For me the major deal breaker for Tivoli Garden besides the not so pleasant neighboring surroundings is the lone main entrance and exit which is quite narrow which leads to a not so wide access road. So expect some major bottlenecks here once all the 6 towers becomes fully occupied.
I can imagine when all 6 buildings are fully occupied and everyone starts driving to work in the morning to have a hard time just getting out of their respective parking slots. However, if DMCI is able to create at least one more exit/entrance within the compound to another access road, and address this potential problem in the future, then this place would be a very good prospect for both investors and potential home owners. Just my 2 cents... |

hi!
looking at this project and it seems that it's the way to be as near to makati as possible without paying makati prices. am i right in this? i'm an end-user kasi and so just concerned though about a couple of things: 1. is the neighborhood generally safe? i don't mind if it's not pretty so long as you won't get mugged going in and out of the condo. 2. is the flooding bad? it is really near the river... don't want to ask the developer, for obvious reasons hehe. thanks for your input, everybody! |

The small main entrance/exit of Tivoli together with the completion of the 6 buildings in the future did not convince me to end up getting a unit here. But if you do not see this as a potential problem, I think Tivoli is a respectable and decent choice for someone who is looking for a place that is almost in Makati. |

Hey everyone! i'm back (sort'o went away...
.. i'm looking for another condo (have SOHO Grand Central)... for my brother.. then I saw this thread. I grew up in this area.. about 6 blocks from the site. I never liked the neighborhood, not that it's not safe but there's just too many tambay at night hehe but then some might find that good because people are awake all night there! regarding the baha, my Dad who was there a year ago last told me that it doesn't flood as high as it was before. I remember the worst was at 5' high! When I left in 2001, right before that, for about 2-3 years, I never experienced any baha. And also, don't get me wrong, I love my neighbors. I miss the sari-sari store! Oh and the location was perfect for me since I love Makati! and if you want to go to Megamall, it's close by dahil sa pioneer. I haven't gone home since..sigh.. memories... so anyways, which one would you recommend me to get? Avida? or DMCI project? hirap nito. I'm only looking for a 2-3 million condo 2 BR -3BR for my brother and his kids who are there renting right now. any recommendations? I love to get a mid-rise condo unit but i can't find any. I like the design of mayfield park though.

i would agree with Partition888. everything that you said. i used to frequent this area last year.
Place: The neighborhood is not really something you will delight about. I don't find the people hostile naman but I don't find them amicable either. Traffic: I have only seen 6 pm traffic, and yes, it's quite terrible. I was once forced to walk from paseo de roxas to the bridge and to the flour mill because the public rides are hardly moving. the road (J Rizal?) is quite narrow, and I can't see any possible room for widening as it is already right beside the river. Weekend will not be much of a problem because there's not much traffic congestion those days. I also heard that a cable car facility that will traverse the river probably near the flour mill will be put up someday. Or probably a ferry boat that will cross the river regularly so you won't be forced to always use the makati bridge. Location: A very big plus. Few minutes away from Makati, and very accessible from EDSA via the Boni and Pioneer roads. And you can walk from your makati office to Tivoli in less than 30 minutes (of brisk walk). Developer: I think the developer is reliable naman. They are known for affordable projects that are very near CBDs like their C5 project. And DMCI is itself a contractor right? No idea yet about the selling price per square meter. |

Hey peeps! i'm new in here, and just came across this thread, Here are the selling points I considered :
Price- Well, if i could afford a Condo in Makati i would have bought one with no hesitations. Unfortunately, the price was the main deal breaker for me. I found cheapest condos at 70-80K/sqm and some as high as 100-120k. In Tivoli I was able to purchase a 2Br / 54 Sqm unit for 2.55M. That brings it down do around 47,200/sqm which was right on the budget for me. Place/Location - My folks live in Mandaluyong, and I frequently find my self in Makati for either business or leisure, so this was a real plus for me. A 5 minute walk/drive via the Makati Mandaluyong Bridge and you are in Makati. Plus there are shortcuts to Ortigas (via Barangaka then tunnel to Pioneer) and Manila (Via J.Rizal then Sta Ana Bridge). Though I do do agree with the traffic, specially when the 6 towers are completed. But then again this are only on rush hours(Which last 3 to 4 hours). Come to think of it I used to live in Paragon and GA Tower and though locations were excellent for me. Traffic specially on rush hours were unexplainable. Regarding the surroundings I wouldn't mind, as long as there is a good security for the property, i think its okay. Developer/Amenities I have good faith in the Consunji's. They are a well established developer. and fast growing in the residential condo sector. And having purchased the 1st of the 6th tower, I have noticed (just like in Dansalan Gardens) that they keep the property in tip top condition as a selling point for the other potential buyers for the last 5 towers, which would take around 7-8 more years to complete. I Lastly also like the execution of the property, it is targeted for a "starting family".a 48-54 sqm 2br unit is not that big. but OK enough and not as cramped as other pre selling properties. Add amenities like a decent sized pool, garden/playgrounds, and penthouse function room with makati skyline. Thanks, for letting me share this.

ph man, i visited the area and can imagine the traffic can get really bad. at least it's near makati. my usual travel now is from makati to QC so i now get longer distance of that traffic...
claris, thanks for the note on the flooding. at least we know it's manageable naman. i also inquired sa avida and a 48sqm unit there is close to P4M na (you have to add tax on top of the price they'll quote), and the neighborhood isn't that much better than that of tivoli kahit makati pa sya. traffic there can get bad and it can flood too... pokwang, your comments have also been very encouraging. the neighborhood i suppose is like any regular pinoy neighborhood na hindi gated subdivision. as long sa it's not dangerous, ok lang yan ![]() i guess i'll be taking the plunge and getting a unit at the 2nd tower of this project... my first ever real estate purchase

i think i stand corrected for this project. the more i see it close for turnover, the more it looks nicer. The bay windows, design of the building, considering the price and close proximity to makati, this is indeed a better deal than sycamore. to all prospect of this project sana makuha nyo ung unit na may view ng rockwell because the view is nice from that angle
