The main reason behind this increase is the migration of newly married couples. One of the officials at NMMC said, “Due to this factor, of the existing total population, majority comprises of children and people between the age group of 30 and 40.”

About areawise population under the NMMC limits, he said, “Nerul is the most populated area. Initially, it was Vashi but later Nerul became the most sought after node since it has a larger area and good infrastructure.” With the number of schools and colleges increasing, the node is attracting more people.
Even as it is expected that the city is growing in numbers, a survey conducted an year back by CIDCO and Pune-based Kirloskar Consultants, projected that Navi Mumbai is also the richest among the Mumbai metropolitan region.

The average monthly family income of Navi Mumbai is Rs 12,691 with families in Vashi earning the highest amount of Rs 15,709 per month. Comparatively, a Mumbai family, earns just Rs 7,000 per month.

I think that too - its the same allover India - the buildings look dry for some reason, not shiney and metal or glass clad - there is no reason residential blocks shouldnt be even when offices arnt going up. When you compare to a city like Shenzhen in China, there is a difference in atmosphere. Architects just build solid white or creme coloured blocks - I wouldnt mind some red brick midrises and stuff.

Navi Mumbai was planned with lots of hope and hype. But it didn't live upto its potential. The primary reason is lack of links to Mumbai. Just two bridges at the northern end! They have to build that sea bridge that will connect to south central Mumbai - flamingos or no flamingos. Otherwise the city will not serve the purpose of decongestion of Mumbai.

The saddest failure has been CBD Belapur. What could have been India's second financial and economic hub is relatively a ghost town with lots of weird concrete architecture with cracks all over. And heavy monsoons just wash away all those colourful paints.

Mumbai's northern suburbs have meanwhile boomed despite no planning. Goes on to show that people will prefer places that have better communication than planned cities which are not integrated with the main city.

In stark contrast to Navi Mumbai's failure (to live up to the hype) are cities like Salt Lake in Kolkata and Noida and Gurgaon in Delhi. Yet Navi Mumbai supposedly is managed by one of the best development organizations in the country - CIDCO.

Another interesting fact is that most big time builders based in Mumbai have not invested much in Navi Mumbai.

Navi Mumbai is a very nice place to live in as long as you don't have to go through Mankhurd, Govandi and Kurla to get to south Mumbai.

so far, most/all are residential

why cant indian offices be in nice glass skyscrapers instead they're always on large, very lavish in the far off suburbs
