy accessibility said to be Amaya Maluri's selling point

THE latest development under Gapadu Develop-ment Sdn Bhd, a subsidiary of Malton Berhad is Amaya Maluri.

The project in Taman Maluri, Cheras will comprise 25 units of duplex retail shops and 399 units of service apartments.

Malton Berhad managing director Joseph Chong Wan Ping said the property would be ideal for young working adults due to its location.

“In terms of location this is a very good place. There is an LRT station nearby and it is easy to get public transport,” he said.

“It is also not far from Kuala Lumpur city centre. The project is surrounded by established infrastructure with easy access to major highways such as Kesas and Middle Ring Road 2,” he added.

The 20-storey development has 193 car parking bays for visitors.

The ground floor and first floor will house 25 units of retail shops.

“With the shops on the lower floors, it will be convenient for residents,” he said.

The service apartments come in two sizes — type A and type B.

Type A units come with a built-up ranging from 920 sqft to 1,127 sqft while type B will be 719 sq ft per unit.

“The compact size of the units is ideal for young working adults,” said Chong.

Common facilities available for the service apartments include a swimming pool, gymnasium and security check at the main access.

The apartment will have 24-hour security with the access card system.

The average selling price for the service apartment units is RM399,000 while the duplex retail shops are tagged at RM2.5mil each.

Maluri ahead of schedule

MALTON Bhd expects its RM215 million Amaya Maluri mixed development in Taman Maluri, Cheras, to be completed by December 2012, a year ahead of its schedule.

"Work on the project has begun and we plan to accelerate construction following the overwhelming response from buyers," said Malton managing director Joseph Chong.

He said 70 per cent of the two 19-storey blocks with residential and commercial components have been taken up with only a limited number of Bumiputera units still available.

Of the 19 storeys, 15 are dedicated to 398 serviced apartment units with practical layouts and built-up areas ranging from 920sq ft to 2,508sq ft. They come in one-plus-one, two-plus-one and three- plus-one bedrooms.

The podium of the two blocks will feature 25 duplex retail shops.

"Residents and tenants of Amaya Maluri will enjoy its blend of duplex retail shops and serviced apartments which are sold partially furnished and come with condominium facilities such as the Cheras area's first glass-edged swimming pool, lounge, gymnasium, and 24- hour security.

"Other features include a two-tier access card system and seven lifts to service all residents," Chong said.

The development is accessible via the Middle Ring Road 2 located three kilometres away and the Shah Alam Expressway via the nearby New Putrajaya Highway.

The Amaya Maluri showroom is located at No. 70, Jalan Jejaka in Taman Maluri, Kuala Lumpur.

"The new MRT line that has been proposed to pass through the area will enhance the value of the location when it is completed in 2016," Chong added.

I visited yesterday.t
Apartments finishes are ok.
Tiles on main room (combined living room and kitchen) and bathrooms.
Wood (basic parquet) in the bedrooms.
Master bedroom can fit a queen sized bed, second bedroom is better for a kid's bed.
There's also an open room between the bedrooms that can become a dressing or an office, some are blind, other have window.
the kitchen gives access to an internal balcony to put the washing machine.
Light fixtures, air conditionner or fans and kitchen to be fitted by owner.
Eletrical board, power sockets and switches are installed.
The 900sqf 2BR apartment were mentionned at 650000MYR by the agent.
A further 45000 MYR was advised by the agent to complete a 1BR apartment with built in furnitures, lights and kitchen.
The first tenant should move on October 1st 2013.
The pool is filled. Gym club is fitted out.
Shops downstairs looks ready for possession but none occupied yet.
