dude do you know any retirees, they collect junk and krap and have stuff all over the place, these places are clinical as I said. Active or passive this does not spell retirees/old age home.

It's for rich, stylish, active Southern Suburbs retirees, the one's that go to lunch at Greens Constantia with girlfriends, frequent Steenberg Golf Course, have Dr. Luckhoff (plastic surgeon) on Speed Dial 1 and still have a personal trainer named Julio at the Gym & Tonic in Newlands.

A new retirement village is being launched in Claremont, on the corner of Herschel Road and Herschel Close, opposite Herschel School.

The developers – Sandak-Lewin Developments and Berman Brothers – describe the Herschel as ‘an active adult and life rights development’.

The modern apartment block was designed by Peerutin Architects, with two underground parking levels and 60 apartments spread over seven storeys. Apartment options include studios, one-and two-bedroom apartments ranging in size from 52 to 150 m2 and priced from R1.3-million. Each apartment will have an emergency button and intercom system linked to the reception area on the ground floor.

Amenities will include a deli/restaurant, a heated swimming pool, a library, an outdoor terrace, a clinic, a laundry, an indoor lounge area, a putting green, 24-hour security, wireless internet and direct intercom to a manned reception service.

The Herschel will be managed by CPOA (Cape Provincial Organisation for the Aged) and there is a reciprocal frail-care agreement in place with CPOA, allowing Herschel residents access to any of CPOA’s many facilities in the area if they need assisted care.

Construction is scheduled to be completed in early 2012.

Cape Town has yet another property attraction to boast, this time it takes the form of a new retirement village that is to be launched in the beautiful suburb of Claremont.

The village will be on the corner of Herschel Road and Herschel Close, opposite Herschel School .It has been described as ‘an active adult and life rights development’ by the developers themselves, Sandak-Lewin Developments and Berman Brothers.

So the existing buildings have been demolished which is a good sign, hopefully construction will commence in next few weeks

They've slightly changed the plan for this one. It's now going to be a regular apartment block as opposed to a retirement block, which is excellent news.

The ongoing transformation of Claremont’s central precinct, which was initiated by Cavendish Square some 30 years ago, will be taken a significant step forward by the announcement of a new project by Berman Brothers and Sandak-Lewin Developments, which have formed a joint venture to redevelop a prime site on the corners of Herschel Road and Herschel Close.

They have consolidated four plots and have demolished the double storey homes on them (most of which they say lacked architectural merit) to create a 2 364m² site.

On this they are now developing a seven storey apartment block with a two level parking basement, which will contain 66 sectional title apartments in all. These will be for sale and will have a total value of R140 million. The name given to the complex is The Herschel.

The developers initially planned to develop a retirement centre with 60 units on the site, to be managed by the Cape Peninsula Organisation for the Aged. This plan fell through and it was decided to build an apartment block instead.

The designers are Peerutin Architects, who also designed the mixed-use units in the nearby Intaba complex, in Protea Road.

“The Herschel will be similar to Intaba with a high standard of finishes, but in response to the far tougher economic scenario in which developers are now operating, we have kept to a tight budget that will enable the prices of the units to be pegged from about R1.2 million for bachelor apartments to R4.9m for the penthouses. For so central and sought-after a location, these will be very competitive prices,” says Simeon Peerutin, a senior partner at Peerutin Architects.

Johan Moolman, Peerutin Architects’ project architect on this development, says the units will vary in size from 50m² to 168m². All types will be available: bachelor apartments, one-, two- and three-bedroom apartments, and penthouses.

“Finishes will include Ten Shield carpeting in the passages, living and dining areas, porcelain tiles in the kitchens and lift lobbies, and powder coated aluminium doors and windows. To maximise the mountain views all the west-facing apartments will have walk-on balconies with stainless steel balustrading. The east-facing units will have narrower Juliet balconies.

“A striking feature of the project will be the beige side sliding aluminium window shutters on the façade. As the positions of these will differ according to the occupants’ wishes, the façades will have interesting changing patterns. On the southern side a different treatment will ensure that the glazing is taken from floor to ceiling,” says Moolman.

“A building of this size with accentuated horizontal lines obviously will have great impact on its environment,” says Peerutin. “But, although elegant, it will be restrained and understated. Its style is timeless, without ostentation or any flashy elements. It will rely on its harmonious proportions and good materials to makes its statement.”

Linda Sandak-Lewin of the development team, says five aspects will appeal strongly to potential investors:

Most units will have two parking bays in the basement and there will be ample space for visitors’ parking;

The security will include an electrified topping to a perimeter wall and round the clock on site guards to man the main entrance lobby;

The views from the apartments will take in Devil’s Peak and the Kirstenbosch mountains, False Bay and the Southern Peninsula;

A communal swimming pool will be provided and enclosed to ensure privacy while still opening out the views from the complex.

The building is 150m from Cavendish Square, within easy cycling or commuting distance of UCT and close to the Jammie Shuttle bus route, and will be right for parents able to offer their offspring above average accommodation while at UCT.

The contractor, WBHO Construction Cape, is on site and completion of the project is scheduled for May 2012. The development will be launched by Sandak-Lewin Developments this month, and Linda Sandak-Lewin can be contacted on 021 419 0440 or 083 253 6283.

New Claremont development nears completion

Launched late last year and now with its entire distinctive curved shell complete The Herschel is a luxury apartment building that continues the transformation of Claremont’s central precinct.

Set within 150 m2 of Cavendish Square and within easy cycling or commuting distance of the University of Cape Town, The Herschel consists of 66 apartments priced from R1.2 million.

Berman Bros and Sandak-Lewin Developments formed a joint venture to develop this R140m project on a prime 2 364 m2 site on the corner of Herschel Road and Herschel Close, very near to Herschel Girls School.

Paul Berman says: “The Herschel is a seven-storey building designed by Peerutin Architects to be elegant and understated, timeless and harmonious. We have sold 30 percent of these apartments so far, which appeal to a wide range of buyers. Buyers include local people who are downscaling from larger, older homes to reduce their overheads, and who want a lock up and go lifestyle, as well as to young entrepreneurs and businesspeople, investors and parents of students at UCT.”

Studio apartments are priced from R1.2m and prices for one and two bedroom apartments range from R24 000/m2 – R28 000/m2, depending on the type of unit, position in the building and views. Amenities include a swimming pool with a wooden deck and a barbecue area on the rooftop. Views from the building take in Devil’s Peak and the mountains above Kirstenbosch, as well as False Bay and the South Peninsula.

There are two levels of basement parking with direct access to the building, and a 24-hour concierge. Security features include intercoms in all units, CCTV cameras throughout the building, and electrified perimeter fences and walls.

Linda Sandak-Lewin of Sandak-Lewin Developments says there are also some garden apartments.

“The two-bedroomed ones have been sold, but we still have studios of about 50 m2 plus gardens of 48 m2 and one one-bedroomed garden apartment of 60 m2 plus garden of 48m2. The rest of the building mostly consists of two-bedroomed units.”

Mark Sandak-Lewin says construction by WBHO Construction Cape has gone very smoothly, and transfer is expected in June-July.
