An Ikea investment fund finalized a EUR 35 million land acquisition in Bucharest


Interprime Properties investment fund, part of the Swedish group Ikea - acquired for EUR 34.6 million the Timpuri Noi factory platform in Bucharest. The property has 51,000 square meters.

The Romanian company was trying to sell the platform since 2007, when it asked for the land about EUR 100 million, without VAT.

Interprime Properties is 9.99 percent controlled by Romprop Holding company, registered in Nederland and has the same address with Vastint Holding, owned by Inter-Ikea Group, developer and operator of Ikea store in Europe and China.

BNP Paribas: “Timpuri Noi” will be Bucharest’s next business centre

After Victoriei Square, Pipera, Presei Libere Square, and Barbu Vacarescu-Floreasca, in the coming four-five years the next business centre in Bucharest could be in the Timpuri Noi area, close to Unirii Square, where there are already some building projects, for which developers have not yet initiated investments, Viorel Lacatus, Investment Agency Director of BNP Paribas Real Estate Romania, said.

“Due to the good location, Timpuri Noi can be a future area of interest for office building developers. It is a very good development area. There are many factories, it is close to Bucharest’s downtown, and close to the underground. In four-five years, it will probably be the next business centre in the central area of Bucharest,” the official told Business Standard.

Although there is potential on the office building investment segment in Bucharest, the financial crisis, on the one hand, and the local political crisis, on the other hand, have cut the appetite of investors for taking risks and continue or initiate projects on the office space segment. “The current market context discourages the initiation of new projects by developers. Practically speaking, in the first half of 2009, no new office project was launched, which will affect mainly the offer for 2010-2011,” said the BNP Paribas Real Estate representative.

Ce teapa si-au luat ca au tras de pret in 2007...

Sa speram ca va uita frumos, din cate se vede e vis-a-vis de Universitate ( care la randul ei a fost ceva Industrial pana prin 1990 ).
Ar arata chiar misto daca ar fi ca in proiectul acela.

Based on the pictures above, we are talking about two different projects, or at least two different renders.

So far, an Investment Fund just bought the land, containing the old factory within.

They might just keep it and sell it in the future as is.
No official development plans have been unveiled, just speculation so far, based on an urban zoning plan (PUZ) and a couple of renders.

There is no point in keeping a factory functional in the city. The PUZ is clear and they will have to move the plant to make room for the development. The fund bought the plot, not the factory....

Langa fabrica Timpuri noi mai este una BioFarma sau ceva de genul asta si langa , tot pe partea cu Nerva Traian ,niste terenuri libere unde momentan sunt niste spalatorii de masini.... vor fi oare si aceste zone incluse in proiect ?

By the way, as I see it from the PUZ, which was issued in 2007 / 2008 (I see more dates, and don't know or have time to figure it out) it was approved for "Timpuri Noi", most probably so that they can sell the property.
This PUZ might change, and it was a proposal (valid for 5 years) and render signed a few years back.

IKEA converts Timpuri Noi into apartments, offices and retail space


Timpuri Noi industrial site, which covers 51,000 square metres, located one metro station away from Bucharest's city centre, has been bought by the real estate division of Swedish group IKEA, which will build apartments, offices, and retail spaces on the plot, but no IKEA-branded furniture store.

At a time when investors are still keeping away from the real estate sector, the company of Swedish billionaire Ingvar Kampard has committed to pay almost 35 million euros for a plot in Bucharest, with this being the biggest transaction involving land in two years.

"This is a long-term investment, aimed at developing mixed spaces: residential, office, and retail," announced representatives of Inter IKEA Group, who say the land would not be used to build an IKEA store.

The price paid, 678 euros/square metre, is almost three times lower than the figures thrown around the market two or three years ago.

Salutare tuturor. Urmaresc de ceva timp forumul. Am vazut ca s-au facut progrese insemnate la fabrica din Timpuri Noi. Au ras halele, dar au stat foarte mult pana au dat jos turnul de apa din curtea fabricii. Au mai ramas doar cladirile de birouri. Lucreaza destul de sustinut cei de la Apolodor Demolari. Voi reveni cu poze.

Multumim! Super update totusi. Deci au demolat o parte din cladiri ceea ce inseamna ca se pregatesc de proiect. Ar fi interesant daca am avea vreun render care sa se apropie de ceea ce se urmareste acolo.

Pentru un proiect de aceasta aploare e nevoie de un concurs international. Ar fi pacat sa asistam la o atribuire directa ... Fingers crossed !

Totusi, la cat de mare e proiectul de demolare nu se lucreaza decat cu 2 excavatoare si cateva basculante. Am vazut actiuni de dezafectare a unor constructii in Austria si Germania si cred ca Apolodor putea sa aduca mai multe utilaje pe santier sa mearga treaba mai repede. Cel putin cand au demolat turnul de apa s-au chinuit cu o macara carea avea un picamer in varf, apoi au urcat un excavator mic sa darame si dupa aia D-zeu cu mila. A durat aproape o saptamana sa dea jos turnul ala de apa.

Nici la electroaparataj nu s-au miscat f repede desi lucrau aproape in fiecare zi. Cred ca aveau vreo 4 excavatoare din care fro 2 dotate cu pickamere (parca asa se scrie?) + ceva basculante desi n-am vazut pe santier mai mult de 2-3 simultan poate erau pe drum, plus nu stiu ce utilaj (remorca) de faramitat parca (?) si 1-2 buldozere.

dupa cum spuneam, am revenit cu pozele promise. azi continua demolarea frontului de cladiri de pe splai. in ritmul asta intr-o saptamana vor avea toata zona curatata. mai are cineva detalii despre proiect, ce si unde se va construi. merci

I don't quite understand where is this project exactly for now..Ill make some pictures if the construction starts soon, there has been some time since we had a project in Bucharest, I still hope that Floreasca Tower will be completed

The project is located on the site of the former Timpuri Noi industrial platform, at the junction of the Sincai/ Nerva Traian streets and Splaiul Unirii, across the street from the Timpuri Noi metro station.
