Another highrise for Rotterdam!

Sorry for the dutch language. In short:

Today is the start of the 1st phase of the redevelopment of Weena Point, located just outside the central station opposite to the 151 meter tall Delftse Poort.

Wie het centraal station van Rotterdam uitloopt, ziet aan de linkerkant direct het 151 meter hoge gebouw Delftse Poort van verzekeraar Nationale-Nederlanden oprijzen.

Maar vanaf 2014 wordt Weena Point aan de rechterkant de tegenhanger van Delftse Poort. Dan moet de nieuwbouw van Weena Point zijn afgerond. Het startschot voor de binnenstedelijke herontwikkeling wordt vanmiddag gegeven door de Rotterdamse burgemeester Ahmed Aboutaleb.

Het gebied rond het station, het Rotterdam Central District (RCD), is aangewezen als een van de zogeheten 'vip-gebieden' uit de plannen 'Stadsvisie tot 2030'. Daarin wordt de stad in fases opgeknapt. Rotterdam hoopt met de herinrichting van het stationsgebied duizenden banen te creëren, de locatie economisch aantrekkelijker te maken en de leefomgeving te verbeteren.

'De afgelopen tien tot vijftien jaar is in het RCD nauwelijks iets gemoderniseerd, terwijl de ontwikkelingen zoals duurzaam bouwen enorm zijn toegenomen', zegt Nicole Maarsen, algemeen directeur van Maarsen Groep, ontwikkelaar van het gebouw. De vastgoedinvesteerder werd twee jaar geleden eigenaar en is een van de vijftig partijen die lid zijn van de vereniging RCD. Deze vereniging is een initiatief van gemeente, investeerders en gebruikers in het gebied en gezamenlijk promoten zij het RCD in binnen- en buitenland.

Eind volgend jaar start de eerste fase van de herontwikkeling van het Weena Point. Na oplevering moet Weena Point een complex met kantoren, appartementen, horeca en een groen binnenplein zijn geworden. Door de nieuwbouw wordt de locatie uitgebreid van 42.000 m2 naar 110.000 m2.

NautaDutilh wordt met bijna 10.000 m2 een van de huurders van Weena Point. Het advocatenkantoor, met 240 werknemers in Rotterdam, heeft opnieuw voor een locatie in het centrum van Rotterdam gekozen, zegt bestuursvoorzitter Michaëla Ulrici. 'Het nieuwe gebouw wordt afgestemd op onze wensen op het gebied van duurzaamheid en flexibiliteit maar ook uitstraling. Omdat de Maarsen Groep eigenaar is van ons huidige pand, kunnen we bovendien blijven zitten totdat het nieuwe gebouw klaar is.'

De bouw verloopt in twee fases. De eerste fase loopt tot 2014 waarbij een deel van de bebouwing langs het Weena wordt gesloopt. Niet het gehele gebouw gaat tegen de vlakte; een van de torens, Toren A, wordt gerenoveerd. Ook het voormalig bouwcentrum, waar het hoofdkantoor van Vestia is gevestigd, blijft bestaan.

Duurzaam bouwen is een speerpunt. Het energieverbruik moet drastisch omlaag door gebruik te maken van isolatie, duurzaam opgewekte energie, warmte- en koudeopslag in de bodem en zonnecellen op de daken.

Een ander belangrijk aandachtsgebied is het aanzicht op de begane grond, de zogeheten plintbeleving. 'Voetgangers hebben nu het idee dat er alleen maar kantoren zitten. Dat moet dynamischer, met bijvoorbeeld een galerie, brasserie en winkels, en in een tweede fase wellicht ook een theater', zegt directeur Maarsen.

this tower is too low, so it looks fat. it should be a lot taller so it can compete with the mileniumtower. the design is also average, it is in no way better then its neighbouring seventies tower. especialy the lower part is terrible. this is a waste of a good skyscraperplot

Anything is better than the ugly shit that's on the plot right now. I disagree with you when talking about the design. It looks new and fresh to me, a great addition. It's tall enough, it forms together with the milennium a great skyscraper gate to the city. It doesn't necessarily have to compete with the millennium tower and then still the height difference is only about 10-15 meters.

Nice tower, very elegant! Hopefully they will develop some more of these highrises in this area. Is the cladding the same as on New Orleans?

I'm surprised the new central station is so flat. especially because it is in the center of the CBD. The pointy entrace on the square is nice, but they should have included a similar vertical shape on the left or right of this entrance. Now there is so much roofspace which could have been used so much better. As an alternative i hope they install a huge amount of solar panels of the rooftop so this space is not entirely wasted.

Love the first render. Central station looks awesome from above.

The station hall is quite a pleasant space. Very spacious and the light gets defused into a interresting patern showing on
the structures roofbeams. I believe to have read somewhere that part of the roofs surface is covered in a solarpanel grid,
integrated in the glass, contributing to the light defusion.
