[QUOTE]No the retail part on 57th is currently a multistory steel frame./QUOTE]

Actually there is a concrete foundation wall that was constructed against the existing 5 story building's foundation. This screenshot shows the forms being erected.

It is likely that that building's foundation would have to be either modified, or perhaps more likely, removed completely. The proposed purchase of the existing 5 story building explains why there has been no further work done since the steel framework for the 57st retail building was erected.

Thanks.

It's undoubtly an impressive building. I still remeber when I first glanced at it, while crossing Manhattan bridge ...what amazes me most is the fact that architects opted for rectangular shape on such a tall building, not the most intuitive choice when you have to deal with strong winds who tends to push down the strucutre on one side and pull it away from the ground on the other.

I was all over New York in the past couple days and I got a good look at this building from several different angles: from Central Park West, from Brooklyn, from Staten Island, from the Verrazano Narrows Bridge, from Queens, from the Bronx... all five boroughs. It dominates the skyline. It adds to the skyline in a very positive way. I've heard arguments that it's too tall: nonsense. Its overall effect is a positive one for the skyline as a whole, but in my opinion it's still a box. It's a very nice box. On a scale of 1 to 10 for boxes it gets a 10. But even the best box can only get a 6 as a piece of architecture. When 111 W 57th comes along people's attention will be drawn to it over 432 Park Avenue. It may get a 10... we'll see. Am I happy this building has gone up? Absolutely. I love it. It's a great box... but it's still a box.

Absolutely brilliant comment. I completely agree. I can't wait to see this in person in April.

In Miami this building would be a 10. In New York City, it is a 2. And that is being nice...

If it was built in Miami, it would be 200m tall. FAA stronghold.
