Seems like they all slow down a bit when they get this close to completion. Perhaps it has something to do with focusing more on interior finishes.

Looks pretty good, though.

Saba Tower 1 ready for occupation on schedule
12-Feb-2006

Saba Tower which was the only first office tower in Dubai to offer freehold luxury offices to GCC nationals and expatriates will be ready for occupation on schedule. Saba Tower developed by Saba Real Estate, Dubai based real estate company was started in 2003.

Saba Tower 1

SabaTower 1, which was launched in 2003 as the first office tower in Dubai to offer freehold luxury offices to GCC nationals and expatriates, is set to become the first such tower to be ready for delivery at Jumeirah Lake Towers. The Tower offers more than 360,000 square feet of office space and is equipped with state-of-the-art facilities. The individual offices will each feature high-quality finished ceilings with specialty entrance doors and are offered on a core and shell basis for individual purchasers to fit-out.

Throughout the construction process, master developer Nakheel has given its complete support and assurance on the provision of infrastructure facilities at the project, including an exclusive access road to Saba Tower 1.

The Saba Towers project comprises Saba Tower 2 and 3, a residential twin-tower, besides the 36-floor Saba Tower 1, which are all strategically located on the Sheikh Zayed Road, in the heart of the Jumeirah Lake Towers development in New Dubai area, the lifestyle and business corridor of the UAE. Saba Tower 1 is located only minutes away from Nakheel's Ibn Battuta Mall.

Mahdhar Al Tamimi, General Manager, Jumeirah Islands and Jumeirah Lake Towers, Nakheel, said, "As master developers, Nakheel has built a reputation of creating projects that are truly world-class, in terms of design, facilities and feel, and SABA Tower 1 will offer all of this and more at the time of delivery. When residents move into a new building they expect it to have all the facilities and infrastructure in place, and this is exactly what we will be providing for Saba Tower 1. Moreover, working with SABA has been a productive experience and their commitment to quality is certainly commendable."

SABA guarantees a fully-equipped Tower 1 on schedule

SABA Real Estate, the Dubai-headquartered real estate major, has assured investors in the SABA Towers project at Jumeirah Lake Towers that occupants would be able to move into a fully-equipped SABA Tower 1 at the time of delivery.

Throughout the construction process, master developer Nakheel has given its complete support and assurance on the provision of infrastructure facilities at the project, including an exclusive access road to SABA Tower 1.

SABA Real Estate and Nakheel have been working closely with several governmental organizations such as Dubai Electricity and Water Authority (DEWA), Dubai Internet City (DIC), Palm District Cooling, and the Ports Customs Free Zone's Civil Engineering Department, to coordinate their efforts to ensure that complete infrastructure is in place. At the time of delivery, SABA Tower 1 will be equipped with power and water connection; chilled water supply; entire gamut of communication facilities, including telephone, fax, internet and GSM; access roads, landscape and parking.

Behrouz Javaheri, Chairman, SABA Real Estate, said,
'We are more than satisfied with the pace of construction at SABA Towers which will be ready according to schedule. Moreover, at the time of handing over the keys of the project to the buyer, it will be equipped with all the latest amenities and services that will ensure a work environment that will not only be exquisitely designed, but also make the office 'a home away from home'. We have been working in close coordination with Nakheel to put in place state-of-the-art infrastructure facilities that will provide the occupants of SABA Towers with a unique experience.'

The SABA Towers project comprises SABA Tower 2 and 3, a residential twin-tower, besides the 36-floor SABA Tower 1, which are all strategically located on the Sheikh Zayed Road, in the heart of the Jumeirah Lake Towers development in New Dubai area, the lifestyle and business corridor of the UAE. i am sooo curious how this is going to look like, one finished tower with grass and a small road and palm trees, in a 90 towers construction site ...

but i really wonder how this is going to look like.
nakheel said no tower will be accessible before 2007.

Make the news: Finish on time
by Sean Cronin

This week we can exclusively reveal that a new tower under construction in Jumeirah Lake Towers will finish on time. I know it may sound a little far fetched, but it is true.

After a high-profile bidding war with a rival publication, we have secured the global syndication rights for the story of how the new Saba One Real Estate Tower will finish when the developer originally said it would finish.

Now in most markets it is fair to say that construction projects generally make headlines when they are running late. Here, editors shout 'Hold the Front Page!' when they finish on time. Printing workers lose limbs in the rush to stop presses, so that the momentous news can be disseminated.

This week the developer Saba, went as far as issuing a press release with the sole purpose of announcing that its project would complete on schedule, which I guess is a sign of the times.

Towers finishing when they are supposed to finish, really have become news.
Part of the reason why many of them are running late is the difficulty encountered by contractors in securing a reliable and affordable supply of building materials, with sensible lead times.

The decision taken by the UAE's leading contractors to club together to improve their buying power and gain more leverage over suppliers, should be a positive development for the industry — removing some of the estimating guesswork involved in pricing jobs.

It seems clear that a volatile building materials sector can have a massively detrimental impact on the critical path of a major construction project and create a lot of damaging fall-out in the form of claims, time overruns, arbitration, litigation, and many other words that end in 'tion' that lawyers like to use. And in turn, this impacts on the market, the perception of the market and underlying confidence.

While material price fluctuations are less of an issue for re-measured contracts, contractors working to lump sums anywhere in the Middle East will know all about taking big hits as a result of significant pricing movements that have emerged post-tender.

Details of how this new organisation will operate are still being drawn up, but if it provides a measure of calm and assurance in an otherwise volatile sector, that has to be good news.

The lawyers won't be happy though.

They have changed slightly the design and now is that thing on top. What it might be, seams like some kind of water tank.

I was told that even though this tower is nearly completed that someone has to check
that all the water is flowing throughout the building .This means that every tap has to be turned on & off and all bathrooms have to be flushed...
Also the airco has to be operational or the building would become quite hot if anyone
has to go inside to do any work .

This one looked like it was almost finished in early March. It is good they take their time, the lake is not there yet and quality just takes a little longer. Still a nice tower IMO.
