^Just the retail podium. The columns for the tower are closer to the center of the site.

This will have a hotel in the lower floors, so technically it wouldn't fall under the category of "all" residential like the Dubai supertall block towers, Q1, etc.

It all depends how much of tower's floor area this hotel will take. CTBUH defines building single-use (ex. residential) when 85% or more of its floor area is dedicated to single usage.

Technically, 432 Park Avenue is listed as "Mixed Use".

Yeah, because it meets the criterion: 128/144 = 89% > 85%.

Is that 85% based on the number of units in the building or square footage occupied by hotel or residential. The DoB filings say 144 units, I can't believe there only including a 16 unit hotel.

Either case I think the hotel will take up more than 15% of the total units or building space.

This sounds like the plan that Trump used in SoHo.
Either way, it works for me!

Correct. So either they know floor space occupied by both residential and hotel, or someone made a mistake and calculated it based on number of units. Or they simply don't know yet and just set it to residential for time being.

For whatever it is worth the current plans show 54 floors of residential and only 7 floors for the hotel...that is floor not units
