The proposed Arshia Marina development at Dubai Marina will comprise a 30-storey residential tower set upon a podium of 5 storeys containing commercial and various ancillary areas. The tower has been designed to act as a prominent icon in the marina, offering a unique and distinct from that addresses the marina and waterfront. The podium, however, is intended to welcome and invite visitors on a more human scale. As the plot is adjacent to the waterfront, several design features have been incorporated into both the style of the water and podium that are indicative of a marina development. White crisp curved cladding panels sculpt the mass of the tower and extend from the podium and sail all the way up past the roof deck. Yet another dynamic response to the marina is where the resulting effect is a building that presents passers-by with an ever-changing impression of the tower, which is interesting from every angle.

Numerous balconies also help sculpt the tower and provide an element of passive solar shading. Generous in size, the balconies offer residents an opportunity to enjoy and appreciate the view that the marina has to offer.

The podium element of this project has been designed to bring the considerable size of the tower down to a human scale. The podium appears to be only two storeys in height from the flanking courtyard areas. The scaling down of this area creates a more welcoming environment for pedestrians along the marina boulevard and within the courtyards. Also adding to the feel of a more inviting environment from a pedestrian level is the use of tactile materials like timber instead of metal or concrete.

Across the main courtyard and part of the development, but separate from the main tower is a two-story node comprising residential flats, private rooftop gardens and a unique commercial space. The massing of this node communicates with the tower while partially defining the central courtyard. The commercial space contained within this node is suited for occupancy by a cafe or small restaurant as it is located off the primary courtyard and benefits from high pedestrian traffic and an adjacent parking lot. This space also supports an adjacent waterfront terrace offering views towards the end of the marina and the Persian Gulf.

The development boasts vibrant and active courtyard areas that have immediate access to the marina boulevard. The smaller of the two features ground and mezzanine level retail spaces. These retail areas are complimented by the contemporary look and feel of the area with stainless steel detailing and intersecting timber planes. Other attributes of this area include greenery, a water feature, access to the marina boulevard and local parking. In addition to lush green areas and a water feature, the larger and central courtyard offers spill-out areas to adjacent commercial areas. At the end of this courtyard is an observation terrace looking out onto the marina and marina boulevard.

it hasn't even broke ground yet!

the sign board is there for more than a year now and absolutely nothing has happened

I wonder how many of the projects will eventually turn out to become thin air. With this in the back of my mind I defenately wanted to invest in something that is more likely to be finished and where contstruction has started.
