What amazes me the most is how 225W. 57th St. will be twice as tall as Carnegie Hall Tower.

Never mind that,if you put another one on top of it it wouldn't even reach the highest floor,let alone the top of the building.

Taken right now, Can anyone tell me How they built 360,000 Sq. Ft building on a 10,000sq ft site? FAR was 10 during filing back in 2009 Right now FAR is 15. I herd they got sq. ft. transfer from some theater and an easement agreement from a neighbor but Does anyone know more on these details?

That building is within a special theater district that allows transfers of air rights outside of the normal rules. Generally, you can only transfer air rights to adjacent buildings and buildings that are directly across the street. Buildings within the theater zone, however, are allowed to transfer rights to any other building within the zone. I believe that 250 W55th street did the same thing.

Yes, but the amount they got from both theaters is about 50,000 sq. ft. and that still doesn't explain how they went from allowable 150,000 sq. ft. to 300,000 sq. ft. Their FAR is 15 at maximum and the lot is 10,000sq ft. Logically they should only be able to get 150,000 sq ft + 50,000 sq ft from theater, makes a total of 200,000 sq ft. The tower is 360,000 sq ft. My question is, where did they get 160,000 additional sq. ft. from?
