Around half of buyers are current New Yorkers. So it's almost certain that the majority of buyers are Americans.

And the flag on top has nothing to do with the future residents; it's related to the construction process and traditional topping out ceremony.

My friend who lived in Manhattan told me something very interesting, which I find relevant to this. He told me many of the so called "New Yorkers" in the city are actually not native New Yorkers and are actually from other parts of the country or the world. They just opine themselves as "New Yorkers" because they lived in the city for a short time.

Do they pay taxes In New York? If so, they're New Yorkers.

And anyone can have an opinion about anything, including skyscrapers.

As somebody who has lived here a while but wasn't born here, I can attest that "native" New Yorkers have the most bizarre sense of entitlement. I'm guessing it's because they all grew up in a time where NY was struggling and people were actually leaving. Memory is short, so they don't think about a few generations earlier where probably half the people in the city (if not more) had arrived less than 5 years before.

A follow-up to this blog discussion, where John Massengale, AIA, makes an argument that 432 Park is bad for New York because "it's giving us the finger", and his reasons are allegedly supported by "studies" (although he refuses to provide even a single one, telling me to Google them instead). After I provided a lengthy (3000+ word) retort, supported by several studies and sources (which do not include blogspam) that address and disprove his arguments, he chose to go for a personal attack. This is the entirety of his response:

No, I was referring to the photo above my post of One57's awning and the fabulous hotel that will be inside. Slightly off topic, but not worthy of that kind of snarky reply thank you. I know there's no hotel in 432 park, i'm no horse's behind.

Couldn't resist strolling by to see how it looks from the sidewalk now that it's "full grown".... Up close, a couple of things jumped out at me (besides, of course the obvious: it's REALLY TALL!!!):
  1. The "stacked rectangles" design is much more apparent (and eye-catching) now that it has reached its full height and the majority of the windows are in place.
  2. The open-air windows on the mechanical levels add a sense of depth and texture to the design that doesn't necessarily jump out at you from even a short distance away (and isn't really noticeable at all from most photos and renders I have seen, or from my apartment about 4 avenues away).
  3. Up close, the shear depth (and crispness) of the window frames make the mechanical levels draw your eye, but because of the angle, you probably won't be able to see the drums from the sidewalk. From a distance, though, you don't really notice the depth of the window frames like you do up close, but (I'm hoping) the drums will be really noticeable. So, up close versus from a distance, this building is going to "feel" rather different, which I think is rather cool.
