In all fairness though Baltimore's light rail line does not really go anywhere other than Downtown and the airport so it would not be a huge selling point to developers to begin with. If the light rail system served more residential neighborhoods in addition to points of interest such as John Hopkins University and Towson University you would see much more interest from developers since they would use the connectivity of the nearby light rail as an advantage.

Denver's light rail network on the other hand already connects other major points of interest such as the Denver Tech Center (a huge employment center), the Federal Center (another huge employment hub), the University of Colorado-Denver, and the University of Denver so being located next to a light rail line there is much more attractive to developers since it reaches a much wider range of destinations.

But even here in Denver it doesnt work like that in every location.
10th & Osage stn. has a LRT line since years now, and the area looks pretty poor and quite empty.
Actually the Lincoln Park area has had quite a bit of new development (From Denverinfill.com):

I would agree. There are massive efforts to bring TOD to station areas in Denver. Most RTD stations even have Station Area Plans, which is pretty progressive and alot farther along than alot of other system TOD movements.

I-25/Broadway, Alameda, 10th/Osage, 30th/Downing, Arvada Old Town, Union Station, Evans Station, Central Park.....the list goes on and on, and the momentum is only accelerating (despite a particularly tough regulation market that suppresses condo development here in Colorado).

They knocked Union Station out of the park. It looks great, and so does the new bus station. After all the FasTracks projects are finished, my hope would be the next step is a central subway/regional connector type project for downtown. The street running segments are the one thing holding the system back from being pretty much 100% grade separated. Put that section of the system underground and you basically have a heavy rail system.

That would be really great! I still dont get it, why all the us-lrt-systems are grade separated in the suburbs but in downtown run on streets.

It's mostly because of cost, plus many light rail systems in the US use existing right of way from abandoned railroads or highways in suburban areas which makes land acquisition costs very cheap in addition to giving light rail lines their own right of way. Anyways there are a few light rail segments that tunnel through downtown areas as opposed to running at grade on city streets such as Boston's Green Line, Philadelphia's trolleys, Pittsburgh, St. Louis, San Francisco's MUNI, and Seattle.

As Well as in Los Angeles. Also I know Baltimore is about to build a Pre-metro as well.

And few pics of the cool thing - Free Mall buses.
It's great and at the same time not so cool.

What is good about it - it's FREE, and it runs every minute or 2. If you are too lazy - you can hop on and off to make your walk along the main street shorter.

What's not so good - they are extremely slow. There are just too many stops along the route. I would cut every second stop.

There is another free bus route a few blocks to the north that has a smaller amount of stops, runs faster and uses more traditional-looking buses. That one also runs between Union Station and Civic Center.
