A Los Angeles-based real-estate investor that has been an aggressive buyer in New York is selling a prime Hollywood hotel and a downtown Manhattan lot as it edges closer toward completing financing for its $1.2 billion project on Park Avenue.

CIM Group is expected to close in June on the financing for its planned 1,395-foot residential tower on the site of the old Drake Hotel in Midtown, according to people familiar with the matter. Designed by Rafael Vinoly, it would be one of the largest Manhattan projects to proceed since the downturn.

Separately, CIM is doing other deals as it gets closer to firming up the equity and debt financing for the closely watched Park Avenue site. It has agreed to sell the Renaissance Hollywood Hotel to Loews Hotels & Resorts, a New York-based lodging company, for an undisclosed amount, according to people familiar with the matter. The deal is expected to close in the next couple of weeks and will represent Loews's first owned-and-operated hotel in the greater Los Angeles area.

CIM also has a contract to sell an 11,400-square-foot vacant lot on Sullivan Street in Manhattan's SoHo district, say people familiar with the matter. Madison Equities and Property Markets Group have agreed to pay about $30 million for the lot, which CIM bought in 2010 for $20 million.

This is a residential building funded by a private developer who just secured financing. Recent examples: Beekman is completed, One57 close to T/O.

What you see in this picture: the steel structures that look like scaffolding are supports for the retaining wall forms which are almost completed. The bundles of rebar you see in the distance are the supporting columns and wall for the retail space which faces on 57th Street. In the foreground on the right you see large diameter rebar protruding vertically out of concrete footings..these are also on the left side (currently covered by forms in this picture) are the footings for the main perimeter columns of the tower (east and west sides). The parking garage will not be under the tower but under the plaza between the tower and 56th street (immediate foreground on the web cam. Look the web cam today and you will see much of the forms removed and the tower footings clearly visible. www.432park.com If you go back through previous posts you will find plan drawings which show the locations of future structures.

Yeah, that's part of the job. You have to work 24/7, take a crap off the side of the building, and wait for it to rain if you want to take a shower

Sorry i had to. But anyways, they don't work 24/7 from what I know.

If One57, 1WTC and 4WTC tops out before this one gets out of the ground, there will be no supertalls rising in NYC for a time. Might be the last time in a good while that happens with so many proposals on the horizon.

The Coach Tower at the HY, which will be just over 300m, will start rising this autumn. Also, 225 W57th and Torre Verre should start to rise within the next year. I would not be surprised if the HY north tower starts to rise in 2013. Therefore, in 2013, NY could have five supertalls under construction.

Plus, I think there is a solid chance 3WTC will start rising soon too

Work is moving along nicely with the good weather...rear bearing wall for the retail building is being formed...they poured the right hand retaining wall today...And look at those big columns of rebar being set up right center which are the first stage of main perimeter columns of the tower!!! Going up anyone?! They have also turned the corner to begin forming footings for the north side perimeter columns...think about how much load these are going to be bearing by the time this structure reaches almost 1400'

Supposedly, that was the plan. There's already a building with an address of 432 Park one block to the south. It has a car dealership on the ground floor.

I hope you're right. Would be awesome if it would be taller, even if only 6 meters compared to the current height
