No kidding, eh? The project is certainly not for everyone, considering the price of the units. Its a lot of serious dough and I wouldn't be surprise if most of those buyers are from overseas and really really wealthy Filipinos.

It certainly would be a lottery win, as even high paying OFWs won't be able to afford it. But this project certainly is unique even amongst the high end ones. The location alone is top notch and timeless....

Sold out? wow, thats pretty surprising. Considering Shangrila's St. Francis Penthouse(s) are still in the market til now, and thats in the Ortigas CBD.

This project will compete head to head with RLC, as it just acquired a property along Roxas Blvd and the location is also close to this property.

Its been a long time that a project this high will be launched in metro manila after Moldex 1322.

I've seen some of Anchorlands tower in Ongpin.

I think what he means is not all the units, only the ones with the pools facing Manila bay.

Its nice to see a lot of developments along Roxas blvd. Moldex,Admiral baysuites, the upcoming Robinsons residences and sm project at the corner of Buendia.

Well, its a totally different kind of market. First of all, the selling points for Admiral is more for leisure, its proximity to the yacht club, manila bay sunset, things which Ortigas CBD, and other CBDs, for that matter do not have.

Yes true true.. Hope with these developments, Manila can recapture its lost glory. But for that to happen, there must be some commercial development to go alongside with it.

They are probably reserved by some impulsive buyers or agents. In a couple of months down the road you'll probably find them get listed again.

That's a distinct possibility. Who knows whats in the minds of those developers? Theyre businessmen first and foremost. As long as they give the buyers a fair deal and a nice place to live in, as long as they construct a safe and beautiful structure that contributes to the development of the area, as long as they make thier investors contented, and as long as they do not fool or deceive the public with false promises, I say whatever strategy they go into is not a concern at all. In the end, its the buyers who should decide whether or not to shell out their money for whatever project that they think will make them happy.

Nope, the old Admiral Hotel will be renovated as per their agreement when they bought it from the previous owners, so that their legacy will be preserved. That's why from the renders, you can see that theres an eight storey building in front, while the residential towers will be build behind it.

Anchor Land bares 7 new projects this year

....Anchor Land has recently broken ground with its Admiral Baysuites project under subsidiary Admiral Realty Co., Inc. as well as with SoleMare Parksuites Phase II while a seventh project, Clairemont Hills Parksuites under the parent company will be launched by the second quarter of the year.

....Anchor Land is redeveloping the historic Admiral Hotel in Manila into a European-inspired boutique hotel with white gloved service that will redefine luxury in the Roxas Blvd. area. Behind the hotel will rise a 53-story luxury residential condominium where some units are more than 1,000 square meters in size, with their own private swimming pool.

Shame that the views of all the units on the lower floors Facing the Bay will have a right side block due to the buildings on that side one is 28 floors approx and the other is around 16 floors as this building is set back behind the hotel and the other buildings go all the way to the street.

And the image of the photo of the Building is rubbish its trying to show that the 28 storys building on the right side is so small compared with the hotel which is 8 Floors?

you need to be at least on the 30th Floor + to have clear view to the right side.

Ocean Tower and Marbella Tower will block Views of those luxary units.

And on the Bay u go too high all the view you have is Sky.

For a very good water front view in that Building a unit of around 20th Floor facing the Bay but your right side will be of Ocean Tower!!!!!!!!!!!!!!!!!!!!!!!!! as its around 28 Floors in total height.
