Mah Sing plans 'Icon City'

MAH Sing Group Bhd (8583), the country's fifth largest property developer by revenue, plans to launch the "Icon City" in Selangor, its biggest commercial development thus far, which has a gross development value of over RM1.5 billion.

The project, which will be developed in phases, is located on 7.93ha site in SS8, Sungei Way, a site formerly occupied by Matsushita Group of Co.

Mah Sing had bought the land from Panasonic HA Air-Conditioning (M) Sdn Bhd for RM89 million or RM104.23 per sq ft. The deal was completed in March this year.

The land is situated at the crossroads of the Lebuhraya Damansara-Puchong and Federal Highway, making it strategic for development.

Initial plans for the land were to build three 17-storey serviced apartment buildings, a 16-storey hotel, five blocks of 25- to 31-storey office towers, a 20-storey small office home office block, 18 units of three-and-a-half-storey showrooms and 80 units of four-and-a-half-storey shop lots.

However, Mah Sing chief operating officer for commercial projects, Andy Chua, said the development plan for the five-year project is being modified to enhance its appeal.

"We are adding some unique and interesting concepts. We expect Icon City to be a new landmark for Petaling Jaya," Chua told Business Times.

He said Icon City will be a one-of-its-kind green and eco-friendly development with smart features and it will further enhance Malaysia as a property investment destination.

Chua added that the office towers will be tailor-made and sold en bloc while the apartments and shoplots will be kept for retail investors.

"We are bullish on the project as there is a pent-up demand for commercial properties in Petaling Jaya. Although the market may not be ready, but if the project is unique and special and people see the value of the properties, people will invest.

"A lot of companies are also moving to Petaling Jaya as an alternative to having an office in the Kuala Lumpur city centre. The rental yields are good here," he said.

Chua said Mah Sing aims to submit its final development plan to the local authorities by the third quarter of this year and start construction immediately.

It has started to demolish the Matsushita building and will complete the works by September, he said.

Among the projects to be previewed in the second half of the year are Icon Residence Mont’Kiara; Garden Villas in Hijauan Residence, Cheras; One Legenda, Cheras; Garden Residence, Cyberjaya; Kinrara Residence; Bayu Sekamat, Hulu Langat; M Suites, Jalan Ampang; Garden Plaza, Cyberjaya; Icon City, Petaling Jaya; Star [email protected], Sungai Buloh; [email protected] and Southbay Plaza in Penang; as well as Austin Suites serviced apartments and Sierra Perdana in Johor Baru.

The freehold Icon Residence Mont’Kiara was previewed in July. The project comprises semi-furnished serviced apartment units with built-ups from 874 sq ft. They are priced from RM956,800. The first block, priced at RM1,100 psf, is 70% booked while the second block which has a higher price tag of RM1,200 psf is 30% booked.

Mah Sing also launched a gated-and-guarded precinct in the freehold Sierra Perdana in Johor Baru last month. The developer launched 2-storey cluster homes with built-ups of 2,156 sq ft from RM436,800, as well as 2-storey semi-detached homes with built-ups of 2,263 sq ft from RM462,800.

Garden Villa in the freehold Hijauan Residence in Cheras, with built-ups from 7,000 sq ft, are priced from RM2.8 million; the 3-storey to 4-storey resort bungalows in the freehold [email protected] on Penang island offer built-ups from 6,400 sq ft and are priced from RM3.6 million. The 3-storey bungalows in the freehold One Legenda, Cheras, with built-ups from 6,313 sq ft, cost RM3.5 million onwards.

Over at the leasehold Kinrara Residence, 271 units of 2-storey linkhouses with built-ups of 2,488 sq ft are priced from RM700,000 to RM750,000.

Garden Plaza in Cyberjaya and M Suites in Jalan Ampang were also opened for preview recently this month. Garden Plaza offers serviced apartment units of 500, 700 and 1,000 sq ft, with indicative prices of RM228,800. Meanwhile, the RM300 million M Suites, targeted at investors, is a semi-furnished serviced apartment project with built-ups from 500 sq ft and priced at RM500,000 and above.

Mah Sing’s upcoming projects include the Austin Suites serviced apartments, Southbay Plaza residential suites and lifestyle retail shops, Sierra Perdana’s 3-storey shop offices, the leasehold Icon City in Petaling Jaya and Star [email protected]

As for its China project, Leong expects work to start by early next year after it gets the approval for a mixed development, comprising medium to high-end residential and commercial components, with an estimated investment cost of US$620 million (RM1.9 billion). It is also looking at venturing into Vietnam, Singapore, Australia and Indonesia.

“I think Indonesia is the next country as our plastic manufacturing division already has a factory in Jakarta … so it is easier for us to make inroads there. We should not be in a hurry when we are not familiar with a country. We believe in proper planning before we venture overseas.

“We have a dedicated research team that conducts in-depth market studies as we are very market-driven. We keep studying what is actually happening in the market and what the markets’ want and need,” Leong says.

“The needs of our target market are ever changing, hence we need to be nimble and strategic to be able to adapt and plan to cater to such needs. We had started as a developer focusing on landed residential units, but now we offer a full range of properties namely residential — both landed and high rise — industrial and commercial properties like Grade A offices and retails to cater to market demands,” Leong says.

Mah Sing's group MD says there will be sustained demand in mid-tier to high-end properties, both landed and high rise in the residential, commercial and industrial segments.

Mah Sing Group Bhd (8583), Malaysia's fifth largest property developer by revenue, is ready to roll out RM3 billion worth of new launches this year on positive domestic economic outlook.

Group chief executive and managing director Tan Sri Leong Hoy Kum said he was bullish on sales moving fast paced as ripple effects from recent government initiatives will bring more to buy properties.

Speaking to Business Times, Leong said initiatives under the Economic Transformation Programme and 10th Malaysia Plan should boost property demand with expected increase in job creation, urbanisation, the standards of living and income level.

He expects wealth creation from the local stock market to also have an impact on the property sector as gains are invested in physical properties.
"The property market has done well in 2010 and we are confident that the momentum is sustainable into 2011 as the current buying pattern is backed by fundamentals of the economy and purchasers," Leong said.

Leong feels there will be sustained demand in mid-tier to high-end properties, both landed and high rise in the residential, commercial and industrial segments.

Mah Sing's new launches will comprise a mix of landed residential, niche size serviced residences, shop offices, retail units, small office/home office and industrial.

Leong said projects featuring lifestyle elements and community living with facilities like a clubhouse and pool will continue to do well.

To meet the demand in this segment, Mah Sing will offer Garden Residence in Cyberjaya, Kinrara Residence in Puchong, One Legenda and Hijauan Residence in Cheras, and [email protected] on Penang island.

These projects will feature superlink homes, semi-detached homes and bungalows.

Mah Sing will also offer smaller units for serviced residences and condominiums in the second half of this year to provide easier entry for investors, leading to higher take-up rates. Here, it will roll out [email protected] Ampang, Leong said.

The company will also launch Icon Residence and Ferringhi Residence in Penang, and Austin Suites in Johor Baru, Johor.

For commercial projects, Mah Sing intends to launch Star Avenue in Damansara, and Icon City in Petaling Jaya in the first half of this year.

Meanwhile, the third industrial project under the iParc series, [email protected] Jelutong, will be launched by mid-year.

Leong said in line with the company's strategy of a fast turnaround, it will preview these new projects soon, while scouting for prime land.

"Although our landbank is enough to sustain us for the next seven years, we are looking for sizeable pieces of land and we have the balance sheet to fund the acquisition," he said.

Mah Sing, which has a cash pile of RM233 million, made 10 land transactions involving 118ha for RM756 million last year.

Group managing director and group chief executive Tan Sri Leong Hoy Kum said Mah Sing will be launching more commercial and industrial projects this year to build the two segments.

Mah Sing has 33 ongoing developments with remaining gross development value and unbilled sales of RM11.4 billion, and RM4.2 billion has been earmarked for commercial and industrial projects.

Mah Sing may replicate the development of Icon City to offer mix products, but it would depend on location and land size, he said.
Icon City comprises seven- to eight-storey lifestyle shop-offices, gourmet street with 20 two-storey food outlets, small office versatile-offices (Sovo), serviced apartments, lifestyle mall, boutique hotel and office towers.

Leong is bullish that Icon City will command good sales because of the product mix, design and location.

KUALA LUMPUR: Mah Sing Group Bhd is launching the i-SoVo or Small Office Versatile Office units at its landmark Icon City development in Petaling Jaya at an average RM800 psf.

The units will be open for sale in conjunction with the launch of the Icon City sales gallery on Sunday.

Icon City has a gross development value of RM3.2 billion on a site measuring 19.6 acres. It is situated at the intersection of Lebuhraya Damansara Puchong (LDP) and Federal Highway in Petaling Jaya’s SS8.

“Icon City’s prominent visibility makes it an ideal location for the product mix in the development comprising versatile offices, corporate offices, lifestyle shop offices, serviced residences and a hotel,” Andy Chua, COO of Mah Sing Properties Sdn Bhd told The Edge Financial Daily.

The concept of i-SoVo focuses on the work environment that offer unparalleled levels of flexibility to owners who desire to set up whatever they wish be it a music studio, office space, art gallery, design house or a private hangout.

There are 283 i-SoVo units comprising two types with built-ups of 745 sq ft and 1,094 sq ft respectively. Prices start from RM599,000 or an average RM800 psf, said Chua. Housed in two blocks of 31-storeys each, all the units are duplexes with double volume high-ceilings. The project also features sky gardens and WiFi infrastructure. The i-SoVo towers are slated for completion in 2014.

The leasehold site of Icon City was purchased in 2009 for RM89 million or about RM104.23 psf. Once completed the project will feature shop offices, a retail mall, residences, a hotel and office towers. It will have more than 3,800 carpark bays. It is estimated to take eight years to be completed.

The first phase of this development was launched in June. It was the 30 Jewels commercial centre comprising 30 lifestyle shop offices of seven and eight storeys on lot sizes of 25 ft by 76 ft for the former and 25 ft by 79 ft for the latter. The selling prices are between RM7.7 million to RM16 million. Already, 19 units with a value of RM192 million have been taken up.

The entire Icon City will incorporate design elements that meet three green standards — Malaysia’s Green Building Index (GBI), Singapore’s Green Mark and USA’s Leadership in Energy and Environment Design (LEED).

The area is accessible via the highways and expressways such as NKVE, Elite, NPE and Kesas. Public transport such as Seri Setia KTM stations and Kelana Jaya LRT stations are within the vicinity of Icon City.

The launch of the i-SoVo will be followed by the launch of the serviced residences at a later date.

KUALA LUMPUR: Mah Sing Group Bhd racked up sales of RM426.5mil during the launch of its Icon City show gallery, at the project site in SS8 Petaling Jaya last weekend.

The sales were from the commercial i-SoVo (small office versatile office) units, 30 Jewels (seven and eight-storey shop offices), and Gourmet Street (one and two-storey retail shops).

Buyers were able to enjoy DIBS (pay 10% and nothing else until completion) 90% financing even for third and fourth properties onwards on the commercial i-SoVo project in Icon City.

Icon City is Mah Sing's flagship integrated commercial project, which enjoys exceptionally high visibility and has a total gross development value (GDV) of about RM3.2bil, to be developed in three to four phases.

The i-SoVo is part of phase one comprising 410 units. The well-designed duplexes come with built-ups of 69.2 sq m and 101.6 sq m, and priced from RM599,000. Bernama

I think this should be in the Highrises section, it looks easily above 100 meters in height.
