So does that mean that this site, and I assume some other sites carry the right for the owner of the site to do whatever they like with it?

If I were the owner, I would put an observatory on top.

I went to the Empire state observatory this past december, and there were publiads celebrating 3 million visitors to the observatory in 2011.

The entrance costs $20. Do the math: $60,000,000

People buying apartments costing up to $100m+ won't want the hoi polloi congregating on top of their building or in the lobby to take the elevator.

Bob's right including an observation deck would drasticaly decrease the money they can ask for the penthouses since nobody would want to live in an overcrowded building Peace and privacy is paramount when dealing with residential property

Well actually, surely it could be? HK999 said it'll have 12 foot ceilings, which yeah is high, but it's less than 4 metres, and as this thing's well over 400 metres, couldn't it have 100+ floors? I know you gotta take into account plant floors, but even then, it seems 100 would be easily possible.

The only good thing I can say about this box, is that it may spur higher buildings and pave the way towards a new era of taller but skinny towers for NYC, a city dominated by ugly fat boxes that weigh the city down and give it a ponderous feel. The more pencil towers that go up, there is always the chance that one of them will be something revolutionary that will become a new icon for all the PEOPLE of NYC, not just the billionaries from the Gulf or Russia, who come for a few weeks a year, and who probably do not care that much about what the exterior of the building looks like in terms of interesting design.

Robert Walpole - seeing as you seem to be in the know on these things - what are the odds that this thing really is about to be constructed? Do you really think there is money for it and it will happen this year?


BTW, a certain annoying supermarket is still there on 57th street. Are you leaving it to me to fire bomb it or are you going to do something?

This will start construction this year. CIM has money.

Morton Williams is moving its store to 140 W57th, whereupon, 225 will come down, and 300m+ will rise in its place!
