金朝陽執行董事陳慧苓稱,曦巒昨獲資深投資者以近8,600萬連購6伙。該盤首批連首度加推37伙,平均呎價逾2.2萬元,截至昨午已售30伙。該盤昨有機會再加推單位。她透露,曦巒引入全港首創法式物業管理服務。

Momentum gathers pace for sales of new homes

New home sales picked up again at the weekend.

Park Summit, jointly developed by Sino Land (0083) and the Urban Renewal Authority, released the second batch of 50 flats, pricing them 8 percent higher - at HK$9,280 per square foot - compared with flats in the first batch.

The first batch of 50 flats was put out for sale on Saturday, at an average of HK$8,607 psf.

The 462-unit project, at 88 Beech Street, Tai Kok Tsui, near Mong Kok, offers flats of between 330 and 1,321 square feet. These are expected to be completed by January next year.

Flats in the vicinity, such as Lime Stardom, now sell for HK$8,832 psf. Older flats in the district sell for between HK$5,000 and HK$6,000 psf.

Meanwhile, sales at other new upscale projects also picked up over the weekend. Sources said prices of some units at Argenta in Mid-Levels, built by Swire Properties (1972), have been released. A 1,665-sq-ft unit was sold for about HK$17,946 psf. Wheelock & Co (0020) sold a 1,277-sq-ft duplex at Lexington Hill in Sai Wan for HK$59.29 million, or HK$20,016 psf.

Sentiment in the secondary market, however, was weak at the weekend.

Among the 10 benchmark residential projects, 31 homes changed hands, down from 41 a week ago, according to Centaline Realty. There were no deals at South Horizons at Ap Lei Chau.

"Several new projects providing small and medium flats started sales after the Easter holiday, which affected secondary market sales," said Centaline head of home sales Louis Chan Wing-kit.

Midland Realty also recorded 26 deals among the 10 benchmark residential projects over the weekend.

"Homeowners are still aggressive with prices. This dampened transactions," said Midland sales director Jeffrey Wai Man-chun.

"Some buyers may have switched to the new home market, but their interest also benefited nearby secondary homes. Flat viewings and transactions at Metro Harbourview and Lime Stardom at Tai Kok Tsui increased."

Small is beautiful for new flat buyers

Small and medium-sized new homes in West Kowloon continue to be popular among homebuyers.

Sino Land (0083) put another 245 apartments at Park Summit in Tai Kok Tsui on the market over the weekend, after the first 200 were sold out within 3 hours on Friday.

So far, 448 out of the 462 homes at the project have been sold. The majority are sized between 330 square feet and 743 sq ft.

The latest 45 units to be released are priced between HK$11,022 and HK$10,749 per square foot. Market source said more than 400 reservations were received for the flats.

"We see a lot of first-time homebuyers, who are looking for smaller flats with smaller consideration, so that they do not need to prepare high downpayment," said Janny Chan, Midland assistant sales director.

Such buyers aim to secure a studio or one-bedroom flat. Others interested in the project are mainly investors, looking for a large return for a small cost, Chan said.

The Coronation in West Kowloon - another project of Sino Land (0083) also providing smaller flats - sold 80 percent of its flats within a month after it was launched in January.

As for the secondary market, transactions also rose at ten benchmark residential projects. A total of 37 homes changed hands during the weekend, up from 31 a week earlier, according to Centaline Realty.

"The vibrant sentiment in the primary market has boosted buyers' confidence, and thus fueled secondary transactions," said Centaline head of home sales Louis Chan Wing-kit.

"Some of those who failed to buy new homes have turned to the secondary market."

Midland Realty also recorded 33 transactions over the weekend, up from the 26 of the previous weekend.

"Small flats in the New Territories, such as those in Yuen Long and Sheung Shui, benefited the most," said executive director Vincent Chan Kwan-hing.

"Home viewings rose by 20 percent from last week.

"As for flats on Hong Kong Island and in Kowloon, buyers' sentiment is still good, despite higher asking prices and less available units on the market."

Young couples right at home as buyers

A new generation of homeowners is stepping into the property scene, a developer claims.

Sino Land (0083) made the point about younger buyers as it claimed to have sold another 200 flats at Park Summit in Tai Kok Tsui.

That would mean Sino Land has since Friday sold about 400 flats, or 90percent of the 462 units at Park Summit, at an average HK$9,761 per square foot.

The project consists mainly of one- and two- bedroom flats sized between 330 square feet and 743 sq ft. The unsold flats consist of upper-floor and specialty units.

"A lot of flats were sold to young buyers, including some newlyweds," said Victor Tin Siu-yuen, Sino Land's general manager of sales.

Eight units are expected to be offered tomorrow at an average HK$10,795 per sq ft.

As for other new projects, Soundwill Holdings (0878) reports it has sold 50 of 54 available flats at Park Haven in Causeway Bay.

"The average per-square-foot price amounted to HK$21,960," said executive director Grace Chan Wai-ling. "The units have generated HK$700 million."

Park Haven will have 190 flats sized between 500 and 1,200 sq ft. The project is set for completion by the fourth quarter of 2013.

Around 80 percent of buyers are said to be local residents, with most of the others from the mainland, Singapore and Australia.

at least highrises getting built in HK at the moment, why are there so less big projects in this big city?

There are a lot of projects happening. 40 stories and up are nothing special these days. But there is indeed a shortage of supertall developments.
