Didn't realize it is that close to Bellissimo. BTW a few residents of Bellissimo will still get the view considering the parabolatic shape of Minerva.

Sonu Sood, the actor bought a sprawling 6000 sq ft duplex at the high profile Minerva Towers overlooking the Mahalaxmi Racecourse.Sonu's new duplex (he has bought two flats on the 50th and 51st floor that will be converted into a duplex), in the building cost him approximately Rs 20 crore. He has booked 2 flats in Minerva. But he is keen to move to a higher floor. In all likelihood, he will shift up to the 71st floor duplex. It will take some years for him to move in though. Considering the above news of minverva. It can be estimated that he has bought the flat on 51st floor for 33,000/- per sq.ft. That's only the official value. There must surely be other transactions which ought not be reflected on paper. 51st Floor is not charged the 5000/- per sq.ft. perimium (which is normally above the 60th floor). Imagine the cost of buying a flat on the 71st floor. It may be around 38,000/- + additional floor rise for 20 floors @ 152/- per floor i.e. Rs. 3040/- per sq.ft for floor rise. That's mighty expensive & luxurious. Therefore, Sonu Sud's flat on 71st floor would atleast cost him [(Rs.33,000 + 5,000 + 3040) x 6000 sq.ft.] = 24,62,40,000 /- woahhhh ! ! Not very expensive considering the rates in SoBo (It is pretty normal to pay such rates in Bandra and Juhu). But, pretty surprising that Sonu sood earned so much from Telugu and Tamil film industries. His Bollywood outing is not very memorable. Good achievement, considering that he started as a PG in Lokhandwala (After all every one starts their career in Lokhandwala)
This is the 2nd time, a person from entertainment industry is venturing outside western burbs in recent times. After Deepika Padukone, buying a flat in Sheth BeauMonde Prabhadevi. Incidentally, both have a non-filmy background. |

Im surprised the rate isn't higher considering the location, especially for such a high profile building as Minerva. Mahalaxmi's rates today are around 40k/sq ft. Unless he's getting a good quote because the project is still under constuction that would not make sense

Yes. the rate looks less in fact. Or it is a typical tabloid reporting. The stress here is Sonu Sood buying the apartment and not the rates. Amisha Patel bought a 4000-sq ft flat in JVPD at a similar rate recently. In fact, people shell out more than 40 k Per sq ft for lower floors in Bandra. Bandra would have a huge demand for high rises, if the authorities allow it.

Honestly, Bandra should avoid highrises simply to maintain a sense of unique identity in the city. Particularly the Bandra-Santacruz (W) belt which is fast appreciating to rates higher than many parts of SoBo we should preserve the sense of tranquility and style that comes with the residential projects of this area.
