i first heard it in UP. we use it to describe the students who hang out in AS 101 and AS Walk.

A real Versace development would probably not be in this current location. Tokyo, Hong Kong, Shanghai or Singapore would more likely be the place. Even if it's in Makati, it will probably be in more prime location like Ayala Center with higher price perhaps near 200k per sq m.

Coņos think they have a Versace building on this one which not many people can afford. A real Versace building is Palazzo Versace and not any other buildings decorated by Versace Homes.

IMO, by trying to pass off as the real Versace building this condo is overpriced, just like most other Century developments. Forget about MoMa; it's just a marketing gimmick to rip off undiscerning investors. There is still a lot of land banks in this area;which is outside the Makati CBD, that can be built. Location-wise it doesn't justify this kind of pricing in the current market.

Actually, the location might have something to do with it why they try to pass this off as Versace building. CPI is trying hard to be a copycat of SUNLAND GROUP, the Australian developer who built thr Palazzo Versace in Queensland and the Q1 (Queensland Number 1), Australia's tallest and the world's tallest residential building.

Sunland also built the Palazzo Versace Dubai and its adjacent residential building D1 (Dubai Number One), also by Sunland and Q1's sister building.

True, location-wise is just doesn't justify it's pricing. It's at the peripheral of Makati, near a cemetery. It's not even on Makati Ave. And Makati Ave is not actually prime like Ayala Ave or Buendia or Greenbelt areas. Current Secondary Market, you can buy condos around the area at around 30-40K/sqm while condos near Greenbelt commands 80-100K/sqm. And this so called MoMa is not even on Makati Ave but at a side street.

That is why century markets their projects with branding like JERDE and now, VERSACE. Bait and switch, sabi nga nila.

Where do find decent condos for 30k-40k/sqm? That is hard to find even in Manila, QC, Ortigas.

There's alot around makati that sells at 40k/sqm. Usually the older condos in salcedo or legaspi still sells at 40 to 50k/sqm. Kaso since these are resales, you pay in cash or have the bank finance it for you outright. These older condos have also bigger cuts. usually 2 bedroom units.

citidel inn have 50 sqm 1br units, and usually it sells at under 50K/sqm. a lot of condos around the area sells for that price range.

As land price continues to rise, some of these old condo buildings will be redeveloped as there are virtually no land banks left in the CBD, which will justify another round of price increases in the CBD. It's about location. Prime land is always in short supply.

And hence our reputation as copycats are further solidified... tsk tsk. Buti pa ang ibang developers less shallow and pretentious if not completely original with their marketing strategies.. And other developers use heritage and history to name their condos - neighboring ROCKWELL (the name palang) being a great example, using the "Powerplant" in their mall to describe the former building.. Rizal, Manansala, Edades etc.

BUT Century City is not within Makati CBD, it's outside, in some side street of Makati Ave. Hence they coined Modern Makati, which is just a marketing ploy.

You are absolutely right SuperBoy! A reasonable price here should be in the region 90- 100k /sq m at this time. Anything above that it's a ripped off.
