pearl is in ortigas cbd itself, right beside UAP, walking distance to sonata, lourdes school, shangrila and megamall, just across san miguel ave.

Flair, is in reliance area, outskirts of ortigas cbd.

Mas okay ang Ortigas compare to mandaluyong in terms of rent traffic, while lower rates naman in mandaluyong area where flair & Sheridan I'd located.

Distance maybe around 2-3 kms from pearl to flair, correct me if I'm wrong.

Not necessarily accredited ang contractor as long as you pay for the construction bond. Rate? Admin will determine.

Bare with finish -80k per sqm
Finished unit - 90k per sqm

70k for the bare, yes 200k can be decent enough to finish a studio unit.
