I swear the name sounds soo tacky..the treez.whats with the catch phrase 'green for life'..Architecture wise design looks allright.

Environs friendly green project

IF you do not want to wake up in the morning with the sun directly hitting you in your face, then The Treez — Jalil Residence @ Bukit Jalil could just be your dream property.

Designed to be an environmentally friendly green residential building, the project by the Exsim Group of Companies boasts of low density with 66 units per acre.

With a tagline “Think Green, Live Green, Be Green” its building concept is based on the GBI Accreditation Panel (GBIAP) of Malaysia’s six stringent criteria of the green building index.

Touted to be the first green residential building in the southern part of Kuala Lumpur, the project consists of Condominiums, Condo Villas, Penthouses/Lofts and Link Villas, it promises a resort lifestyle where urban living cannot be any better.

Exsim Group of Companies sales and marketing director for The Treez-Jalil Residence @ Bukit Jalil, Michael Yam TK said the project is built on a 1.05ha land fronting the Bukit Jalil Recreation Park and with a birds-view of the Bukit Jalil Golf and Country Resort.

“The orientation of all the 172 units is designed to avoid direct sunlight. The innovative architectural designs enable green features to flow seamlessly in and around each unit to create an energy efficient, highly sustainable home ’’ said Yam.

He added that all the units are created with more open space to promote good ventilation, fitted with recycling facility by integrating green technology and the use of green appliances.

“Energy to light up the units is via solar panels and installation of energy-saving light bulbs at all common areas will significantly cut down the building’s electricity consumption,’’ said Yam.

Besides this, The Treez will be equipped with a sophisticated rain-harvesting system and condensate water reuse system for watering of plants and water-efficient sanitary appliances.

“Even before the launch, 90 percent of the units have been sold out. Piling works started about two weeks ago and the project, the first low-density luxury leasehold project with strata titles will be completed in 36 months.

According to Yam, the property provide a magnificent lobby with the design and featured furnishings, resembling the luxury that is normally found in a five-star hotel.

Yam said the The Treez is carefully planned with easy accessibility to the new LRT station and feeder bus route, the Bukit Jalil highway, Kesas highway, the LDP and the Maju Expressway.

i attended their TEA TIME PARTY last weekend. really impressed and there was a very large crowd.

Time has come for all projects in KL/PJ to be innovative in their projects just like TREEZ...

Impressive debut for The Treez in Bukit Jalil

KUALA LUMPUR: Touted by its developer Exsim Development Sdn Bhd as the soon-to-be most exclusive residential address in Bukit Jalil, Kuala Lumpur, The Treez has got off to a great start with sales of over 90% in less than three months.

It was an unexpected response considering this is Exsim's first residential project, said Michael Yam, sales and marketing director of Jalil Max Development Sdn Bhd, a subsidiary of Exsim.

Exsim was involved in the timber business before venturing into property development. It has been developing mainly industrial projects prior to this including the Nouvelle Industrial Park in Kota Damansara and Nouvelle Industrial Park in Kota Kemuning.

The Treez, comprising 135 condominium units, 13 condo villas, 15 link villas and five penthouses, is a freehold low density development that embraces a greener lifestyle. Covering 2.6 acres, it fronts the 80-acre Bukit Jalil International Park and has a gross development value (GDV) of RM190 million.

"We realised that there is a demand for high-end gated and guarded development in Bukit Jalil. So far, we do not know of any other developments that has gone the scale we have in terms of built-up sizes, luxurious fittings and green features," Yam told The Edge Financial Daily.

According to Yam, the development will be built to meet the Malaysian Green Building Index (GBI) standards. Upon completion, it could be the first Green Residential Building in southern Kuala Lumpur.

Green is a cause Exsim takes seriously; building materials will be meticulously and environmentally sourced from sustainable sources. The development also incorporates features such as a recycling facility, rain harvesting system and a condensation water reuse system, as well as solar panels.

There will also be a bicycle-rental service to encourage less usage of cars and healthier living.

"We are a new player in the market, so it is important for us to differentiate ourselves from the others. We are trying to achieve this with creative designs, quality products and being green. The Treez offers luxury that is normally found in five-star resorts, added Yam.

Facilities include a grand sunken lobby with cascading fountain, a 25-metre Infinity pool, private lounge, a yoga pavilion and a fully-equipped gym.

The units in the development boasts large sizes of 1,409 sq ft to 1,700 sq ft for condominium units, 2,733 sq ft to 3,260 sq ft for condo villas, 2,450 sq ft to 3,952 sq ft for penthouses and standard 4,344 sq ft for link villas with rooftop gardens. Prices start from RM704,000 onwards.

"We started construction in late October with expected completion by December 2013," said Yam.

Exsim to launch 11 projects in next three years

PETALING JAYA: Exsim Development Sdn Bhd plans to launch 11 new residential and industrial developments covering 90 acres (36.4ha) in the Klang Valley within the next three years.

Its head of property R&D (industrial) Vincent Chin told The Edge Financial Daily the company recently secured several parcels of land in the Klang Valley, bringing the group’s total undeveloped landbank to about 100 acres. He added that it is also in final discussions to acquire another six acres for industrial development in Balakong.

“We are still on the lookout for more landbank, especially larger tracts in the Klang Valley for a township development,” said marketing and corporate communications head Michelle Siew, adding that Exsim is also open to good joint venture opportunities.

Exsim recently signed a joint venture agreement with an individual landowner to develop a 50-acre leasehold site in Ijok, Sungai Buloh. It has also acquired a 10-acre freehold industrial tract in Meru Klang for RM20 million.

The Ijok project will comprise over 100 light industrial lots while plans for the Meru project are still being finalised. Both industrial projects are set to be launched by year-end.

Also expected to be launched this year are two condominium developments — The Petalz in Old Klang Road, and a yet to be named development in Jalan Tun Razak, Kuala Lumpur. The 3-acre The Petalz has a gross development value (GDV) of RM300 million while the 1.1-acre Jalan Tun Razak development has a GDV of RM170 million.

The developer launched the 2.7-acre Novelle Industrial Park Lot 8 in Kota Damansara and the 9-acre Novelle Industrial Park Balakong (NIPB) in early March. According to Chin, five out of the seven units in Lot 8 and 16 out of the 18 available units in NIPB have been snapped up.

The leasehold Nouvelle Lot 8 has a GDV of RM59 million and is Exsim’s fourth and final industrial development in Kota Damansara. The freehold NIPB project is a joint venture with Hai Ming Sdn Bhd, a subsidiary of KPS Consortium Bhd, and has a GDV of RM83 million.

The company’s first four projects were industrial lots under the Nouvelle banner — Nouvelle Kota Damansara (RM70 million GDV), Nouvelle Kemuning Business Park (RM65 million GDV) as well as Novelle Industrial Park 2 (RM55 million GDV) in Shah Alam, and Nouvelle Lot 10 (RM50 million GDV) in Kota Damansara. Prices for The Nouvelle Industrial Park have risen 30% to 40% from their initial launch price of RM 3.2 million in 2009.

Exsim’s residential projects include The Treez and Twin Arkz in Bukit Jalil and The Leafz in Sungai Besi. Prices at The Treez have appreciated by about 30% since its launch in 2010. In September 2012, the studio units at Twin Arkz set a new benchmark price of RM800 psf for such property in Bukit Jalil.
