Its really tall, And I cant figure out how they were allowed to built it that high.

"The amount they got from both theaters is about 50,000 sq. ft. and that still doesn't explain how they went from allowable 150,000 sq. ft. to 300,000 sq. ft. Their FAR is 15 at maximum and the lot is 10,000 sq. ft. Logically they should only be able to get 150,000 sq ft + 50,000 sq ft from theater, makes a total of 200,000 sq ft. building. But This tower is 360,000 sq ft. My question is, where did they get 160,000 additional sq. ft. from?"

Can anyone please explain?

The cladding looks like the same then Hyatt 48 Lex but clearer. Same architects.

Yes, Nobutaka Ashihara Asociates designed both buildings, but there are dozens of buildings with such cladding.

How else can I say it.
I've studied architecture for the past 5 years. Now that I've graduated I want to design and build my own building right here in the city. I've studied zoning resolution and restrictions. But now I am seeing new building going up as if laws don't apply to them. I want to know what developers do with city planners and the building department to let them build these towers?

1715 Broadway sits on a 10,000 sq. ft. lot and is going to be a 360,000 sq ft commercial building. How is this possible when their maximum FAR (Floor to area ratio) is 15 ?
10,000 sq ft. x 15 FAR= 150,000 sq ft
Then they got roughly 50,000 sq ft. from theaters that are located several blocks away.
150,000 sq ft + 50,000 sq ft = 200,000 sq. ft.

My question is where they got additional 160,000 sq. ft. to have 360,000 sq. ft. building.
I don't mean to be a stickler, but my my point is if they build these towers for maximum profit, why cant we do the same. Seems to me if you have a lot of money and connections the city allows to build pretty much what ever you want.

This building reminds me of a video game Mirror's Edge. Where you as the main character run on rooftops of a futuristic metropolis filled with sleek glass skyscrapers while being chased by police etc. Highly recommend to check it out. http://en.wikipedia.org/wiki/Mirror's_Edge
