THE upcoming Southkey Megamall in Johor Baru is expected to be injected into newly public-listed IGB Real Estate Investment Trust (IGB REIT).

The Mid Valley City-type mixed development is a joint venture between IGB REIT's sponsor, IGB Corporation Bhd and Selia Pantai Sdn Bhd. The project is expected to be completed in the next five years with a tentative gross development value of between RM6 billion and RM8 billion.

"IGB Corp has yet to receive approvals from the local authorities in Johor, but they have been very supportive of the project. If everything goes as planned, work on the new mall should start in the first half of next year," said IGB REIT chief executive Antony P. Barragry after its listing ceremony yesterday.

Barragry said after the Southkey Megamall is completed, IGB Corp will operate the business for some time before putting it into the REIT.

"The project will be greater than Mid Valley City as the potential brought through the rapid development of Iskandar Malaysia is enormous," he said.

IGB REIT made its debut on the Main Market of Bursa Malaysia yesterday with some 1.92 million shares traded at an opening price of RM1.37, a premium of 12 sen over its offer price of RM1.25.

Its share price closed at RM1.39 yesterday, up 11.2 per cent with 2,361,610 shares transacted

IGB REIT raised about RM780 million, making it the country's fourth-largest flotation this year, behind palm oil firm Felda Global Ventures Holdings in June, IHH Healthcare in July, and pay-TV company Astro Malaysia Holdings which is due to list in October.

Barragry said the listing of IGB REIT will provide investors exposure to a highly attractive initial portfolio, comprising two connected super-regional malls, Mid Valley and the Gardens Mall.

"We are committed to enhancing unitholders' return and value through the organic growth of our existing portfolio as well as potential acquisition of additional suitable retail properties," he said

Unusual for a hotel, children were front of mind during the design phase.


Too bad the receptionist isn't dressed up as a Lego man.

"Legoland Hotels are the first ever hotels designed from a child’s-eye view," said Siegfried Boerst, general manager of Legoland Malaysia.

Child-friendly features include a low counter in the restaurant and treasure chests full of Lego bricks in bedrooms. All the rooms -- themed along Pirate, Kingdom and Adventure lines -- are equipped with interactive challenges to keep your kids occupied.

Hopefully that will give exhausted parents the chance to enjoy a break after touring the 30-hectare theme park for the day.

Legoland Hotel Malaysia will become the fourth Legoland Hotel in the world, after the Legoland Windsor resort hotel that opened earlier this year and one in California that will open in 2013.

It is a joint venture between Merlin Entertainments Group, which owns the Legoland brand, and LL Themed Hotel SdnBhd, a Malaysian company that is part state-owned and part private real estate company.

The Legoland theme park and hotel will cost RM720 million (US$236 million) to build, according to Legoland Malaysia representatives.


Legoland Windsor resort hotel: the only time you wish the check-in process lasted longer.

"The opening of the Malaysia Hotel in 2014 will also create an integrated destination resort experience for families, allowing them to spend longer quality time together exploring and enjoying the Legoland Malaysia offerings and the region," said Boerst.

As well as providing accommodation for visitors to Legoland, the hotel is also likely to attract tourists visiting three other theme parks planned for Johor this year.

These are (opening in 2012 alone):

- Little Big Club theme park (featuring Barney, Bob the Builder, Pingu and Thomas the train, among others);

- Hello Kitty Town (by Japan's Sanrio); and

- Lat's World -- the theme park of the local cartoonist Datuk Mohd Nor Khalid, commonly known as Lat which will all be housed in a four-story "family entertainment center."

TECHNOLOGY PARK: Singapore’s Ascendas in 60:40 joint venture with UEM Land

Ascendas Land International Pte Ltd, a unit linked to Singapore's state-controlled JTC Corp, has inked a landmark deal to help build an integrated technology park over 210 hectares in Gerbang Nusajaya, Johor.

Companies have been making a beeline for Iskandar Malaysia is recent months, citing the zone's key attractions such as labour and electricity costs that are half that of Singapore.
The projected investment to build the technology park is around RM3.7 billion, with Ascendas holding a 60 per cent stake in the joint venture.

UEM Land Bhd, which is controlled by Khazanah Nasional Bhd, will hold the balance 40 per cent.

Iskandar Malaysia's integrated eco-friendly technology park in Nusajaya, which is scheduled to be ready by 2022, will help create some 34,000 job vacancies.

UEM Land managing director/chief executive officer Datuk Wan Abdullah Wan Ibrahim said the first phase will see more than 100 foreign companies investing in Nusajaya.

He said that the partnership with Ascendas was established after four years of planning.

Wan Abdullah and his counterpart at Ascendas, Chong Siak Ching, signed on the dotted line to help kickstart the joint venture.

International Trade and Industry Minister Datuk Seri Mustapa Mohamed and Singapore's Senior Minister of State, who is also Minister of Trade and Industry and National Development, Lee Yi Shyan, were also present at the signing ceremony.

Wan Abdullah said that the project will help complement the diverse industries in both countries.

"We are excited to work with Ascendas on this project and are confident that this project will further cement Nusajaya's position as a desired destination for strategic investment, leisure and recreation," he said.

The fully landscaped park will offer infrastructure for a wide range of industries such as electronics, pharmaceutical and medical devices, food processing, and fast-moving consumer goods, logistics and warehousing, among others.

There are also supporting lifestyle amenities such as dormitories, food and beverages outlets, fitness and sports, and retail outlets.

Wan Abdullah noted that UEM Land sees the joint venture as an important and timely milestone as it will kick-start the second wave of catalytic projects to be introduced and implemented post-Nusajaya's 2012 "Tipping Point".
