Most Z plots are being sold these days.

The bidders are very powerful: CITIC, Evergrande, SOHO, Vantone, R&F, China Overseas and some others. The floor area ratio for several plots imply that they will be easily above 250m.

Several presss releases in August claimed that in addition to the 400m plot, another two would be 300m projects:

Keep on mind that all this has nothing to do with the CBD extension masterplanned by SOM. These plots are all in the Phase 1 of the CBD.

  中信集团最终以63亿元成交,折合楼面价为18000元/平米,地价回归理性。而此次出让的其余五幅地块的最终出让价格也大体类似,均在20000元 /平米左右。对比之下,CBD核心区住宅均价已达40000-50000元/平米,部分在售楼盘价格高达80000元/平米。

Huh? CITIC and Greenland were both bidding for this "Z15" plot in the new CBD expansion and CITIC won.

Now CITIC Real Estate is the owner of this plot and that is the render of the possible tower they will build there.

One unique aspect of the beijing CBD is that the CBD looks like its been made up of many smaller CBD and then put together. Each section of the CBD look very unique and has its own gems within. This area of the CBD for example already has many Gems within

The land Z15 for commercial use was bid by China International Trust and Investment Corporation (CITIC Group), which is among 26 bidders including Chinese property magnates, including Dalian Wanda Group Co. Ltd and SOHO China.

It is said the land with a construction scale of 35 hectares stands in the north of Beijing's CBD area, where it is expected to establish the tallest building in Beijing at 500-meters high, according to an announcement released by the Beijing Municipal Land Arrangement and Storage Center.

Currently, the highest building in Beijing is the China World Trade Center Tower 3 standing 330-meters high.

Industry delegates reckon the accommodation value of this land with 18,000 yuan (2,705 US dollars) per square meter is not expensive, compared to the average value of residential housing in this area at about 40,000 to 50,000 yuan per square meter. The price of some buildings on sale in this area is even over 80,000 yuan per square meter.

The CITIC Group said they will use the Land Z15 to construct its headquarters building.

Another land Z14 on the east side of Z15 which has a construction scale of 22 hectares also attracted 13 enterprises for bidding. It was finally bid by a super union joined by 11 enterprises for about 4.1 billion yuan.

The tower is tall, but the design is merely ok compared to other projects in China.
