“It is a long-drawn, nine-year project, which will primarily have IT along with some residential space, and will throw up nearly 25 million sq. ft of development,” said one of the two people cited above. “The plan is to get many large IT companies to set up offices here and repeat what was successfully done at Manyata Tech Park, for example.” Embassy Property didn’t respond to an email query sent on Thursday.

The company had filed last year for a Rs.2,400 crore initial public offering, but has not gone to the market yet. Real estate analysts blamed this on market volatility, which has forced other property firms as well to hold back listing plans.

PE funds and developers have in the past year focused more on residential projects than office or retail spaces because of a lower risk quotient. But HDFC’s investments in non-residential projects have been rewarding. Its PE funds exited their investments in two earlier Embassy projects with substantial returns.

“The fund had invested Rs.209 crore in Manyata Tech Park and exited with Rs.544 crore. In the Embassy Golf Links project, it had acquired two buildings for Rs.53 crore and exited with Rs.201 crore,” said the second person mentioned earlier.

“Though there are challenges involved in non-residential projects like finding the right location, partner and product to begin with, large investments in this space also offer great opportunities with potential of good returns,” said Ambar Maheshwari, managing director, corporate finance, Jones Lang La Salle India, a property advisory. Like in this case of HDFC and Embassy, the comfort factor between the fund and the developer plays an important role in facilitating repeat investments, he said.

IT major, Tata Consultancy Service is in the process of buying 35 acre SEZ plot in Bangalore suburb Whitefield for a total consideration of over Rs 300 crore.

"Salarpuria Sattva is aggregating land for TCS and the land deal is expected to conclude shortly. When fully complete, the new campus will accommodate up to 40,000 professionals with the potential to develop 3mn sft," said three people having direct knowledge of the development.


A detailed email sent to TCS did not elicit any response.

Currently, land value in Whitefield ranges between Rs 12 core and Rs 20 crore per acre.TCS currently occupy 3 lakh sft in Gopalan SEZ in Whitefield.

Separately, the leading IT services, business solutions and outsourcing firm, is also setting up a new learning and development campus in Thiruvananthapuram (Trivandrum), Kerala.

Set over an area of 82 acres in the Technopark region of the southern city, TCS will invest Rs 10 billion on the proposed project, which will become the company's training center once completed, the company had earlier said in a press release.

The new campus will accommodate up to 10,000 professionals and offer TCS' leading edge learning curriculum to candidates joining TCS straight out of colleges once fully operational. The construction for

the new facility is expected to be completed within 36 months from the date of commencement.

As of September 30, 2011, TCS employed 214,770 professionals. The Mumbai headquartered company has a global presence with 145 offices in 42 countries and 106 delivery centers in 20 countries, according to company's website.

Whitefield (east of Bangalore) has seen at least a dozen land transactions in the last few months due to lower land prices and rising demand among corporate. Recently, Shriram Properties purchased

27 acre for Rs 146 crore, RMZ Corp has bought 28 acres for Rs 133 crore and Total Environment Building Systems picked up 18-acre for Rs 150 crore.

Nothing to negate this but then I hope this is not a substitute for 100Acres near Devanahalli

What i find funny here is 35 Acres for 40k people while Infy has 360Acres for 18-25k people :-)

That was mohandas pai's sarjapur plan to buy land from farmers, him being fired now infy back fast track. Govt should allow max 50 acre of agri land conversion to commercial use there But holding up full is not advisable, ok if it will benefit kolkata rajarhat. But sarjapur is more outskirt than whitefield with 3 malls

Karnataka expects IT exports from the state to touch Rs 1 lakh crore in the current financial year. IT exports from the state stood at about Rs 85,000 crore during the 2010-11 financial year.

“IT sector in the state is growing at about 22 per cent and we hope to touch Rs 100,000 crore of IT exports during the current fiscal,” the State IT Department Principal Secretary, Mr M.N. Vidyashankar, told PTI here today.

IT companies, including MNCs, that have set up shop in Karnataka find the talent to be of global standards, he noted.

Research and development activities have increased tremendously, he said, adding that a greater number of companies are expanding their operations and hiring young talent in the state.

“The IT industry in Karnataka has provided direct employment to about eight lakh persons, which is expected to touch nine lakh by 2012,” Mr Vidyashankar said.

He said the Government is taking necessary steps for initiating the tender process for the selection of a Master Developer for the proposed Information Technology Investment Region (ITIR) project in the state.

ITIR, an integrated IT city covering a geographical area of about 40 sq km, is proposed to be developed in the vicinity of the Bangalore International Airport near Devanahalli. The state government would take up the project in two phases.

“In the first phase, about 2,000 acres of land would be acquired. The project would be developed on a PPP mode. The ITIR project is expected to attract an investment of over Rs 1 lakh crore, with potential employment of about three million,” Mr Vidyashankar said.

He also said that the Government has submitted a proposal to the Centre for establishing an Indian Institute of Information Technology at Dharwad in North Karnataka under the PPP mode through a partnership between the Government of India, state government and industry.

Goldman Sachs picks up 25 acres in Bangalore's ORR

In what could be one of the largest land deals in Bangalore this year, global investment banking firm Goldman Sachs has signed up 25 acres of land on the Outer Ring Road. The land has a development potential of 2.5-million-sq-ft office space with an employment potential of 25,000. The space would be developed by Kalyani Developers.

An official of a real estate services firm, who did not wish to be named, told Business Line that Phase I of the development would be completed in 2013, while the second phase would be completed in 2015. According to him, the company has already signed a Letter of Intent with the developers.

The company is looking at relocating completely from its existing offices in Manyata Tech Park and Embassy Golf Links, he said. Real estate analysts estimate that land in the Outer Ring Road area could be priced at about Rs 6,000 a sq ft.

Infosys too has recently signed up for 1 lakh sq ft SEZ space at Bagmane World Trade Centre on the ORR, which could be the Indian IT behemoth's first non-captive space in the city. An Infosys spokesperson confirmed the development.

Other important deals this year include Wipro (1.3 lakh-sq-ft SEZ space at Pritech Park on the ORR), Accenture (87,000 sq ft – Pritech Park), and Ericsson (3.5 lakh sq ft – Bagmane WTC) — all in Q1 of 2011.

In the second quarter of this year, Cisco signed up for 3.75 lakh sq ft (Vrindavan Tech Village and Salarpuria Hallmark on the ORR) and Accenture (1.3 lakh sq ft at Pritech Park). In Q4 of 2011, Aricent Technologies took on lease 2 lakh sq ft (Prestige Etamin on the ORR) and Sunguard (2 lakh sq ft – Umiya Business Bay on the ORR).

There can only be one World Trade Center in one economic Region for which brigade has License.there can be World Tech Center or any centers barring Trade
