additional question: wala pa kasi akong asawa, bata pa ako. hehe. kanino mapupunta ung property? may choice ba ako kung sino pagbibigyan ko? or sa immediate family dapat?

Di lang ako sure pero automatic yatang sa mga parents , kasi sila ang lumalabas na immediate beneficiary mo unless na may nominated ka.
Tungkol sa DP pa lang ang hinuhulugan mo at ala pang bank loan na nangyayari ang magpapatuloy e di ung co-maker mo kung sino man iyon. Sa mag asawa siempre ung asawa mo. Di ko masyadong maalam sa mga ganyang usapin pero for sure may mga nakakabasa nito at maghahagis ng opinyon. Duon sa SMDC fora meron antayin mo na nalang.

i think you are required to take out an insurance once in the financing stage na..

pero habang DP pa lang, ipaalam mo na sa mga dapat makaalam na may hinuhulugan ka kasi pag nag default ka, in favor of the developer na yung bayad mo (kung tama ang intindi ko sa CTS).. hehehe at least your heirs will have the option of continuing the purchase or selling it..

you may want to check the payment terms if included with MRI..but the practice nowadays is that the MRI is also integrated in the DP stage..even NHMFC and Pag-Ibig accounts have MRI with more reason ung DMCI so as long as updated ung account mo with the insurance paid..eh no need to worry

yes, if wala pang 20% equity, you default the property. when already in a loan, you get insurance and have a co-maker.

i have a unit here as well. good to know construction is going on as expected. i think turnover is 2014. ok lang mapaaga pero wag sana madaliin just to say mabilis. knowing dmci though, quality naman yan.

Lahat naman ng developer ganun ang ginagawa.. For example check out the proposed design drawings of the Cityplace development in divisoria. Kala mo ang linis ang lawak. Hehehe

If youre referring to me, i wasnt bashing, just stating facts. Diba ganun naman talaga magdrawing ng proposed design ang archtects? Where did you ever see drawings that included all the other buildings around it. Never.

Rockwell land did that on their One Rockwell renderings. Its very important nowadays not to fall for deceptive tactics of the condo developers.

Hi! We are planning to purchase a 2-BR unit from Bali Oasis Phase 2 (consists of 9-Floor Building and 4 towers). It's developer is Filinvest. Any comment on their works and customer service?

This would definitely help us.

I think Filinvest should be fine because they developed the Beaufort BGC.
