Sounds promising. Of course not counting chickens before they hatch. This would be a nice dose of density, say 500 residents, in an area that doesn't have enough due to voids such as Convention Place station and the convention center (as important as they both are) as well as parking lots. Skyline is secondary, but it'll certainly help there too.

Same here. I was really excited about that project. The hotel was going for a very LA/Miami type vibe with a rooftop lounge with pool and cabanas. Probably not the most practical concept for Seattle but it would've been cool.

I think that my next move will be downtown. I'm a few years out from buying property. I love my neighborhood, but I would also love living in a high-rise for awhile. This area of downtown attracts me most. It's a short distance from all of my favorite Pike/Pine favorites, right along Central Link, near the SLUT, and close to all the retail and Pike Place. Of course, the booming SLU area is up the road. It's under serious consideration. If I can get a decent unit for around $1700-$2500, I'm signing up.

Its insane how much this area of downtown has exploded in recent years and for years to come. Meanwhile the core CBD is stagnant.

I wonder if they'd be able to incorporate residential or office towers into an annex of the Convention Place Station site, in order to maximize use of space?

That would be very difficult. It's a tight site. They'd have to integrate that physically with the convention center itself, reducing the CC's size and creating some undesirable design trade-offs. The CC and the private stuff will both have their own timing, which would be particularly challenging since they're not separatable. You could do the tower in a second phase but even then someone would have to pay for its base section in phase 1.
With a hotel it would make more sense because of the synergies, though I suspect the small site will keep that from happening too. With office, this isn't like One Convention Place, which was off to the side and basically just needed to be an entrance with elevators and escalators and still had plenty of space for a tower. I don't know whether the bus station stays for transit in some way. If so, that would restrict the volume of parking below-grade....not an issue for the CC necessarily, but possibly one if more intensive uses are built. |
