WATERFALL CITY, Midrand, Gauteng

Green architecture: a first for SA

A R21 billion city within a city is being constructed in Midrand. Named Waterfall City, it has been described as the biggest property development in South African history constituting at least 5 to 10 percent of Gauteng's construction GDP.

The 640ha area, which is being built in an environmentally-friendly manner, will be mixed-use with houses ranging from R200 000 to R70 million.

The estate will consist of:


•An upmarket equestrian estate.


•A shopping centre near the Allandale Road turnoff.


•Two retirement villages.


•Light industrial parks.


•A private hospital.


•International schools.


•A business park.


•A five-star international hotel.


•Petrol stations.


•Polo fields.


•17km of walking trails through 300ha of green belts with several bird hides, park benches and drinking fountains.


•Horse and cycle trails.


•A gym and a retail park.


•A lake for non-motorised water sports larger than Emmarentia Dam.


•Squash courts and swimming pools.


•A country clubhouse, which will include a fitness centre and spa.

Century Property Development is putting in the infrastructure.

The Equestrian Estate already has about 80 houses constructed, with some fetching prices in the region of R70m.

It has stables, bridal paths, paddocks, training tracks, veterinary and tack rooms, a jumping arena, a lungeing ring and dressage areas.

Waterfall City is 33 percent complete.

Sasol will pump LP Gas into the development as an alternative energy option to the property.

With tanks ranging from 6 200 to 22 500 litres, this is the biggest project of its kind to be undertaken in the South African retail sector, according to Pieter Claassen, manager of new business development for Sasol.

This can be used to meet 70 percent of household energy requirements.

"South Africa's national power grid has become increasingly strained as new commercial and property developments have come alive.

"Sasol Homegas will ease the burden on the power grid, enabling building to have a reliable alternative energy source at all times, while mitigating escalating electricity costs," he said.

Mark Corbett, chief executive of Century Developments, said this was a first for South Africa.

"By following basic environmental guidelines property owners will operate on a 60 percent reduced carbon footprint," he said.

Residents will be encouraged to use solar geysers, energy-efficient lighting and low-consumption fittings and appliances while recycling will take place within the estate.

Storm water will be captured and reused.

The residents are using green architecture consisting of styles that are both classical and contemporary, and have interpretations in keeping with the Highveld such as barns, manor houses, sheds and the use of materials such as wood, stone and concrete in its natural state.

The existing ecologies are being rehabilitated with green belts and parklands done in consultation with environmental consultants.

A lake on the property has been rehabilitated.

A number of viewing decks, a riverside lapa and a country clubhouse are being constructed.

Waterfall City also has a retirement village that was voted the best in the world by the CNBC International Property Awards, the first time a South African company has won an international title in this competition.

It offers an indoor heated pool, a special gym for the elderly, a cards and cigar room, a deli that delivers fresh bread and milk to the residents each day, a cinema, a horticultural centre, a bowling green, a putting green, a croquet lawn, a business centre, a library, travel agent, frail care, an arts and crafts studio, a restaurant, a billiards room and a hair and beauty salon.

The Equestrian Estate won the CNBC International Property Award for "Best Residential Estate in Africa" last year. The entire estate is bounded by 4m-high reinforced concrete walls.

Corbett said a lot of work was being done on road infrastructure, including the extension of Maxwell Drive.

"Traffic congestion will be alleviated as motorists will be able to connect from Main Road straight through to Allandale, leading towards Carlswald.

"The bridge that will carry Maxwell Drive over the Jukskei River has been renovated and designed in such a way as to pay homage to the history of the farm, which belonged to the Mia family.

It has large archways that will allow the river to flow unhindered.

The properties are all sold on a 99-year leasehold basis.

This was the proposal in 2005 for this developement. Don't know if it is still the final proposal.

Waterfall City the biggest development in SA

One of the biggest single developments of its kind may change the face of Johannesburg.

The estimated R45billion, 1700ha Waterfall City development is located on either side of the M1 highway between the Buccleuch interchange and Allandale Road offramp and will link Sunninghill, Midrand, Woodmead and Buccleuch on completion.

Dubbed a ‘cradle to grave’ city, Waterfall City will include a hospital, residential compounds, five-star hotels, conference centres, a school, offices, a lake, gym, malls, retail centres, lifestyle centres and a cemetery.

With work already begun on the project set to be completed by 2026, developers have set a strict code of conduct ensuring only environmentally-friendly materials are used for all developments.

In addition, 300 hectares of indigenous greenbelt in Waterfall City will include hiking and mountain bike trails and bird watching facilities.

Century Property Development will develop three up-market to middle market residential projects, a private school, two retirement communities, the largest artificial lake in Gauteng and one of the largest Armco Arch bridges in the southern hemisphere.

“Our entire project is environmentally-friendly and by using strict natural resources we intend to decrease the carbon footprint by 40 percent,” said Mark Corbett, chief executive officer of Century.

Century will upgrade the R55 to a dual carriageway and has already completed the extension of Maxwell Drive to Allandale Road.

Its portion of the development will be completed within the next five years.
On the commercial front, Atterbury Property Developments Ltd, in partnership with Boogertman and Partners Architects, will build the entire central business district.
It will have its own town square, five-star hotels, inner city apartments, office parks, a transport hub and a retail mall with office towers.

On the industrial front, allocations include distribution and logistic campuses, warehouses and quarries, using only the latest technology and cutting edge designs.

Atterbury will upgrade Pretoria Main Road to a dual carriageway and are considering new roads linking Marlboro Drive to Allandale Road and a road crossing the M1 from Pretoria Main Road to Waterfall City.

“We hope to begin within the next few months and are really excited to build on virgin land in a prime location,” said Sue Parke of Atterbury.

Waterfall Investment Company meanwhile, which represents the full interests of the landowners, has appointed Group Five to develop an affordable residential compound for the lower to middle income category.

In addition, it will develop business parks and assist with infrastructure upgrades.

Big Project

Construction of the biggest property development in South African history on the northern fringes of Johannesburg, in Gauteng. To be called Waterfall City. Scope will include: Up to 20 000 apartments, a 5 500-unit affordable-housing and an 860-unit middle-income estate; a golf estate with 2 600 homes and private 18-hole course; a second, public golf course; a retirement village; office space equivalent to about two-thirds of the Sandton CBD and equal to half the industrial space of Midrand; at least 150 000 m² of retail shopping, forming a proposed new central business district that could become Midrand's retail centre; a 120-unit equestrian estate; a hotel, health clinic and schools and a service yard for Gautrain. The hospital is placed on the corner of Allandale Road and Maxwell Drive, Waterfall, in Gauteng.

Very cool this Glad to see it is actually not only going ahead, but sold out as you say. I assume the train station is actually inside this development?

nope midrand station is abut 4km away on the western side of the N1 and near the midland town centre. i catch it regularly to the airport

Atterbury launches R25bn property

Atterbury Property Group launched its R25-billion Waterfall Business Estate (WBE), a 1.6-million-square-metre mixed-use commercial development in Midrand, on March 28.

Atterbury Property Group CEO Louis van der Watt says: “The opportunity to develop this mixed-use commercial precinct in the heart of the fastest-growing metropolis on the African continent is an extraordinary legacy.”

The development of WBE will be market- driven and roll out over the next 14 years.

South African property fund Atterbury Investment Holdings (AIH) is the major investor in the WBE, with an 80% stake. “This develop- ment is expected to contribute positively to AIH’s growth and performance in the coming decade and beyond,” says AIH CEO Morne Wilken.

Waterfall spans land on both sides of the N1 highway, from the Woodmead interchange, through the bustling Buccleuch interchange to the Allandale interchange. It joins Modderfontein in the east and reaches beyond Kyalami in the west. It enjoys access from Pretoria, Sandton and Johannesburg and it will close the gap between northern Sandton and Midrand, creating a large commercial growth node.

Atterbury Property Development secured the commercial development rights for this prime 330 ha site, north of Sandton, in 2008, from the Waterfall Islamic Institute, which has owned this land since 1934.

Atterbury Property Development director Coenie Bezuidenhout explains that, over the past three years, the WBE has been meticulously planned to position commercial properties for peak functionality, access and visibility. Comprising nearly a dozen specialist pockets, the estate will feature various commercial uses, which include office, retail, light industrial, distribution, warehousing and showrooms.

“Painstaking attention to detail has ensured a business estate designed for unparalleled quality. Now that the groundwork is in place, we are pleased to enter the next phase of this development,” notes Bezuidenhout.

In line with the strategic master plan, site services have already been put in place, including electricity. Precinct gatehouses, perimeter walls and internal roads are currently being completed throughout the business estate.

The development masterplan places 200 000 m2 of offices on the prime strip along the N1 highway and in the business centre on Maxwell drive. The innovative feature of Atterbury’s commercial development is the exciting 800 000 m2 mixed-use Waterfall City. The heart of the city is a dynamic mix of retail in a 115 000 m2 shopping precinct, combined with offices and homes.

Bezuidenhout explains that integration and access are among the key benefits of the WBE. “The R800-million-odd South African National Roads Agency Limited upgrade of the Allandale intersections means they are now ‘free flowing’. Atterbury is investing R400-million for approved road upgrades in Waterfall and residential developer Century Property Development has made an equal investment.”

Besides road transport, it will be served by rail with a future Gautrain station planned next to the existing Gautrain maintenance yard. It also enjoys close proximity to OR Tambo International Airport, Midrand’s Grand Central Airport and Lanseria International Airport.

The WBE is already attracting top businesses. Its first project will break ground with over 50 000 m2 of commercial space.

A 30 000 m2 distribution centre for giant retailer WalMart’s Massbuild has already broken ground at the Waterfall distribution campus. It will soon be joined by an 8 000 m2 distribution warehouse for diversified services provider Digistics, which services fast-food industry companies like KFC and McDonalds. Atterbury is also undertaking a 10 000 m2 warehouse development and has completed a prime 4 500 m2 office building in the Woodmead North office park.
