It is illegal. It's an illegal tactic. Actually if the agent isn't licensed there should be no commission at all. Ito ang sinasabing colorum agents. Yun nga lang, this rule isn't implemented very well so... but if you want try calling customer care and ask if it is allowed or not.

ARTICLE III – RULE OF CONDUCT AND PRACTICE

The Practitioners shall be governed by the following rules of conduct and practice.

SECTION 1. RELATION TO THE GOVERNMENT


(a) The Practitioner should secure all the necessary Licenses, permits and authority from the Bureau of Domestic Trade and other government agencies as may be required by law, ordinance or rules and regulations and comply with all the requirements thereof engaging in the same.


(b) He should pay any and all taxes, fees, dues, levies or changes that the government may impose in accordance to law, ordinances, or rules and regulations.


(c) He should help, assist and cooperate with the Bureau of Domestic Trade and all government agencies and instrumentality in the promotion, development and conservation of lands and other natural resources, its improvements and rights and interest therein.


(d) He should not encourage, abet, tolerate or participate in the evasion or illegal reduction in the payment of all taxes, fees, dues, levies or charges that may be imposed by the government.


(e) He should not offer or agree to pay, to split or rebate any commission, fee or valuable consideration, directly or indirectly with any person who is not duly licensed practitioner or to cooperate, assist or endorse any transaction or engagement of his services in violation of any existing law, rule or regulation.


(f) He should indicate the license number of the certificate issued by the Bureau of Domestic Trade in his letterhead, dry seal, signboard, billboard, advertisement of other announcement in relation to the Realty Service Practice.

Some are, but some are not. Only licensed brokers can technically sell and agents can sell through a broker's license at the ratio of 1 broker to 20 agents. Agents should also be licensed as salesmen with PRC to be legit. The good news is, those who would want to become licensed brokers can do so with the coming licensure exam next February. RESA Law has already been implemented and the IRR has been already in effect since July 2010.

There are still several 1 Bedroom units left though those at the atrium floors are getting sold out fast. Atrium levels are every 5 floors starting 1st floor

In-house agents work under brokers too. In house Broker->Sales Manager->Inhouse Agent. Inhouse have brokers too otherwise they can not sell, but we are working with 1:20. We are working to get them licensed as well hopefully if not this year, early next year. The IRR has just been implemented so it would take some time to finalize all these.

I agree. The area for each of the rooms in the unit are clearly specified too at naka-break down pati materials. They provide sample CTS and other details. Very upfront. So as an investor, kampante ka with DMCI projects. Goldland Properties (Millenia Tower Ortigas) has similar practice so I'm a happy investor

I was about to buy a unit at SMDC Light 2 months after it launched but got turned off with the sales agent coz she gave me wrong info about specifics on what I was going to get. She retracted the info she gave when I asked for a list of deliverables in writing. I think baguhan and not well-trained yung tao. Still think SMDC light is a good project, but they just need to improve their sales team and info dissemination.

I also learned that as investor, it's best to deal with seniors or managers. Mas pro kausap.

if your checks are payable to dmci and you have the invoice from dmci. then you will have no problem..

not legit meaning? not licensed or accredited? - you should get an agent/broker who is both licensed and accredited with the developer.

There will be model units but not for all unit types. You would be able to view similar cuts from completed projects though
