La Granja Estates – the best of country living beside the city
Posted on March 12, 2011 by damarre
cagayandeorodev.wordpress.com

LA GRANJA ESTATES is a 13-hectare mixed use property development located in Pualas, Baungon, Bukidnon, at the boundary of Sitio Taguanao, Indahag, a mere 7 minutes from Pueblo de Oro in uptown Cagayan de Oro City.

It sits on a mesa of a land that offers a breath-taking view of Cagayan de Oro River known for its whitewater rafting rapids, the Bukidnon Mountain Ranges, Camiguin, Macajalar Bay, a sprawling mango orchard and the ridge across the river that eclipses the setting sun.

La Granja Estates also includes a 4-hectare area alloted for Abba’s Orchard, the only Montessori farm school in Asia.

Below is an article of the farm school. The school is the first development in the estate.

Better, just read the electronic file HERE: http://newsinfo.inquirer.net/inquire...es-in-Mindanao

Meanwhile, aside from the school, the proposal includes 74 single-detached houses on its Unica Cresta on the northwest, 73 townhouse quads with a six-floor condominium on its Flanco de Collina on the southeast, and a Café La Granja overlooking the river and the bay.

The Estate require prospective homeowners of a unified theme of post-modern architecture (neo-eclectic) that incorporates the elegant detailing of priod style houses — gabled and shingled roofs, dormers, white double-hung windows in between shutters, back and front porches, planked siding… The homes will also benefit from modern amenities like underground cabling, high-speed internet access, gate CCTV monitor of incoming guests, separately piped and metered purified drinking water and quaint park-type street lights.

This development is quite a proposal, country living beside the city.

all details taken from Abba’s Orchard bulletin board.

City tests LED traffic lights
Posted on March 10, 2011 by damarre
cagayandeorodev.wordpress.com

In case you didn’t notice, LED traffic signal lights are now operating at Carmen Junction along Vamenta Boulevard and Seriña Streets. One of the bidders of the city’s traffic modernization project has installed the system as a demonstration for a specified period.

LED is Light-Emitting Diode, a semiconductor light source originally used in electronics but are now widely used in a variety of applications including traffic signals.

As shown above, the new system also has a traffic countdown meter which remind drivers and pedestrians of the waiting time through counting down numbers to effectively reduce the rate of traffic accidents. I passed there last night and the bright colors of the LED are very visible from as far as 400 meters.

The Carmen crossing is one of the busiest intersections in the city and most motorists usually avoid this junction. More of this system will be installed by the bidder (reportedly from China) in other intersections in the city and hopefully, after the demo period, the city may finally approve the winning bidder.

I think the LED traffic signals are a welcome development to the city but still, the most important thing is self-discipline.

PPA to implement CdeO Port modernization
Posted on March 3, 2011 by damarre
cagayandeorodev.wordpress.com

The Philippine Ports Authority is set to modernize the Cagayan de Oro Port at Macabalan after the City Council recently endorsed the Port Manager Advisory Council (PMAC) request for a resolution for the construction of a P500-million modern roll-on roll-off (Ro-Ro) facility at the said port.

Accordingly, the Ro-Ro facilities will be constructed at berths 1-5 near the passenger terminal complex and will be committed to Manila, Cebu, Bohol and Bacolod destinations. Construction of the pre-departure area at the passenger terminal building will also start in late 2011.

Among the proposals are elevated boarding bridges to berths 4 and 5 and along the quay of berths 1-3 for the convenience, safety and security of disembarking or embarking passengers shown above and below.

Existing port operations use a boarding ramp from the port ground as shown below.

With the modern facility, passengers will have to use the elevated bridges.

For the record, Cagayan de Oro Port has thirteen (13) common uses berthing spaces, having a total length of about 1,152 meters.

* Berths 1-2 are utilized for 100m foreign cargo vessels.
* Berths 3-5 are utilized for Cebu-run passenger vessels at Mediterranean docking.
* Berths 6-9 are utilized for Manila-run passenger/cargo vessels.
* Berths 10-11 are utilized for domestic and foreign container vessels.
* Berths 12-13 are utilized for deep draft foreign vessels.

It also has a 15,400-sq.m. Passenger Terminal Complex. But with the proposal, expect a new system in embarking and disembarking passengers at the port.

PROJECT WATCH: Ayala’s Centrio in full blast construction
Posted on March 17, 2011 by damarre
cagayandeorodev.wordpress.com

Full blast construction can now be observed at Ayala’s Centrio Mall and Hotel project in Cagayan de Oro City which is slated to open next year.

Shown above is the vertical development near the southeast portion of the 3.7-hectare property, probably the lower sections of the Kukun Hotel. Clearly, the elevator shafts located at the center of the picture are being constructed first with other concrete and steel columns steadily rising in the background.

Interestingly, the project contractor is focusing the construction on the south end of the property. Then from the south, it will gradually shift to the central part then to the northern section along CM Recto Avenue. Construction materials and heavy equipment are seen at the project site.

Civil works are now also underway at the northwest portion where the anchor store will be located.

Browse over the pictures below.

Expect significant developments of Ayala Mall in the coming weeks….

PROJECT WATCH: Soft opening for N Hotel
Posted on March 22, 2011 by damarre
cagayandeorodev.wordpress.com

N Hotel located along Kauswagan Highway fronting Jollibee NHA is now open, though hotel workers say they’re still on soft opening because some of the facilities are not yet ready.

The former SBC Party Venue has been fully reconstructed and converted into an architecturally crafted and beautifully landscaped 3-storey hotel complex.

At the back is the large pool. At the bottom of the pool is a large letter N, which refers to the first letter of the names of the owner and his family. Note the nice landscape.

N Hotel has 68 rooms, a 450-seating capacity convention hall (photo below) and a restaurant. Accordingly, the hotel management is targetting a 3-star rating for the hotel’s services.

Three (3) function halls (shown below) at the ground floor are still being finished — that’s why they’re still on soft opening.

Aside from the Superior, De Luxe and Junior Suites, the hotel also has a large family room with 12, 15 and 18 beds, good for family vacation. Below are the promo rates accordingly 30% off the actual rates.

The hotel has ample parking space up front as shown below.

The need for more function rooms for conventions, meetings, etc… was evident as many visitors at the hotel asked for the function room rates. And some of the rates are shown below, ranging from P200 – P500/pax depending on the menu.

More photos and function room rates below.

Student mall to rise in XU

Xavier University (XU) and Pryce Corporation unveiled the construction of a student mall at the XU main campus. The project is called the Xavier University–Pryce Center for Entrepreneurship.

A groundbreaking ceremony was held on March 29 at the lot between the Science Center and Agriculture Buildings, where the center will rise. Construction is expected to be completed this September.

The facility will serve as a laboratory for emerging entrepreneurs. It will support the Student Entrepreneurship Program (SEP) of XU intended to initiate and nurture student-led and operated enterprises.

“What you learn from your books is very much different from what is out there,” said XU President Fr Jose Ramon Villarin, SJ. He stressed the importance of having a facility where students can have actual hands-on experience in starting and running a business.

The Xavier University–Pryce Center for Entrepreneurship will operate like a student business incubator. Students are eligible to apply to the SEP. Business ideas that will be accepted for incubation in the center will be provided with seed capital alongside consultancy and advisory services, marketing assistance, technology development and business linkages. The student business owners will also be taught entrepreneurial values, business ethics, environmental stewardship and corporate social responsibility.

Around 13 four square meter shopping stalls will be available for the incubatees. The center will also be equipped with a training room for developing entrepreneurship modules and a business center complete with computer units, a telephone line and an internet connection.

Students not just from Business courses but also from other fields like Engineering and Education have already started submitting proposals for business incubation.

“What we are sowing here, the ten talents that we have planted with your generosity will grow ten time more,” said Fr Villarin on the partnership with Pryce Corporation.

Pryce Corporation Chairman and XU alumnus Salvador Escaño encouraged the students and the management of the center to come up with good business ideas.

“A small town is a good breeding ground for entrepreneurs,” he shared. He lauded the contributions of entrepreneurs in generating employment for the community.

Through the Xavier University–Pryce Center for Entrepreneurship, “the chances of producing real life entrepreneurs will be much greater,” Escaño said

Coca-Cola's Misamis Oriental plant to be operational soon
Tuesday, April 5, 2011

From http://cagayandeorodev.wordpress.com/?s=coca+cola

THE very first 'green' facility of Coca-Cola in the Philippines will soon be operational, a high-ranking company executive said.

Located in Misamis Oriental, some 20 kilometers east of Cagayan de Oro City, the Villanueva plant is "expected to be operational in a couple of months," Bill Schultz, chief executive officer of Coca-Cola Bottlers Philippines Inc., said.

"Construction is on track," he added.

Besides being able to generate jobs in the area, the Misamis Oriental plant also boasts of being Coca-Cola’s first green building in the country.

The softdrink company has installed systems that catch rainwater from its roofs and its lighting systems use environmentally-friendly LED (light-emitting diode) technology, among others.

The plant also boasts of workflow enhancements and vehicle traffic management systems that will allow trucks to load and unload their cargo within 30 minutes.

The facility will able to process 600 bottles per minute for 237ml (milliliters) and 350ml bottles and 300 bottles per minute for one-liter bottles.

Part of the resources used for the purchase of the 11-hectare property and plant construction came from the initial investment committed during the term of former President Gloria Macapagal-Arroyo in 2009.

The rest, including the purchase of machineries and equipment, as well as employee training, were taken from the fresh investment of $1 billion last year.

In September last year, Coca-Cola renewed its commitment to the Philippines with an additional $1 billion investment over the next five years.

This was conveyed by Coca-Cola Pacific Group President Glenn Jordan directly to President Benigno Aquino III while he was in New York to attend the United Nations General Assembly and to attract foreign investors to the Philippines.

The investment was intended to strengthen production, distribution, and help develop new products for Filipino consumers.

Without specifying figures, Schultz said the company recorded double-digit growth led by its flagship brand Coca-Cola.

The 7,000-strong Coca-Cola Philippines also trains it sights on strengthening marketing executions and enhancing system capabilities covering logistics and deliveries.

Coca-Cola has been in the Philippines since the beginning of the 20th century and has been locally produced since 1927. The Philippines received the first non-U.S. national Coca-Cola bottling and distribution franchise.

Globally, it is the no. 1 provider of sparkling beverages, juices and juice drinks and ready-to-drink teas and coffees. Consumers in more than 200 countries drink the company’s beverages at a rate of 1.6 billion servings a day. (Virgil Lopez/Sunnex)

PROJECT WATCH: Montecarlo Realty builds 2nd hotel in CDO
Posted on April 18, 2011 by damarre

Montecarlo Realty and Development Corporation is now building a 7-storey hotel right at the heart of the city, as disclosed by workers onsite.

Tentatively named ONE MONTECARLO HOTEL, it is located right across Casa Azucena within Marfori Compound, the property which straddles between Corrales Avenue, Pabayo Street and Archbishop Hayes Street. This will be the company’s second hotel project with Budgetel being the first.

As shown, the developer is using the same construction method used in Mallberry Suites’ expansion. The main structural steel frames are being installed first.

I first posted this development last December 28, 2010, but I thought it was just part of the on-going building renovation.

Work on the foundation and elevator shaft is also underway. Just browse over the photos below.

PROJECT WATCH: Other construction updates 30
Posted on April 18, 2011 by damarre

It’s been almost three (3) months since No. 29 of the CONSTRUCTION SERIES. For this post, updates of previously posted construction projects. First on the list is the 6-storey new building of Sacred Heart of Jesus Montessori School located along CM Recto Avenue shown above.

My last update on this project was almost a year on May 6, 2010. Now, building construction is now on the 2nd floor going 3rd.

The Vineyard International Polytechnic College school building is already done with minor work left on the exterior as shown below. I guess they’re just waiting for enrollees and the next school year. My previous update was last August 10, 2010.

Some updates below of the 2-storey Commercial Building of Prince Elipe along RN Pelaez Boulevard. Last update was February 3, 2011.

Last December 28, 2010, I posted this new construction along Mabini Street just across Executive Pension. Now, there is a tarp installed and it will be called CYECHINCON SUITES (hope I got it right), a tongue-twister name…but more rooms will be available when this is completed.

Lastly, last December 28, 2010, I mentioned this small construction near Pit Stop along Corrales Avenue (no photos). It just recently opened and is now YURI’S CAFE.

I’ll post the other updates in the future….
