You're not kidding anyone Fred.

We all know about you tomcatting your way round Leeds' nursing homes, bottle of J.D. in one hand, tube of K.Y. in the other ...

Lock up your Grannies, old Fred's on the pull

I have lived in the centre of Leeds for over 4 years now and I definitely notice the average age in our building rising. At first, the building was almost empty, then it became like a student halls of residence for a while. Gradually the buy to rent owners sell their apartments to re-invest in new developments and they are usually bought by owner occupiers. One buy to let owner, who currently owns flats in 10 buildings around Leeds and has been doing it for years told me that every single flat that he has ever sold has been bought by owner occupiers.

Now it is rare to see anyone under 30 in our building and there are people in their 40s and 50s. Many people choose not to have families at all these days. According to this link http://www.statistics.gov.uk/census2...y.asp#children only 30% of households in England and Wales contain children.

I would say that our apartment block feels very similar to apartment blocks that I have lived in in Europe.

A typical puerile response, mistertree. Surely you can do better?

That's good to hear. It was anticipated by many in the property business that the drop in city centre property prices from their peak highs would allow owner occupiers to get in there, rather than the money making investors. So rather than quoshing the market, it would open oppurtunities for ordinary people to buy into it.

Don't ask me how I know this, but there's a knocking shop between those 2 developments called "Mayfair"

Got to say up close the quality of the sloped roof building is poor, with only the sloping roof making it slightly less awful. The more 'wrapped up' building looks like it might house some shops?

AT LAST!!!!

The scaffolding is finally going up along the Albion Street frontage of West Riding House, and around the old Safeway supermarket around the corner to start the redevelopment of these boarded-up shops. I seem to recall a sign promising that the refurbished units would be available Christmas 2005.

It is good that work is finally starting at the old Safeway and along Albion Street which should surely improve on the chip board whats there at present and hope this could provide some decent new retail space in the short term. Does anyone know what will be going in this place and is Moss Bros and Vidal Sassoon on Albion Street due to move out their premises soon to make way for larger tenants?

Also related to shopping noticed in the YEP that the £600,000 refurbishment of the King Edward Street frontage of Victoria Quarter has been completed. Does anyone think they would ever as a next phase expand the VQ northwards through Reiss to reach The Headrow as that would surely improve that street if that occurred.

Was walking through Brewery Wharf this weekend and noticed the final site due for a residential development (has been posted somewhere by the departed stig (hmm that's a thought, where are you sport? Not lurking are you?), anyway, think its called No.1 Brewery Place or something similar) has kicked off. The car park is shut, hoarding are up and lots of earth movers on site. Nothing to get really excited about, but finishes off the slightly disappointed Brewery Wharf complex (IMO, pros include the old Tetley Museum conversion, food outlets and opening up of the river front, the cons certainly the hotel which is an abomination. The apartment blocks have grown on me a little more - don't think they are too offensive, but could have done better!

aye, its a little bland, but I like the stepped nature of the backside of the building, and I think that it isn't a bad addition to a street that has been neglected for many years. With the other Urban Edge development across the road, I think this area (along with Kirkgate) should be pulled up by its bootstraps over the coming years (shootings at local nightclubs permitting).

Yeah I don't think the little Kirkgate developments are too bad. It shows that if the street grain and density are suited that building high-ish in close proximity to other buildings is quite effective.

I'm here! first time in a few months. I'm finding it hard getting used to typing when upside down and with a slightly heavier left hand than compared to my prolific posting a few months back
I'm a casual onlooker for the time being at least.

I'm well - enjoying not working and living in (near, about 15 mins outside) a good clean city with a great skyline, with nice warm weather most of the time.
I'm not enjoying the soulless suburbs and digging sand trying to landscape the "garden" we have.
I'm back in Leeds in 4 weeks for a brief holiday so will be looking forward to checking out the progress of Leeds' developments.

The Marlborough is only 13 habitable floors not 14. I Know this as I live on the 13th floor which is the highest and I no that knowone lives above me as the ceiling sometimes creeks in high winds plus there aren't any stairs going up more than 13 floors. Get a great view from my room over the city centre though and from my lounge even though i have to walk up all those stairs when there is maintenance work being done on the lift.
