KUALA LUMPUR: UEM Land Holdings Bhd, the real estate investment and development company of UEM Group, is collaborating with Iskandar Investment Bhd, the main property developer for Iskandar Malaysia, to develop retail and residential units in Nusajaya, Johor with a gross development value of RM850mil.

Both parties signed a shareholder agreement yesterday through their subsidiaries UEM Land Bhd and Iskandar Harta Holdings Sdn Bhd.

UEM Land Holdings managing director/chief executive officer Datuk Wan Abdullah Wan Ibrahim said a new company called Nusajaya Lifestyle Sdn Bhd had been formed to develop and manage the project.

“UEM Land owns 55% equity interest in that company while the remaining is under Iskandar Harta,” he said at a press conference after the signing ceremony.

Wan Abdullah said the project, known as Lifestyle Retail Mall and Residences @ Medini North, is located in Medini North, Nusajaya on 35 acres which Nusajaya Lifestyle had bought earlier at a cost of RM100mil.

“The entire development will have a total gross floor area (GFA) of 2 million sq ft combining colonnade-style retail outlets, entertainment facilities, shopping mall and service apartments,” he said.

He added that phase 1A of the project, which comprised colonnade-style retail outlet and alfresco dining with GFA of 200,000 sq ft would be completed in September 2012.

“A large-scale quality retail offering is an integral part of any urban development as it will improve the quality of life and boost the demand and value of surrounding properties,” he said.

Wan Abdullah said the overall development of the project was expected to be completed in eight years and the project was part of the group's plan to build up its recurring income portfolio to weather the downside of the market.

KPJ to build specialist centre in Iskandar

JOHOR BARU: A new specialist hospital on a 500,000 sq ft of land will be built in Bandar Dato' Onn in the Iskandar Malaysia development region in Johor Baru.

Specialist hospital operator KPJ Healthcare Bhd will collaborate with Johor Land Bhd to build the modern hospital.

The project will be undertaken in two phases, KPJ chairman Kamaruzzaman Abu Kassim said yesterday.

The hospital will have the capacity of 400 beds, encompassing 280,000 sq ft. The first phase of the construction with 150 beds, is expected to start by the end of 2012.

Its total invesment has yet to be determined, but an average of RM1,000 is budgeted for a bed.

"Approval for zoning has been obtained from the Health Ministry and the details are being finalised," Kamaruzzaman said.

Kamaruzzaman, who is also Johor Corp chief executive and president, said the new hospital will house a "Centres of Excellence" featuring a heart centre, a geriatric centre, cancer centre and a cosmetic and reconstructive centre, among others.

"It will serve as a one-stop centre for all medical services of the highest standards to cater to both local and foreign patients to promote health tourism," he told a press conference yesterday.

At the same time, the group is currently developing new specialist hospitals in Bandar Baru Klang, Muar, Pasir Gudang and Kuantan.

KPJ is investing between RM50 million and RM80 million for each hospital.

It recently completed a deal to buy Sibu Specialist Medical Centre and Sibu Geriatric Health and Nursing Centre in Sarawak at RM28 million on April 6.

Kamaruzzaman expected the new project in Bandar Dato' Onn to further sustain its consistent financial growth in the coming years.

For the year ended December 31 last year, KPJ posted a total revenue of RM1.65 billion, up 13 per cent, compared with RM1.46 billion previously.

Group pre-tax profit improved16 per cent from RM143.89 million to RM166.69 million.

On another note, KPJ is venturing into the retirement and aged care market following its agreement to buy 51 per cent interest in Australian operator Jeta Gardens Waterford Trust for RM19 million.

The deal is expected to be completed by September this year.

"There is a huge market for retirement and aged care. We are in the midst of studying the business and is planning to build several retirement villas around the country," Kamaruzzaman said.

Kuala Lumpur: Malaysia and Singapore's sovereign wealth funds have teamed up to undertake RM30 billion worth of development projects in Iskandar Malaysia and the island state.

Khazanah Nasional Bhd and its Singapore counterpart, Temasek Holdings (Pte) Ltd, have set up two joint venture companies to undertake the projects.

This is the first joint development investment between the two funds.

Khazanah will own a 60 per cent stake in M+S Pte Ltd that will develop land parcels in Marina South and Ophir-Rochor in Singapore.

The developments there will boast a gross development value (GDV) of RM27 billion with a permitted gross floor area of up to 501,020 square metres (sqm).

The Singapore projects include the development of offices, residential units, hotel as well as retail units.

Another joint venture, Pulau Indah Ventures Sdn Bhd - which is equally owned by Khazanah and Temasek - will develop projects in Iskandar Malaysia, Johor. They will have a GDV of RM3 billion and a permitted gross floor area of up to 1.37 million sqm.

"The development in Iskandar with Temasek will be highly complementary and builds on the momentum of existing and planned projects in Iskandar Malaysia, in which Khazanah has been involved since 2006," Khazanah managing director Tan Sri Azman Mokhtar said in a statement yesterday.

"Both these projects mark our first joint development investment with Temasek, and we look forward to a strong and fruitful partnership in both Singapore and Iskandar Malaysia," Azman added.

Temasek chief executive officer and executive director Ho Ching said: "Both the Khazanah and Temasek teams put in tremendous effort, working very closely together to develop the best ideas possible for our joint projects.

"We were also very fortunate to have the expert and highly professional support of leading real estate companies like UEM Land from Malaysia as well as Mapletree and CapitaLand from Singapore," she added.

UEM Land Holdings Bhd, Khazanah's property arm, will work with Mapletree Investment Pte Ltd, a Temasek portfolio company, to oversee the marketing and development of the project at Marina South.

At the same time, UEM Land will work with Capita-Land Ltd to oversee the Ophir-Rochor project.

So far, two sites in Iskandar Malaysia - one in Medini North and the other at the Heritage Cluster in Medini Central - have been confirmed.

Pulau Indah plans to develop serviced apartments, a corporate training centre, as well as commercial, retail, residential and wellness-related offerings on the sites.

NUSAJAYA: There is a sense of excitement in Iskandar Malaysia as key projects in this mammoth economic corridor take shape.

One of this year's highlights will be the opening of the Johor Premium Outlet (JPO) in Kulai-jaya with Prime Minsiter Datuk Seri Najib Tun Razak slated to attend the opening on Nov 11.

Shoppers will be able to buy branded items at factory discounts of 25% and above for famous brands including Gucci, Prada, Coach, Ferragamo, Ralph Lauren, Esprit and Calvin Klein.

(The JPO is a 50:50 joint venture between Genting Group and United States based Simon Property Group).

Once completed, the gross built-up area of the JPO will be approximately 330,000 sq ft and is expected to bring in four million visitors in its first year of operations.

Besides the JPO, a number of key road infrastructure works have been completed in this vast development which is three times the size of Singapore.

Since the inception of Iskandar Malaysia in 2006, parts of the 2,217 sq km landscape which was once planted with rubber and oil palm is slowly changing with the opening of hospitals, universities, international schools, hotels, and logistics and manufacturing hubs.

Some of the eight road projects have in fact been completed ahead of schedule, namely Jalan Yahya Awal Jalan Lingkaran Dalam Interchange and the Ulu Tiram Interchange.

As for some of the development projects in Nusajaya, the Britain-based Newcastle Uni-versity Medicine Malaysia has been completed while construction of Marlborough College Iskandar is under way.

The construction of Iskandar's Legoland Malaysia theme park, also in Nusajaya, is progressing well and is scheduled to open next year.

Legoland will offer 40 interactive shows and rides along with 15,000 Lego models, including those of famous buildings. It will be the first of three planned theme parks in Iskandar Malaysia.

Two lead players involved in the planning, implementation and funding of the project are Iskandar Regional Development Authority (IRDA) and the Khazanah Nasional-driven Iskandar Investment Bhd.

Johor Mentri Besar Datuk Ghani Othman, who is also co-chairman of IRDA, has been hands-on since the inception to ensure the smooth implementation of the projects by having briefings at his office in Nusajaya and at IRDA's headquarters in Danga Bay.

Ghani has been aggressively promoting Iskandar during trips abroad.

These efforts have been successful as to date, RM73.24bil of investment deals have been clinched including 41% from abroad.

“I am happy with the progress of the projects taking shape in Iskandar Malaysia.

“Some of the road projects are actually ahead of schedule,” Ghani said.

Ghani is also known to question officials whenever it comes to projects that seem to be lagging behind, including the Senai flyover built under the supervision of the Public Works Department.

He has earned a reputation for not depending on official briefings on projects and has never hesitated to visit project sites to learn first-hand about delays or the projects' pro-gress.

Singaporean interest and participation in Iskandar is also expected to be further boosted through the settling of some of the thorny issues in the Points of Agreement between Malaysia and the island republic.

“It is just a matter of time before Singa-porean companies start investing in Iskandar in a huge way due to the warming bilateral relations between both countries,” a diplomat said.

IRDA has kept the public informed of the various projects through its Open Day events, including exhibitions.

It has welcomed public feedback and suggestions, and is also engaging the Facebook generation through its Facebook page, “Friends of Iskandar Malaysia”.

Smart city deal to boost Nusajaya property prices

KUALA LUMPUR: Property prices in Nusajaya in Iskandar Malaysia, Johor, are expected to rise further as UEM Land Holdings Bhd and Iskandar Investment Bhd (IIB) plan to transform the area into a "smart+connected" community.

In the last five years, property prices had increased by 10 to 30 per cent in East Ledang, Nusa Idaman and Horizon Hills in Nusajaya, said UEM general manager for strategic marketing, Zamri Ibrahim.

He said houses sold at RM300,000-plus in Nusa Idaman in 2008 are now selling at more than RM400,000 each. Those launched in East Ledang around the same year have seen price increases of RM500,000 to above RM600,000.

"Turning Nusajaya into a smart city will enhance the offerings in the market which would see the value of the properties appreciating," Zamri said.

UEM owns 4,208ha of land in Nusajaya, a key component of Iskandar Malaysia. It is responsible for the development of five catalyst projects - Kota Iskandar (Johor state new administrative centre), the Southern Industrial and Logis-tics Clusters, the Puteri Harbour waterfront development, Afiat Healthpark and Nusajaya residences.

UEM and IIB yesterday signed a collaboration agreement with network system provider Cisco to develop an information and communications technology (ICT) and services smart city masterplan for Nusajaya.

UEM and IIB will ride on Cisco's smart+connected community platform, which is the next generation of community development where cities are connected from an ICT stand- point.

This will be the first smart+connected community development for Malaysia where services from retail to banking will be offered in an integrated manner.

UEM managing director and chief executive Datuk Wan Abdullah Wan Ibrahim said a 12-week study is being undertaken, starting yesterday, to deliberate on its next step for the transformation plan.

"There is a lot of space to introduce ICT at Nusajaya, at global standards," Wan Abdullah said after the signing.

AZEA Properties, the Singapore consortium behind Johor's latest high-end condominium project in Danga Bay, is targeting to hold its first sales launch in July this year.

To be called Azea Properties @ Danga Bay (APDA), the exclusive development on 4.15 acres of prime waterfront land will comprise four luxury serviced apartment blocks, each 40 storeys high.

Its main proponent and brainchild Tan Yang Po said she anticipates no problems with sales as "the first block of 200 units has already been fully booked".

"In fact, response has been so overwhelming we have now started taking bookings for the second block," she said.

Tan, through her Singapore incorporated company, Imperial Marina Pte Ltd, is partnering two companies linked to local property and construction tycoon Datuk Lim Kang Hoo to spearhead the development.

The Singaporean will hold a 30 per cent equity in the development while the local joint-venture partners - Danga Bay Sdn Bhd and Pembinaan Sahabatjaya Sdn Bhd - will have a 37 per cent and 33 per cent share respectively.

Tan said the first block has been booked mainly by Singaporeans, Japanese, South Koreans, Taiwanese and Indonesians.
"They are attracted by the development's design and features which are comparable to some of the best in Singapore but without the same price tag.

"They are also confident that we, as the Singapore partner, will ensure that the development will be meticulously planned, executed and delivered to purchasers as promised."

APDA's expected gross development value of RM500 million will be derived from the sale of 800 residential units as well as shops that will be integrated into the development.

Initially, the units will be tagged from RM698psf - a benchmark for Johor Baru - with a typical one-room studio going for RM315,000 and a penthouse for over RM1 million each.

Subsequently, Tan said, prices will be revised upwards to RM750psf due to public response and the long waiting list for units in the second block.

Purchasers can expect their investment to come with top quality features such as extensively landscaped parks, seven floors of car- parking, observation lifts, infinity pools as well as world-class security systems.

Work on APDA, which will be along the former Lido Beach and involving major land reclamation works, will commence later this year with completion scheduled for 2014.

Danga Bay's joint venture with Imperial Marina is the second land deal it has done - in August, its subsidiary Iskandar Waterfront entered into a 60:40 partnership with Dijaya Corp Bhd for a high- end condominium and retail units on 37 acres.

The company owns 250 acres of prime waterfront land fronting the Straits of Johor and overlooking Singapore.
